LANDSCAPE SPECIFICATION This Landscape Specification shall cover all work to be accomplished and materials to be used in the landscape works. It is intended that this landscape specification be read in conjunction with the following documentation dated March 2016:

Landscape Plan Dwg No. 15-017/L01, 15-017/L02 Landscape Details Dwg No. 15-017/L03, 15-017/l04

1. GENERAL CONDITIONS

1.1 GENERAL CONDITIONS

Refer to main specification for all general conditions.

1.2 STAGING OF WORKS

Any contractor asked to submit a tender for the landscape works must

examine the program for the building works and develop a program to suit.

Note that the plant schedule requires the supply and installation of 5 x trees of

local provenance stock- allow for seed collection and growing on of the

nominated species to ensure plant material is available for the project.

1.3 DEFECTS LIABILITY PERIOD

The landscape contractor shall be held responsible for replacement of any

work and/or materials which fail during the first twelve (12) months following

the date of issue of a final occupation certificate. Also refer to separate

‘Landscape Management & Maintenance Plan’.

Four (4) weeks before final completion an inspection shall be undertaken to

ensure all works are in a satisfactory condition. The contractor shall give two

(2) weeks notice of the date and time of this meeting. Any defects requiring

rectification shall be issued in writing to the contractor.

A final meeting shall be held on the date of final completion and after a

satisfactory inspection the project shall be handed over to the client. This

shall be confirmed in writing. All retention monies shall be returned to the

contractor at this time (refer to contract by client).

2. LANDSCAPE WORKS

2.1 INTRODUCTION

This section of the specification shall cover all the works to be accomplished

by the successful landscape contractor.

It is intended that this landscape specification be read in conjunction with the following documentation dated March 2016:

Landscape Plan Dwg No. 15-017/L01, 15-017/L02 Landscape Details Dwg No. 15-017/L03, 15-017/l04

2.2 CONSTRUCTION ZONE FENCING

The contractor shall install a construction zone fencing between the

construction site and the reminder of the playground (as determined on site by

the contractor, Superintendent and North Rocks Reserve Pre-school staff).

2.2.1 Materials

Fence to be galvanised chain wire with minimum 2m high galvanised pipe

frame equal to Weldmesh construction zone fencing. Blocks for stabilising

posts to be concrete.

Gates for construction access to be provided with secure locking mechanisms.

2.2.2 Installation

Fence to be erected in accordance with supplier’s recommendations.

This fence is to be maintained at all times by the contractor to restrict

unauthorised entry into the construction zone. Fence to be removed at the

contractor’s expense at the completion of the construction works or a time

agreed to by the Superintendent and North Rocks Reserve Pre-school staff.

2.3 DEMOLITION WORKS

The following demolition works indicated in the landscape documentation are

to be accomplished with all materials to be removed from site:

2.4 WORKS BY OTHERS (during to the landscape contract works)

The following works are to be accomplished contractors/ suppliers engaged

directly by The Hills Shire Council during to the landscape contract works:

Nil

2.5 SOIL AND WATER MANAGEMENT WORKS

These works are to undertaken on an ongoing basis by the landscape

contractor.

2.5.1 Generally

All soil and water management works shall be undertaken before the

commencement of earthworks.

All works must be in accordance with The Hills Shire Council’s standard

practices for Soil and Water Management.

For the purposes of this specification soil and water management works

include:

erosion and sediment control measures that minimise sediment

pollution to downslope lands and waterways

measures to avoid altering the drainage pattern in relation to adjoining

land.

2.5.2 Clearing

The site is presently developed with adequate cover over all areas. Where

possible this cover must be retained until the final turfing can commence.

All reasonable measures will be undertaken to protect all other vegetation on

the site from damage during construction, including the erection of individual

or group fencing.

2.5.3 Land Disturbance

Where practical, the soil erosion hazard on the site will be kept as low as

possible. To this end works should be undertaken in the following sequence, if

required.

Approved runoff and erosion controls will be installed before clearing site

vegetation other than those associated with the construction of the controls.

A ‘silt’ fence shall be installed along the existing boundary fences below the

site works and maintained for the duration of the works.

Topsoil will only be stripped from approved areas and will be stockpiled for

later reuse during site rehabilitation and landscaping.

Stockpiles of topsoil, sand, aggregate, spoil or other material will be stored

clear of any drainage line or easement, natural or artificial waterbody, footpath

or road surface. They will have measures in place to prevent the movement

of such material onto the areas mentioned.

Undertake site development works in accordance with the landscape plans.

Where possible, phase development so that land disturbance is confined to

areas of workable size.

Final site landscaping will be undertaken as soon as possible and within 15

days of completion of construction activities.

2.5.4 Sedimentation Control

Water will be prevented from entering the permanent drainage system unless

it is relatively sediment free ie. the catchment area has been filtered through

an approved structure.

Temporary soil and water management structures will be removed only after

the lands they are protecting are rehabilitated.

All disturbed lands will be rehabilitated promptly and effectively and within

fifteen days of completion of work or other period as specified on the soil and

water management plan.

Acceptable receptors will be provided for the concrete and mortar slurries,

paints, acid washings, light weight waste materials and litter.

2.6 EXISTING TREES TO BE RETAINED

2.6.1 Generally

There are a number of existing trees adjacent to the construction zone to be retained and protected. All existing trees which are shown on Drawings and/or specified to be retained, shall be adequately protected from damage as described hereafter.

2.6.2 Protective Fencing All existing trees indicated that are to be retained on the plans are to be protected during construction. Fencing for tree protection to be comprised from 1.8m high chainwire mesh and galv. tube steel frame. Fencing firmly secured four (4) metres from the trunk of each tree (if possible) and in accordance with any special requirements by The Hills Shire Council. This fencing is to be inspected & certified prior to commencement of work.

2.6.3 Tree roots

During excavation for service or other excavation, tree roots in excess of 50mm diameter shall not be cut. Hand digging and tunnelling shall be carried out wherever necessary to avoid cutting roots and especially under the branch spread of trees. Where necessary tree roots shall be saw cut back to a clean cut and then treated with an approved bitumen emulsion dressing. Trenches dug under the branch spread of trees shall remain open for as short a time as possible. Backfilling shall remain open for as short a time as possible.

Backfilling shall be carefully rammed and watered in around the roots to eliminate voids.

2.6.4 Around trees

Disturbance to existing ground levels beneath branch spread, either by compaction, heavy machinery, piling up materials or cutting away soil, shall not take place unless so specified. If ground has been unavoidably compacted by heavy machinery, the soil shall be loosened by tyning. Construction materials generally, and particularly oil, paints, waste concrete, cleanings or other deleterious materials shall not be stored or dumped under branch spread. Concrete mixers shall be sited in positions where the deposit of wind-blown cement on the trees is reduced to a minimum. No fires shall be lit under the branch spread or where damage to trees could result.

In the event that oil or other harmful material has been spilt under the trees on the sub-grade or topsoil to be retained, the affected soil is to be excavated and the damaged vegetation removed to the approval and under the direction of the Superintendent. Dispose of soil and replace with soil as specified for mass planted areas.

2.6.5 Tree Pruning

All works to be in accordance with AS 4373-1996 Pruning Amenity Trees, modern arboricultural practices and Workcover's Code of Practice: Amenity Tree Industry - 1998.

2.6.6 Damage

The Contractor shall be responsible for damage to or destruction of any new or existing trees, unless such trees are cut or removed as specified or as directed in writing by the Superintendent. Partial damage to any tree shall be rectified immediately damage occurs at the Contractor's expense, as specified previously and under the direction of the Superintendent.

In the case of total destruction of a tree or trees, damages shall be assessed by the Superintendent and shall be calculated as the amount necessary to replace and establish in that position a similar tree of a similar species from within a radius of 150km.

2.7 EARTHWORKS

2.7.1 Base Levels

Landscape contractor is to provide a “Site Safety Management Plan”

prior to the commencement of any works. A nominated access track to

the construction site is to be determined on site by the contractor and

Superintendent’s representative. All access to and from the construction

zone is to be within this track. Any damage outside this track will be

repaired by the contractor at his expense.

2.7.2 Testing

2.7.3 Tolerances

2.7.4 Installation

Subgrade Preparation

Trim subgrade to an even surface free from loose material, rocks, silt and

roots or other organic matter.

Where subgrade is affected by moisture allow to dry out or scarify to 150mm

deep or remove moisture affected material.

Grade to drain to drainage points.

Any filling material required to achieve base levels to be crushed rock with a

maximum 75mm particle size.

Roll subgrade to achieve 100% dry density compaction.

Subgrade to be laid in maximum 100mm thick layers and fully compacted

prior to the installation of the next layer. Proof of compaction

compliance to be provided to the clients representative.

Subbase Course and Base Course

Install subbase course to 125mm below finished levels and compact to 98%

dry density).

Subbase to be laid in maximum 100mm thick layers and fully compacted

prior to the installation of the next layer. Proof of compaction compliance

to be provided to the clients representative.

Install base course to 100mm thickness and compact to 98% dry density.

2.8 CONCRETE PAVING

2.8.1 Materials

Pathways & Paving

Concrete - 25mPa strength at 28 days

Reinforcing - SL72 steel mesh

Expansion Joint - PE Polyethylene 30kg density 10mm x 100mm

Line marking - Line marking paint to be Plexipave Plexicolour Line

Paint or equal. White colour.

2.8.2 General Installation

All concrete paving to be installed to a thickness of 100mm and finished to

levels as indicated on plan. It shall be generally installed atop or at existing

levels. Concrete to be broom finished with trowel edges. Where concrete

adjoins pavements or walls ensure that a foam rubber expansion joint are

placed between the different materials to allow for movement.

All proposed concrete paving to finish flush with adjoining surfaces.

2.8.3 Pathways Installation

Plain finish concrete pathways as indicated on plan.

Install contraction joints every 1200mm and expansion joints every 2400mm,

to suit path width. Also install expansion joint between each panels and

where they abut adjoining walls and pavements. Paving to have a broom

finish with steel trowel edges.

2.10 SYNTHETIC GRASS SAFETY SURFACE

2.10.1 Materials

Base - 20mm recycled road base (Resource NSW R2) as available

from Benedict Industries or equal.

Underlay - Impact absorbing layer to be 20mm rebound safety foam

from Synthetic Grass and Rubber Surfaces or equal to

provide a 1.2m fall height.

Grass - Synthetic grass to be Kindy Turf from Synthetic Grass and

Rubber Surfaces or equal.

2.10.2 Installation

Consult with the synthetic grass installer to determine exact levels for the

road base and refer to earthworks section.

Install road base to a minimum compacted depth of 75mm. Compact road

base to a minimum 98% dry compaction and lay with a minimum 1:75 cross

fall to allow surface water drainage to pits.

Install synthetic grass and foam underlay in accordance with supplier’s

recommendations atop road base. Top of synthetic grass to finish flush with

adjoining pavements and edgings.

2.10.3 Standards Compliance

Installation and siting to comply with:

AS/NZS 4422:1996 Playground surfacing - Specifications,

requirements and test method.

Contractor to provide certificate that states synthetic grass conforms to

all the relevant standards.

2.11 WETPOUR RUBBER SAFETY SURFACE

2.11.1 Materials

Base - 20mm recycled road base (Resource NSW R2) as available

from Benedict Industries or equal.

Underlay - Impact absorbing layer to be crumbed rubber - thickness to

provide a 1.2m fall height.

Wear layer - Wear layers to be TPV rubber in which the entire rubber

granule is coloured throughout in 2 colours in a 50%-50%

colour mix

Colour mix: to be selected.

Colour mixes to be confirmed by client’s representative

after samples are shown.

2.11.2 Installation

Consult with the rubber installer to determine exact levels for the road

base and refer to earthworks section.

Install road base to a minimum compacted depth of 75mm. Compact road

base to a minimum 98% dry compaction and lay with a minimum 1:75 cross

fall to allow surface water drainage.

Install rubber in accordance with supplier’s recommendations atop road base.

Top of rubber to finish flush with adjoining pavements and edgings.

Also refer to play equipment providers specifications for nominated fall

heights.

2.11.3 Standards Compliance

Installation and siting to comply with:

AS/NZS 4422:1996 Playground surfacing - Specifications,

requirements and test method.

2.12 SANDPIT

2.12.1 Materials

Reinforcing - L12TM3 (200mm wide)

Walls - Blocks to be standard masonry blocks 200 x 200 x 400mm

f'uc =12Mpa from Boral Besser or equal.

Capping - Pavers to be Bradstone ® Old Town Grey Green concrete

pavers 300 x 300 x 40mm from Boral or equal.

Boulders - Stone to be random sized sandstone boulders with 'flattish'

tops and bottoms for stability and suitable for sitting upon. It

should also be hard and durable.

Sample to be shown to Council’s representative for

approval prior to installation.

Drainage layer - Aggregate to be 20mm diameter blue metal

Filter fabric to be Sarlon Polyweave F or equal.

Agricultural drain to be 90mm slotted PVC with sock

Cleanouts to be 90mm PVC & caps.

Sand - Triple washed Sydney sand

Mortar joints - Clean fine sand & Portland cement Type A in a 4:1 ratio.

Paint - Porters Low Sheen Acrylic

Colours to be sandstone or equal

Covers - Fabric for cover to be Gale Commercial 95-minimum 10 year

2.12.2 Installation

The site has a number of drainage pipes and electrical services. It shall

be the contractors responsibility to verify the location of these services

before excavation commences.

Sandpits to be installed on level ground. Excavate for sandpit to a minimum

depth of 600mm. Construct 200mm deep reinforced concrete strip footing to

accommodate concrete blocks for walls.

Install 100mm drainage layer and connect agricultural drainage pipe (with

cleanout points as indicated) into the stormwater system for the building

drainage system. Install filter fabric to ensure sand and aggregate do not

mix. Install capping atop wall with 10mm flush struck mortar joints. Install

minimum 400mm layer of sand to finish 40mm below capping.

External (exposed) edges of walls to be painted (2 coats).

2.13 GARDEN EDGING

2.13.1 Materials Bricks - 110 x 230 x 50mm precise form clay paver or equivalent.

Colour to compliment the building brickwork. To be selected by the client’s representative after samples are shown by landscape contractor.

Mortar - Clean fine sand & Portland cement Type A in a 4:1 ratio.

Reinforcing - Galvanised brick tor

Expansion Joint - PE Polyethylene 30kg density 10mm x 100mm

2.13.2 Installation

Excavate a trench of minimum width 200mm and 100mm below finished

landscape levels. Install a rough mortar footing of minimum thickness 50mm

(including reinforcing) and bed bricks into the mortar before it hardens. Install

mortar into a uniform 10mm joint between each brick to create flush struck

joints. Saw cut pavers to accommodate tight curves. Install edging to finish

flush with adjoining turf levels. Install expansion joints at maximum 3metre

intervals to accommodate movement.

2.14 CUBBY HOUSE

2.14.1 Materials

Quality Cubby Houses (Ph: (02) 9725 5565) 3300 x 2700 x 1500mm

Richmond Cedar Clad Cubby or equal.

Elevation: On ground

Staining: By suppliers

Roof Colour: To future selection by client

2.14.2 Installation

Install in accordance with suppliers recommendations.

2.15 CONCRETE STEPPING STONES

2.15.1 Materials

Stepping stones - Urban Stone Central (Ph: (02) 9757 4644) 600mm x

600mm x 40mm thick Sawcut Limestone pavers.

Mortar - Clean fine sand & Portland cement Type A in a 4:1 ratio.

2.15.2 Installation

Install each stepping stone on a minimum 75mm thick mortar bed and space

evenly with maximum 300mm gaps. Stones to finish flush with adjoining

levels. Fill gaps with mulch as specified elsewhere. Ensure minimum 1:75

cross falls are provided to drain.

2.16 PLANTING PREPARATION 2.16.1 Materials

Soil mix - Premium quality soil mix. Samples to be shown to client’s representative for approval before installation. Also provide written breakdown of contents, pH and trace elements and suitability for improving existing soil. Soil mix to comply with AS 3743-2003: Potting mixes, AS 4419-2003: Soils for landscaping and garden use & AS 4454-2003: Composts, soil conditioners and mulches.

2.16.2 Installation

Destroy any existing grass and weeds. Excavate to a minimum 350mm below

finished levels. Deep rip existing base to a depth of 300mm (avoid existing

tree roots) and apply Gypsum at a rate of 200g/m2 as recommended by the

supplier. Install imported soil mix to a depth of 300mm and cultivate into the

top 300mm of existing soil to ensure the materials integrate. Install imported garden soil mix as supplied by to a depth of 300mm in maximum 100mm layers. The first layer is to be thoroughly mixed into the existing ripped soil to ensure the materials integrate.

2.17 PLANTS AND PLANTING

2.17.1 Materials

Plants - Shall be true to name and variety. Substitutes in size or

variety shall not be made without the approval of the client’s

representative. Refer to Plant Schedule.

All plants shall be true to size in well developed healthy

condition, free from insects and diseases, with well

established root systems. Sample of each species to be

shown to Superintendent for approval before installation.

2.17.2 Installation

The contractor is to rigidly observe planting positions as shown on plan.

Planting shall not be carried out in dry soil or in extreme weather conditions.

The root system must be moist before planting to ensure turgidity. The plants

shall be removed from their containers with as little disturbance as possible to

the root system. Plants should be planted at the same depth as the plants

were in the containers and allow for a shallow saucer of soil to be formed

around the plant to aid penetration of water.

Avoid hilling up of top soil around young plant stems. Firm soil around the

root ball and thoroughly soak the areas after planting. On completion,

cultivate, rake and leave all garden areas in a neat and tidy condition.

Remove old containers and plant labels from the site.

Fertilise with an approved nine months formulation general purpose slow

release fertiliser such as 'Nutricote' or 'Osmocote' that is mixed into the

prepared planting space just prior to planting. Fertiliser is to be applied at the

rate as specified by the manufacturer for the plant size and type.

Maintain all plants and ties and provide adequate watering for the duration of

Staking

Trees as indicated in the Schedule are to be staked with four 50 x 50mm x

1800mm long hardwood stakes secured in each corner of a 1000 x 1000mm

square.

2.18 MULCHING

2.18.1 Materials

Mulch - Comprised of maximum 25mm fresh hardwood chips such as

Eucalyptus Mulch from Australian Native Landscapes or

equal. Samples to be shown to Council’s representative for

approval before installation. Mulch to comply with AS 4454-

2003: Composts, soil conditioners and mulches.

2.18.2 Installation

Mulch shall be applied to all disturbed areas where bare earth is exposed

indicated on plan. Following planting, rake all garden areas and tamp lightly to

give an even graded surface. Spread 75mm layer of hardwood chip mulch

over the surface of all new garden beds. Care shall be taken not to mix soil

and mulch together.

2.19 LAWN AREAS

2.19.1 Materials

Turf - Sir Walter Buffalo Grass. It shall be weed and disease free.

Topsoil - Soil blend - Imported soil mix blended with stripped site

topsoil in the following ratio 2 parts site topsoil to 1 part

imported soil mix (2:1).

Imported topsoil mix to comply with AS 4419-2003: Soils for

landscaping and garden use.

2.19.2 Installation

Deep rip existing ground to 300mm. Install imported soil mix as specified to a

depth of 100mm. Level and lightly compact topsoil to ensure a smooth

surface. Prior to final raking add fertiliser such as Dynamic Lifter to

manufacturer’s directions. Turf to finish flush with adjoining pavements and

edgings, and fall to local pits. Topdress edges or low areas to ensure even

surface.

2.20 HERB GARDEN POTS

2.20.1 Materials

Planters - 840mm diameter by 320mm high Kobe Bowel from

Yardware (Ph: (02) 9310 2666) or equal. Imported Premium quality soil mix for raised planters. Soil mix - Samples to be shown to Superintendent for approval before installation. Also provide written breakdown of contents, pH and trace elements and suitability for improving existing soil. Soil mix to comply with AS 3743-2003: Potting mixes, AS 4419-2003: Soils for landscaping and garden use & AS 4454- 2003: Composts, soil conditioners and mulches.

2.20.2 Installation

Install planters atop mulch in accordance with the manufacturer’s

recommendations.

2.21 SHADE STRUCTURE

Shade Structure Provider to submit the following before contracted to

complete the works:

1. Quality Assurance

Written evidence of experience and skills in past and present

relevant projects

Ensure all welding conforms to AS 1554

Provide copies of currency of the following:

- Workers compensation

- Public and Products Liability ($10 million cover)

License Number

Contract terms and conditions

2. Shop Drawings

Complete drawings showing all details of fabrication, assembly,

installation, fixing and explanatory notes and specifications.

3. Engineering Data

All engineering data necessary for the design of the structure including

successful fabrication and erection of the structure.

The structure shall be checked for stability under applied loads

including wind and maintenance loads. Evidence must be also given

to suitability for gust wind speeds in accordance with AS 1170.2 SAA

loading code Part 2 Wind Loads and AS 4100 Steel Structures.

4. Warranty

Provide written warranty for physical properties of all materials with a

term of not less than five years.

Shade Structure Provider to undertake the following during construction of the

works:

1. Inspections

Give notice so that client’s representative can inspect fabrication

before erection. Arrange for inspection at completion of works.

2. Handling

During handling, storage and transportation take care not to damage

any materials.

Arrange for adequate onsite storage facilities.

Liaise with client’s representative to determine delivery times and

locations.

2.21.1 Materials

Fabric - Gale Commercial 95-minimum 10 year UV Warranty. Colour to

be “Steel”. Fabric must also conform to the following:

Cover factor 96.5%

Shade factor 84.2%

UV block 95%

Shade material must also comply with the following

recommendations from the Cancer Council: The shade material

shall have at least 95% protection against direct UVR

transmission or an UPF value of 15 based on the UPF

classification system in AS/NZS 4399:1996.

Fittings - Grade 316 stainless steel to meet AS 2319 & AS 2741.

Poles - 141.3mm diameter T316 (marine grade) stainless steel.

Samples of all materials to be shown to the client’s representative for approval

before installation.

2.21.2 Installation

Liaise with landscape contractor to determine when poles must be erected,

their exact position and finished ground levels.

Arrange for minimal fabrication works on site. Ensure all erection works are

undertaken by a licensed contractor. Make good any damage to steelwork

after erection. Prevent chaffing of fabric during installation. Clean and dry

fabric after erection.

The contractor is responsible for co-ordinating with the supplier to

determine the required height for the shade structure to prevent

unauthorised access to the shade cloth from the equipment.

2.22 PRACTICAL COMPLETION

Sweep down, clean up and remove all waste landscape material from the site.

Hose down paved areas, fences, footpaths, etc. Notify Council’s

representative of progress and arrange inspection with Council’s

representative. Following satisfactory completion of initial installations and/or

EXECUTION

GENERAL

Special instructions

Priority: If instructed by Council’s representative, attend to certain areas and procedures as a priority. Obtain approval for additional costs before commencement of works.

Reporting

Monthly report: Submit regular reports by the last Friday of each month:

Of the general status of works.

Plant replacement requirements.

Incident reports: Report immediately verbally and confirm in writing any disturbance or incidence affecting or likely to affect the day to day scheduling of works.

Disruption of works by others

Other contractors: Make arrangements to work around the disturbance.

PLANTING WORKS

Planting

Planting: Ensure the general appearance and presentation of the landscape and the quality of plant material at date of practical completion is maintained for the full planting establishment period.

Existing plant material: Maintain existing planting and grass within the landscape contract area as specified for the corresponding classifications of new grassland or planting.

Replacements: Replace failed, dead and/or damaged plants at maximum 3 week intervals as necessary throughout the full plant establishment period.

Fertilising

Fertilising: Generally apply an all purpose fertiliser of N:P:K (nitrogen:phosphorus:potassium) 10:4:6 at recommended rates. Alternatively apply 12 month slow release fertiliser (such as Nutricote) at the manufacturer's recommended rate. Apply all purpose fertiliser to shrubs annually in two bands and cultivated into the soil 100 mm deep.

Season: Fertilise shrubs and trees in September and March according to their seasonal growth requirement.

Insect and disease control

Responsibility for insect and disease control: Landscape Contractor

Period for treatment: Until the problem has been eliminated.

Chemical spray: avoid use. Apply to the Pre-School director for instructions.

GRASS

Mowing and trimming

Litter: Remove litter and fallen branches before mowing.

Height: Consistent with the growth habit of the grass variety and maintained at 25 mm to 40 mm throughout the year.

Program: Weekly during the mowing season, November to March, and at bi-weekly intervals during April to October. Do not mow under wet conditions.

Raking: Once every month before mowing, during the mowing season, with a flexible rake. On alternate mowings, adopt a north-south and east-west pattern.

Edges: At the same time as mowing, trim lawn edges to plant beds, pathways, base of trees and other obstacles. Ensure trees and shrubs are not damaged.

Clippings distribution: off site.

Topdressing

Topdressing material for established lawns: Weed free imported sandy topsoil to a depth of 5 mm.

Program: The spring following establishment.

Topdressing material for remediation of depressions or irregularities: Apply coarse or medium soil to AS 4419 suitable for application to turf or grass seeded areas.

Fertilising

Fertilising: Apply lawn fertiliser at the completion of the first and last mowings of the plant establishment period, and at other times as required to maintain healthy grass cover.

GARDEN BEDS

Weeding

Weeds: Unwanted plants and grasses considered invasive to the locality.

Program:

Lawns: as determined by the relationship of the general lawn condition and weed growth.

Trees and shrubs: As required for planted, paved and mulched areas to be weed free when observed at bi-weekly intervals.

Method: Clear and keep clear vigorous ground covers 200 mm from the base of any shrub or tree:

Small areas: By hand.

Rubbish removal

Rubbish: Remove loose rubbish such as bottles, papers, and cigarette butts from the site. Execute this work regularly so that all areas are free from rubbish when observed at bi-weekly intervals.

Leaf litter: Remove from all path and lawn areas.

Leaf litter distribution: off site.

Mulched surfaces

Inspection: Bi-weekly to determine mulch requirements.

Depth: Maintain a minimum depth of:

75 mm for organic mulch.

Remulching: Maintain the original ground levels around the base of plants.

WATERING

Establishment

Extent: all new landscape areas.

Water quality:

pH between 5.5 and 7.5.

Total soluble salts less than 1000 mg/litre.

No substances that would be toxic to plant growth.

Watering program: Minimum three complete waterings, soaking to a depth of 150 mm at fortnightly intervals for the first 6 weeks of plant establishment irrespective of natural rainfall. Confirm soaked depth and record in the log book.

Water restrictions: Coordinate the water supply and confirm the watering regime against state and territory government legislation and restrictions at the time.

Hand watering

General: Manually water all lawn and planting areas, soaking to a depth of 150 mm for lawn and 300 mm for planting. Avoid frequent dampening of the surface. Allow the surface of the soil to partially dry out between waterings.

Criteria

Generally: Plant establishment shall be deemed complete, subject to the following:

Repairs to planting media completed.

Ground surfaces are covered with the specified treatment to the specified depths.

Pests, disease, or nutrient deficiencies or toxicities are not evident.

Organic mulched surfaces have been maintained in a weed free and tidy condition and to the specified depth.

Vegetation is established and well formed.

Plants have healthy root systems that have penetrated into the surrounding, undisturbed ground and not able to be lifted out of its planting hole.

Vegetation is not restricting essential sight lines and signage.

Specified vegetation setbacks from services and road furniture are evident.

All hard landscape works have been installed and are operating as specified.

Collection and removal of litter.

Removal of mulch from drainage and access areas.

All non-conformance reports and defects notifications have been closed out.
