Sussex is well servedby the National Trustwhen it comes to
grand mansions withgardens such as WakehurstPlace, Petworth House andothers. But a little furtherafield, in the north-west ofKent, Chartwell, the homeof Sir Winston Churchill, iswell worth a visit.
Chartwell was given tothe nation in 1966, a yearafter the great man died.The red-brick pile wasbought by Sir Winston and his beloved wifeClementine in 1922 – some years after hisyears at a preparatory school on BrunswickRoad in Hove – as a run-downextensively-modified Elizabethanmanor. The architect Philip Tildenwas commissioned to remodel thebuilding and it wasn’t until 1924that the Churchills moved in.
Visitors are greeted with anengaged portico with Corinthiancolumns and egg and dartdetailing. The portico looks somuch like grey stone from adistance, and even up close, but itis actually very old wood. Oak is scattered around the house. A barrel-vaultedceiling upstairs is incredible. The rooms are laid out as though the Churchillfamily were still living there. His trademark cigars rest in ashtrays throughout.
A museum area contains all sorts of Churchill-related items, including someof the plethora of gifts that he received over the years. On display are many ofhis uniforms and items of clothing including a velvet siren suit by Turnbull &Asser. I think that today it would be called a ‘onesie’. He even ownedpersonalised slippers with the initials ‘WSC’ emblazoned across the front.
A criticism of Chartwell is that it is rather poor architecturally. It consists ofa mix of styles and the interior layout is awkward. Some ceilings are too low;others are inappropriately high. It is not grand enough for the estate, some say.The façade is unimposing. But from the rear, which looks over the Weald,Chartwell does work. Its stepped gables cascade down towards the lakesbelow, which Churchill himself helped to dig.
Walls throughout the estate were famously built by Churchill during hisyears in the political wilderness in the 1930s, which is confirmed by a stonetablet within the extensive kitchen garden. The gardens and adjoining woodsare breathtaking, but not so large as to seem disconnected from the house.

Following on from our piece on loft conversions in our January column in whichwe outlined 10 things you need to consider before embarking on such aproject, we now look at the detail involved and what needs to be decided on
prior to committing the cash to do the works. Most loft conversions start at £25k +VAT for anything other than a bog-standard bedroom space and staircase.
If you're looking to increase the value of your home while improving itsversatility then your first consideration should usually be to convert your loft. Andwhy might that be? Because most estate agents will confirm that developing theloft will immediately add the same value in equity as you spend in costs to do theworks (rather than other projects within the home (like a kitchen extension) thatwill take much longer to realise their worth).
If you’d like to reveal and use the unclaimed space in your roof, have youthought about precisely what the new area could be used for? What do you needthe new space to do?
Once you have determined how to develop the roof space, what’s the best wayto utilise the area? Your immediate options include: a home office; an extrabedroom (with an en-suite bathroom/shower room); a children’s play area; anadults’ play area(!); a games room; a studio for crafts or hobbies; or a library.
If you can dedicate as muchthought as you can to decidingwhat’s best for you it’ll help youto develop a wasted area ofspace into a beneficial asset thatwill enhance your livingexperience and increase thevalue of your home.
However, you’ll need toexercise careful planning to ensure the space you end up with is actually fit forpurpose and has been specified correctly. Ask yourself the following question:“What are my reasons for creating a loft space?” This is a really basic questionthat needs careful thought. There are times when we as a firm, on talking to theclient, have concluded that there is no need to convert the loft at all – dependingon your need for extra space, it may be that a kitchen extension is moreappropriate.
Also, there’s no need to do one just because next door has. If you’re a family offive in an average terraced house in Brighton or Hove then a loft conversion isprobably inevitable, unless you’re considering an affordable move to a detachedhome in the country (fortunate for some). However, if the kids have left home, andare unlikely to return (if you’re lucky) then developing the loft might be over-egging the property pudding as it were. Remember, converting the loft onlygenerally adds the same amount of value to the property as it costs. However, formost of us who need the extra space, it’s a great solution. To avoid selling yourhome, finding another and meeting all the conveyancing, stamp duty and movingcosts, converting a loft will result in an enhanced lifestyle for all the family. Andthe cost of doing so will be met, by all accounts, at the point of the property’s sale

Whatever anyone might say about location, condition, proximity to schools, size, etc., it is the price at which a property is initially marketed that is the key to a successful sale.

The Landlady
L andlady Towers is currently a very jolly place to be. Gone are all the noisyNorth Africans and screeching Spaniards, to be mainly replaced byinscrutable Oriental women who glide around the house like ghosts on
well-oiled segues, cooking, cleaning, doing their own washing and leaving nota trace of detritus behind them. Even the French girl gets on with them andthey all sit out on the roof terrace – when the hail and gale force winds let forlong enough – drinking tea, speaking fairly proficient English and giggling untilthe wee hours.
Having spent the past ten years, to all intents and purposes, hiding from mylodgers, I now enjoy having a pleasant chat on the stairs or in the kitchen withone of my ladies. I am not sure whether it is because they are nice people or ifI am becoming a nicer and more tolerant person as I get older. I would besurprised if it were the latter. Even The Big Daughter has mellowed slightly andno longer stalks around menacingly, or crouches in the corner of the sofa like aseething black widow ready to pounce on any poor suspecting imbecile whomistakenly tries to Skype in the living room.
Yesterday, the French girl informedme that she likes Brighton so muchthat she is intending to buy a flat here.She asked if I knew anything aboutbuying property in the UK, which justgoes to show how little conversationhas passed between us since shearrived last September. I told her that Iknew a little bit about such mattersand would be happy to help her in herendeavours. Meanwhile, The Thai girlhas asked to stay here for two years, which is marvellous, given that, afterannoying The Big Daughter with an initial flurry of dinner parties, she neverseems to be here. As well as studying English and Spanish, she also has twojobs, meaning that our paths rarely cross as I’m barely in the UK at the moment.On the rare occasions when I am in the UK, I’m normally doing overtime at TheSupermarket in order to pay for long haul flights. The main downside to thisarrangement is that the Thai girl now owes me two weeks rent as I haven’t seenher for a fortnight. Having just returned from a weekend in Rome to celebrate myfriend Miss M’s birthday, I am planning to go back to West Africa on Tuesday,mainly because the weather here has turned so awful again and I want to retainmy ‘leather handbag’ skin tone. They weren’t kidding when they warned us not tocast a clout’ ‘til May is out...
