Over 10 years of experience in architecture, design and development management with leading international firms managing various mixed use developments in the Middle East. ils. NAKHEEL RETAIL – DUBAI, U.A.E. December 2004- July 2010

RETAILCORP WORLDAs head of Design and principal Architect, I was responsible for re-master planning, re-positioning, re-sizing retail developments that were effected during the economical crisis in Dubai in order to adjust to company’s new strategies and financial targets. I was responsible for producing investment packages of selective projects to be presented to various investors globally. The responsibility included master planning, retail hierarchy planning, financial feasibility studies and financial planning. The department’s responsibility also included offering design services to tenants in order to generate revenue and achieve stand alone status.

Head of Design and principal Architect September 2009 – July 2010

Projects:

Community Center projects (Jumeira Point, Circle, Palm and Triangle): Approximately a total of 65,000 sq.m of community center for Jumeira Village Residential project and the Palm Jumeira. Project included land identification, Concept planning, and feasibility of the assets in order to produce investment packages to present to various interested investors globally.

Dragon Mart: Re planning and re development of existing 130,000 sq.m shopping mall to enhance efficiency, circulation, increasing GLA and modifying parking, entrances and accommodating anchor tenants and hypermarket. Responsibility included coordinating in house design for all tenancies at a fee. Ibn Battuta Mall: Planning, re-zoning and expansion of renovation projects, increasing GLA at F&B allocated areas and offering design services to tenants at a fee.

Golden Mile: 1 mile of retail at the trunk of the Palm Jumeira. Responsibility included re-zoning, re-planning, conceptual planning through to execution of the F&B precinct and convenience shopping which was a revision to the intended Nakheel and IFA’s original master plan to enhance the community.

Jumeira Lake Towers: Supervision of the retail precinct of the project and providing services to tenants.Retailcorp Brands: Nike, Go Sport, Food and Beverage, Fashion brands. Responsible for the project team on design and execution in various malls.

In Development and Senior Development Management role, I was responsible for master planning retail developments in the portfolio of Nakheel Retail, Financial Feasibility studies, Financial Planning, Market Study and Retail Hierarchy Plan, Developing project team and Implementation of deliverables in various phases according to directives of the board on each project.

Senior Development Manager – January 2008 – August 2009.

Projects:

Dragon Mart: Existing 130,000 sq.m shopping mall which expanded into more GLA and a master plan which includes hotels and offices. I Managed the expansion plans of the Dragon Mart from vision through to construction drawings in order to maximize GLA, efficiency and introducing anchor tenants, hypermarket and department stores, refurbishing bathrooms, activating the 1st floor, enhancing entrances and maximizing parking areas. Majority of the developed project was executed to delivery.

Great Mall of Dubai: The project is planned for a 400,000 sq.m of mid market shopping mall, Convenient, Home, Fashion and Entertainment to be constructed in 3 phases. I Managed development planning from vision to design development drawings. Recruiting and supervising the consultants involved and obtaining board approval as per development phases. The project was put on hold at the end of Design Development phase.

Palm Mall Jumeira: 75,000 sq.m GLA mall with 3 residential and hotel towers on the trunk of the Palm at the Trump Plaza to house some of the major retail and F&B brands. I Managed conceptual development plans and peer review with Nakheel architects through to construction documentations. The project was put on hold.

Palm Mall Deira: 400,000 sq.m GLA urban and contemporary shopping mall with largest indoor meeting and events area catering to the population of the planned Palm Deira and the adjacent areas. I Managed development planning from vision to design schematic drawings. Recruiting and supervising the consultants involved and obtaining board approval as per development phases. The project was put on hold.

India Mart: 90,000 sq.m GLA of wholesale/retail shopping mall in collaboration with the Indian Consulate in order to centralize all Indian retailers in Dubai and from India. The project has the largest Indian oriented entertainment zone with collaboration of Bollywood and includes hotels and offices to be used by tourists, traders, retailers and governmental offices. I Managed development planning from vision to schematic design. Recruiting and supervising the consultants involved and obtaining board approval as per development phases. The project was put on hold.

Palm Jumeira Point: 9,000 sq.m Community Center located on the Palm to cater for the residents. The community center project was managed from concept to schematic with coordination of leasing for retail planning and was packaged with feasibility and financial data to be presented to interested investors. The project was put on hold.

Jumeira Circle: 10,000 sq.m of community center located on Jumiera Village project of Nakheel. I was responsible for concept, positioning and feasibility planning of the project and packaging the project to present to interested investors.

Jumeira Triangle: 9,000 sq.m of community center located on Jumeira Village project of Nakheel. I was responsible for concept, positioning and feasibility planning of the project and packaging the project to present to interested investors.

Jumeira Gateway: 36,000 sq.m of community center located on Jumeira Village project of Nakheel. I was responsible for concept, positioning and feasibility planning of the project and packaging the project to present to interested investors.

Antarctica World Islands: Conceptual retail plan of the island to obtain a food and beverage and entertainment zone for the overall project.

Jumeira Lake Towers 1: Supervision of the retail and tenancy coordination of the retail precinct of the project.

Jumeira Lake Towers 2: Cluster of high rise residential and commercial towers. Supervision of the retail design and tenancy coordination of the retail precinct of the project.

Dubai Promenade: an open space waterfront development along Dubai shoreline between Dubai Marina and Mina Seyahi Hotel. Responsibility included retail planning of the existing master plan of DP. The responsibility included planning, market research and retail recommendations as well as selecting the architects and overseeing the development of their works for the project owner.

Golden Mile: will encompass some of the Palm Jumeirah’s premier retail outlets, commercial space and residences. The project size is 10,000 sq.m with 11,000 parking space to accommodate for the tourists and the residents. My responsibility included retail planning of the existing master plan, market research and retail recommendations. Also, oversees the work of the architects and undertaking the tenancy coordination and design review of the outlets. Responsibility included recruiting new team of architects and re-zoning, re-planning, conceptual planning through to execution of the F&B precinct and convenience shopping which was a revision to the intended Nakheel and IFA’s original master plan to enhance the community.

Veneto Waterfront : located on the western shores of Dubai and in close proximately to prime international industry and commerce hubs Jebel Ali Port, Dubai World Central Airport, and the Jebel Ali Free Zone with Downtown Dubai (36km), Dubai Marina (12km), Jebel Ali (8km) and Abu Dhabi (80km). Waterfront is comprised of a wide variety of residences, commercial districts and industrial areas, with a number of major tourist attractions and leisure amenities that would be expected for a city that will accommodate over 1.3 million people upon completion. I was responsible for concept, positioning and feasibility planning of the project and packaging the project to present to interested investors.

ils. Madinat Al Arab: Central Business District master plan in Waterfront project housing

several 30-50 story residential and commercial towers. I was responsible for over viewing of the retail master plan and feasibility in accordance to the project data and market study.

Palm Jebel Ali Crescent: a Live-Play environment with effective population of 22,372 and 1,016 hotel rooms. The crescent is not intended to satisfy the complete shopping requirements of residents and tourists but rather will satisfy the major convenience shopping needs. My role was to Review master plan and identify the retail zones and retail mix strategy for each of the planned community centers and provide a concept design for each center and develop a feasibility study. upon which each project would get tendered to retail architect

Development Manager – Jul 2005 – December 2007

Projects:

Ibn Battuta Phase I: re-planning and expansion of the mall and redevelopment of the troubled areas. Development projects of phase I from concept to delivery were completed.

Ibn Battuta Phase II: addition of 200,000 sq.m of retail and planning of hotels, offices, residential and entertainment zone. I managed the development management of the expansion. My responsibility included vision planning, concept, schematic and design development. The project was put on hold at the end of Design Development phase and selected areas were chosen to be executedn which were delivered.

Dragon Mart: development management of the expansion and renovation of the existing mall. Re-planning and strategizing the retail set up to maximize the efficiency and revenue.

Al Hamriya: 2 million sq.m of mixed used water front development themed around the traditional history of the port. I was responsible for vision, concept and feasibility planning of the project for DPWorld and peer review with the client’s master planners upon handover.

3 fishing ports: renovation and enhancement of existing fishing ports on the Jumeira Road. I was responsible for vision, concept and feasibility planning of 3 fishing ports for DPWorld and peer review with the client’s master planners upon handover.

Dubai Maritime City: 300,000 sq.m of retail space and shopping mall in the overall master plan of the Dubai Maritime City was planned. I was responsible for retail planning of the existing master plan of DMC. The responsibility included planning, market research and retail recommendations as well as selecting the architects and overseeing the development of their works for the project owner of DMC.

Design Review Manager – Dec 2004 – Apr 2005

Projects:

Ibn Battuta Phase I: 150,000 sq.m of themed shopping mall which was constructed in less than 12 months. I joined the project as the DRM until the opening of the project overseeing and managing Turner. In short span of time, 120 numbers of tenancies were to be built and ready for operation in 5 months in order to comply with the opening standards of the mall. The project was successful.

Project Manager – Apr 2005 – Jul 2005

Projects:

Ibn Battuta Phase I: I took over the responsibility for management of the project close out upon opening of the mall overseeing and managing Turner as the employer representative. The close out of the project took one year as I moved onto following roles and Nakheel Retail was established.

Nakheel Retail:• Ibn Battuta Mall - phase II: consists of 2 million sq.f of retail and entertainment, 400,000 sq.f of Hotels, 3.6 million sq.f of Residential components, and 3 million sq.f of commercial offices. ( Project cost: AED 11 Billion) themed around an additional 5 countries visited by IBN Battuta in 14th century.

• Dragon Mart: An existing 130,000 sq.m of shopping mall with a unique and compelling wholesale and retail centre that provides consumers and business with an incredible range of Chinese manufactured merchandise at the best possible prices. The project requires to be developed as a mixed-use development built around the existing facilities utilizing the available site area to add new components of hotel, serviced apartments and office to complement the retail. The current mall requires to be repositioned as the mix is expected to change and accommodate new additional tenancies. This requires adjustments on the circulation, shop arrangements, parking and road circulation. A 500-room hotel and furnished apartments as well as office buildings needs to be located on this site as well.

• Palm Mall Jumeira: The Trump Plaza (Village Center) located on one of Nakheel’s first man made islands, is a mixed use residential and retail complex catering primarily to the residents of Palm Jumeirah as well as attracting other residents and visitors. The Trump Plaza (Village Center) on the Palm Jumeirah as proposed is a multi-level, mixed-use building complex, which is to be located at the northern end of the trunk on the Palm land form. The project comprises circa 75,000 sq. m. of leasable retail space over various levels with parking. Above there are separate residential towers containing a mix of various types of apartment homes totaling approximately 1000 residential units. The Trump Plaza (Village Center) is bounded by boat canals and a multi-level system of vehicular roadways and ramps that provide access into the project and to the structured parking located on the three lower floor levels. A monorail station is integrated into the podium of the building.

• Dubai Maritime City: DMC is a major development intended to be the world’s largest purpose built strategic cluster of maritime businesses with supporting community assets. It capitalizes on the excellent opportunity created by the relocation of JADAF Dubai, and on Dubai’s strategic location and prominence in maritime trading. DMC occupies 227 hectares which 121 hectares is for the commercial precinct. The commercial precinct will include a range of uses including residential apartments, office space, retail space, hotels and number of other community related facilities including marina dry storage, a maritime academy, a seafarers club, a school, community center and mosque. The commercial precinct site of DMC has a permissible maximum GFA under the master plan of approximately 3 million sq.m.

• Al-Hamriya: 2 million sq.m of mixed used water front development themed around the traditional history of the port. Al Hamriya will consist of number of residential, hotel, office towers as well as civic and retail complexes adjacent to the upcoming palm Deira development.

• 3 fishing ports: renovation of the existing fishing ports under ownership of DP World into a mixed use community including accommodation and entertainment for labors and fishermen. The three projects are under development and construction by Dubai World.

• Palm Mall Deira: Palm Mall Deira is a contemporary urban centre reflecting the lifestyle and convenience sought by current and future Dubai residents. Palm Mall Deira aims to link the tradition and culture synonymous to Old Dubai with the modern day Palm Deira. The master planned site incorporates Dubai’s largest indoor meeting and events spaces – ‘The Great Square’ in addition to an indoor Arabic Garden – Paradise Gardens, an internal ‘High Street.’ The proposed Palm Mall Deira offers approximately 400 000m2 of GLA over two levels, is anchored by a Hypermarket, Gold Class cinema, two department stores and boasts over 1000 specialties, supported by over 14 000 car spaces.

• Great Mall of Dubai: A retail centre within the residential master planned community of International City in Dubai, one of the world’s fastest growing and economically thriving city’s. The development encompasses approximately 377,706 square meter of retail space catering to the everyday retail needs of the local residential population in addition to providing a destination for leisure and dining for residents and visitors to the area. The asset will be anchored by the French retailer Auchan with a 162,535 square foot hypermarket. Other tenants will include mid fashion, home wares, convenience retailing and other diverse retail offerings. The Great Mall Dubai within the International City is located on Emirates Road, The Great Mall of Dubai Phase I project within the International City is strategically located next to Emirates Road and Al Awir Road, 15 minutes near the Dubai International Airport and planned amusement park Dubailand. It is 20 minutes away from Dubai International Financial Center and 15 minutes to Dubai Festival City. PR

• India Mart: Strategically located in International City, India Mart will go beyond targeting the Indian and sub-continent population of Dubai, by becoming a retail and cultural attraction for all residents and tourists. Located in one of Dubai’s fastest growing areas - International City, the development will encompass approximately 907,000 square feet (sq.ft.) of retail space.

• Palm Jumeirah Point: A community mall located within the iconic Palm Jumeirah. The development encompasses approximately 89,000 square feet (sq.ft) of retail space catering to the everyday needs of the affluent local residential population and visitors to the Palm. Jumeirah Point will be anchored by the French retailer Auchan (regional partner - Retailcorp) with a 35,000 sq.ft. gourmet style supermarket. Other retailers will include food and beverage (F&B) outlets, a medical centre, a gym and other convenient retail and service related offerings. •Jumeirah Village Circle: a community mall within the residential master planned community of Jumeirah Village. Jumeirah Village Gateway Centre will be anchored by the French retailer Auchan (regional partner of Retailcorp World) with a 107,600 sq.ft. hypermarket. Other retailers will include 93,000 sq.ft. anchor stores, food and beverage (F&B) outlets, a medical centre, a gym and other convenience retail and service related offerings. With an anticipated captive population of 62,000 residents by 2011 and over 173,000 when fully occupied, Gateway Centre presents a strong development and investment opportunity. • Antarctica World Islands: mixed use entertainment Island to cater for the residential, hotel and commercial developments on the World Islands. The project is planned to accommodate world’s finest cuisines, bars, retail and sea world entertainment.

• Dubai Promenade: an open space waterfront development along Dubai shoreline between Dubai Marina and Mina Seyahi Hotel. Dubai Promenade will encompass a wheel-shaped hotel, the Boutique Hotel, an office tower, and 8 towers classified as the following: 3 Channel Towers, 3 Marina Towers, and 2 Beach Towers. Once completed, the development will be home for 10,000 residents. • Golden Mile: will encompass some of the Palm Jumeirah’s premier retail outlets, commercial space and residences. The project size is 10,000 sq.m with 11,000 parking space to accommodate for the tourists and the residents. • Veneto Waterfront : located on the western shores of Dubai and in close proximatity to prime international industry and commerce hubs Jebel Ali Port, Dubai World Central Airport, and the Jebel Ali Free Zone with Downtown Dubai (36km), Dubai Marina (12km), Jebel Ali (8km) and Abu Dhabi (80km). Waterfront is comprised of a wide variety of residences, commercial districts and industrial areas, with a number of major tourist attractions and leisure amenities that would be expected for a city that will accommodate over 1.3 million people upon completion. Veneto is an enclave consisting of contemporary villas, low rise town houses and limited number of peripheral apartment buildings. Construction of the first 30 Villas has commenced and Nakheel intend to have 100 Villas handed over to residents in early 2010 with 10,000 residents being projected to be accommodated by 2013. The crescent is not intended to satisfy the complete shopping requirements of residents and tourists but rather will satisfy the major convenience shopping needs.

Hirsch Bedner Associates:• Burj Khalifa, Dubai, UAE: The tallest tower in the world, the Burj Khalifa is located on the main artery of the city. This ‘city within a city’ combines residential, commercial, the first Armani hotel, entertainment, shopping and leisure outlets with open green spaces, water features, pedestrian boulevards, an old town and one of the world’s largest shopping malls.

• Al-Ghurair Residence, Dubai, UAE: An exclusive world class residence. The architecture is designed by Steven Ehrlich, a prominent U.S architect. 40,000 Sf. on a 250,000 Sf. plot. This project sets new standard of residential architecture in the region with its innovative design and special interiors.

• Sheraton Doha, Qatar: The pyramid shape of the Sheraton Doha is the landmark of the city. These suites were to be renovated to the highest standard for the GCC Convention in November 2002. The ground floor will feature a new Multi Cuisine restaurant with water feature, gardens and view to the sea and an Entertainment Center with a bold theme based on colors and cultures. Including guestrooms, lobbies, restaurants, and entertainment center in Doha, Qatar. Design has been featured in Architecture Plus magazine.

• Golf Towers, Dubai, UAE: Emaar residential towers located in the marina.

• Waterfront, Dubai, UAE: A 20 stories boutique condominium tower in the heart of the Dubai Marina, with a two story high luxury rotunda entrance, golden dome ceiling with crystal chandelier, leading to reception and lift lobby. The condominiums are composed of 2-luxury penthouse on the top floor with panoramic elevator leading to a private terrace and pool on the rooftop, 2-sky villas, 5-townhouse villas and multiple floors condominiums. • Hilton Westbay resorts, Doha, Qatar: A complex of beach resort villas comprising of three models ranging in size and finishes with an Arabic theme.

• Kempinski Julia’s Resort Kuwait: Located by the Gulf beach, this resort aims to give Kuwaitis a place of vacation in their own back yard. This enchanting complex features guestroom and chalets, Spa, two swimming pools, four restaurants, one of which will shelter an outside cinema on the open air of the roof terrace.
