Citation preview
Larger single storey rear extension- 3m-6m rear extension on an attached house or a 4m-8m rear extension on a detached house
For a temporary period from 30 May 2013 to 30 May 2016 regulations allow for single storey rear extensions of 3m-6m on an attached house or a 4m-8m on a detached house, subject to a prior notification process. These permitted development rights do not apply to flats, extensions above ground floor or above 4m in height nor to dwellings in a conservation area.
The process is:
Before starting works, the householder must notify the council and provide a written description of
the proposal, a plan of the site and the addresses of any adjoining properties, including at the rear.
(by providing a written description and plans) please see the application form on our forms and fees
page
The council consult the adjoining premises (minimum 21 days) and send a copy of the consultation
letter to the developer
If none of the owners or occupiers of any adjoining premises object to the proposed development,
then Haringey Council must not assess the proposed development but should confirm to the
developer that prior approval is not required
If any of the owners or occupiers of any adjoining premises object to the proposed development,
then the council must assess the impact of the proposed development on the amenity of all adjoining
premises (not just the adjoining premises which are the subject of representations), and must take
into account all representations made as a result of the consultation letter. To be able to make this
assessment, Haringey Council may require the developer to submit further information. If Haringey
Council refuses prior approval this means that planning permission is required and, the applicant
would have the right to submit an appeal to the Planning Inspectorate
If the council confirms that prior approval is not required or grants prior approval (or fails to issue a
decision within 42 days), then the works must be undertaken in accordance with the information
submitted
The works must be completed on or before 30 May 2016
The developer must notify Haringey Council of the completion of the works as soon as reasonably
practicable after completion
For a further breakdown, flowchart and the consolidation regulations for this process please see the attached files section below. The application form and completion notification form are available in the on our forms and fees page. For further information please see the planning portal (external link). We recommend that you submit an application for a Lawful Development Certificate (LDC) if you require formal confirmation that a proposal does not require planning permission. The application form and guidance note is available on our forms and fees page.
