I signed with a Code landlord, but had a fewconcerns about the property and how it wouldwork when we moved in, and how we wouldmake sure that we get our deposit back. Icontacted Unipol, who showed me the items ofthe Code that cover this. This made me feelreassured that we’d made the right choice ingoing for a Unipol Code property.2nd year student

Signing a contract

Unipol always advises students to use the contract checking facilityavailable free through your students union's advice service.

Understanding the basics

The Small PrintNever forget the agreement islegally binding once signed. Youare agreeing to pay the rent andany other costs for the full periodspecified. This is regardless of anychange in your circumstances. It isvery rare, to have a clause allowingyou to end a contract early.

The ContractThe agreement outlines theresponsibilities for both you andthe landlord.

Joint or individual TenanciesYou may sign a tenancyagreement as an individual or asa group. You can find moreinformation about Joint Tenancieson page 7 of this issue.

Individual TenanciesIf you are the only person who hassigned the contract you will beliable for your own rent anddamage to your room. Howeveryou will also be liable for an equalshare of any charges to repairdamage to the communal areas ifno-one else admits to doing it.

Your ResponsibilitiesYou should pay your rent on time,

pay for any damage caused, andhand the keys back at the end ofthe tenancy. You have exclusivepossession but the landlord canstill have access to the property ongiving you notice and should onlycall during reasonable workinghours (in an emergency they canenter with no notice). The tenancyagreement will outline the rules forliving in the property and willinclude clauses on whether youcan sublet, decorate the property,smoke, add locks to rooms or keepanimals. It will also state that youmust inform the owner of anythingthat needs repairing.

Landlord ResponsibilitiesThe agreement will say what thelandlord has to do. Typicallythe landlord must make sure thegas appliance and electricalwiring have been checked andsupply you with copies of thecertificates. The property you areliving in must also haveproperty insurance (this is notpersonal possessions insurancefor your belongings) and thelandlord should undertakerepairs in a reasonable time. Youmust be given the full contactdetails of the landlord or agent.The address is important if youneed to send legal documents tothe landlord.

Costs in the TenancyAgreementThe agreement will outline thecosts of renting the property.Check the rent stated is theamount you have agreed to pay.The rent payment dates should bedetailed. Check whetherany utility bills are included. If not

you will have to pay these chargesdirectly to the supplier. If you havepaid a deposit the tenancyagreement should tell you who it isprotected with.

Other ChargesThere may also be a section onother charges which mayinclude details of administrationcharges for late payment ofrent, interest charges for latepayment and legal costs relatingto arrears.

GuarantorsYou may be asked to provide aguarantor for the rent. Thisis someone who will be contactedto pay your rent if you donot pay. If you have signed a jointcontract make sure theguarantor is only paying for theproportion of rent you pay notfor the full contractual rent.

Seek Advice before SigningIf you do not understand a clauseget advice from Unipol oryour Student Advice Centre.

One to remember - Theproperty should be

licensed with the localauthority if it has 5 ormore bedrooms over 3

or more storeys. One to think about - If you are still not

happy with a clauseand the landlordwill not change it

think carefully aboutwhether you want to be

bound by it andif not, do not sign.

Inform your landlord - If you arepart of a group and had found theperfect house it can be stressfulwhen one person backs out. Youshould let your landlord knowabout this as they will oftenadvertise the spare room too.

Spread the word! - Talk to yourother friends first as they mayknow someone who is looking.Using social networking sites andmaking your own posters is agreat way of finding house mates.Speak to your University/Collegeand find out where you areallowed to display your posters.

House Hunting Events - Unipolwill be hosting events where youcan create groups to start househunting together. For moredetails on dates and how to bookyour place visit: www.unipol.org.uk/advice/students/house-hunting-events

Individual lets - There are manylandlords offering individual lets.These can be easily identified onthe Unipol website. Look for thesign ‘will let individually’. Searchby selecting ‘individual lets’ in theAdvanced Search.

Just be careful how muchinformation you include forexample, don’t write down theexact address of the property.Finally, why not set up a new emailaccount solely for house huntingpurposes or a page on Facebook?

Joint Contracts Explained

Moving house and living withothers is a big commitment

and it is crucial that youunderstand the terms beforesigning on the dotted line. Manylandlords use joint contracts andyou and your friends might beasked to sign this type of contract.Most students currently in halls willhave signed an individual contractso your responsibilities will bedifferent. Being in a joint tenancymeans that you are each jointlyliable for the whole rent and forany other obligations under thetenancy agreement.

Get your contract checkedYour Student Advice Service at

your Students’ Union will be able toexplain the terms and will alsocheck if you are being asked tosupply a guarantor and whethertheir responsibility is limited to yourather than the full group.

How well do you know your newhousemates?Trusting the people you move inwith is vital as the cost of anyarrears or damage caused bythem could fall to the whole group.If a house mate causes damageand denies it, the landlord willhave no choice but to divide thecost between all of you.

If a housemate moves out, thelandlord can pursue the rest of you

for any monies owed. If ahousemate wishes to leave it isimportant for you to help them tofind a suitable replacement thateveryone will be happy with. Thiswill allow the leaving tenant to bereleased from their contract andthe replacement will take overpaying their part of the rent.

So are joint contracts the norm?As this type of contract is the normbe confident about the people youwill be sharing with. If you haveany doubts take your timebecause once signed, the contractis legally binding on all partiesand you will not be able to changeyour mind.

You try out the snazzy new restaurants and snapup the coolest new clothes. You buy that lava lamp, just because you can.You go to IKEA for beanbags and sets of cacti in tiny ceramic pots andregret none of your life decisions. You eat purple sprouting broccoli. Youlive the good life.Approximately two weeks later, the money runs dry. You return to the

tragically poor student life you lived previously, with only the distantmemories of that fleeting, magical time of spending freely to comfort youas you as you gradually slip back to Frosty Jacks and bulk buying pennepasta.Then comes the desperate search for a ‘genius’ plan; can we make an

app that senses smell? It must be possible… I’m going to be a rich!Unfortunately not; gradually comes acceptance, then comes despair, andyou count down the days until the student loan fairies once again sprinkletheir stardust over your bank account.

Sell your stuffUnused textbooks from thatobscure elective module youtook in first year? That mountainof unworn clothes that youconvinced yourself you mightuse again? GET RID. Your homecan be a treasure trove forsellable items (no, we don’tmean you should start selling offthe family heirlooms, or the dog).If you have lived without all theseitems all year and haven’tmissed them, then maybe it istime to say goodbye. Depop andVinted are both great options forgetting rid of unwanted clothesof a fairly high standard;Amazon is a good option forunwanted books and of coursethere is eBay for anything else.All these sites will chargedifferent selling fees which youshould research, but you are stillgetting money for something you

They won’t make you millionaires overnight, and they will

Get a JobGround-breaking, we know.Taking on a part- time jobaround your studies requiresyou to be more organised toallow you to fit everything in;essentially it means you haveto plan your time better.However, it can also be reallyfun, and give you an entirelynew set of friends. Most bars/clubs/ restaurants in Leedswill be aware that you willprobably want go home forperiods over the holidays(always check this before youstart). Committing to a jobcan be a daunting prospectfor some, especially if youalready feel that yourworkload is at its limit. If thisis the case, you might want toconsider taking ontemporary work as and whenit comes available. Look intobecoming a studentambassador at yourUniversity, which typicallyinvolves helping out at OpenDays, workshops etc. It canpay very well and onlyrequires minimal timecommitment. Furthermore,you are representing yourUniversity, and this can lookgreat on your CV.

A final Thought - You will come across far too many articles over your student life advising you of ways to save money; turn

the heating down, avoid impulse buys, go out less, make a budget... Saving money is great, but spending money is fun too! It

lets you travel the world and be spontaneous. Get earning, keep in the black and get yourself back to the good life.

Online SurveysCompleting online surveys for cash isbecoming increasingly popular amongstudents, and it’s easy to see why. We meanyou can actually earn money sat in your PJs,eating cornflakes and watching Loose Women;the dream, some might say. The downside toonline surveys is that you have to complete a lot inorder to make a significant amount of money.Some sites offer vouchers as rewards instead ofpayment, and some have a minimum pay out value,so it’s important you know exactly what money you’ll be getting andwhen before you start. Savethestudent.org recommends Toluna,Swagbucks, The Opinion Panel Community and Vivatic, amongstothers. Slicethepie.com is a great option for music lovers, as you getpaid to listen to new songs and write reviews. As with the surveys,you have to write a lot of reviews to get some serious cash, but this isstill a great option.

Genuinely Good IdeasIf you have a genuinely good idea for a new business or app, then act on it!Often universities will have funding set aside for enterprising ideas. Even if theycan’t give you any financial assistance, the business school should be able tohelp you develop the idea and point you in the direction of potential investors.

SERVES 4PREPARATION TIME 10 MINSCOOKING TIME 10 MINS

n 1 small pineapple – peeled,cored and cut into 1cm thickrings

n 2 tsp jeera (cumin) – roasted for1 min and then crushed

n 1/2 tsp saltn 1 tsp sugarn 250g vanilla ice cream

Method1. Mix the Jeera, sugar and salt ina round plate.

2. Place one of the pineapplerings in the plate and coat itwith the mixture on both sides.

3. Place it on the serving plateand let the sugar and salt meltinto the pineapple.

4. Repeat the process with the restof the rings of pineapple, twoper person.

5. Serve it with one scoop of thevanilla ice cream in the middleof the pineapple ring.

Tip: You can use tinned pineapplerings if fresh pineapple is notavailable.
