Our approach to designAbout the siteFollowing a detailed review of the need for specialist housing for older people in Stone, we’re now in the early stages of working up proposals to provide much-needed Retirement Living accommodation in the area.

The proposal site at Crown Wharf, located off Crown Street, which falls within the Conservation Area, is currently Brownfield land. The majority of this land is rough ground used for car parking.

Our plans for the site would ensure its efficient re-use by regenerating it to provide a Retirement Living scheme with a mix of up to 33 one and two bedroom apartments, professionally landscaped gardens and associated car parking.

The site is well-situated for this type of development, being within close proximity to local facilities, including Stone High Street, and is easily accessible with regular bus routes servicing the wider area. The development would be ideally located for its residents, resulting in low levels of traffic generation and car ownership in comparison to open market schemes.

We believe the proposal offers an opportunity to develop the site with sensitively designed Retirement Living accommodation to meet a local need for specialist housing for people in later life.

Characteristics of the local areaBefore we begin designing any proposal, our team of architects spends time carefully researching the architecture and character of the local area. Existing buildings along the canal vary in height and this proposal provides an opportunity to improve this part of the canal’s frontage by introducing a development that is set back from the canal behind a courtyard garden.

Our proposals would see the efficient re-use of this Brownfield site in the centre of Stone, drawing influence from design elements found locally. Our plans would retain Wharfinger’s Cottage, bringing it back into active use and preventing it from falling further into disrepair.

Attractive landscapingWe seek to ensure that all of our developments have high-quality outside space for our homeowners to enjoy. The images below provide some recent examples of landscaped gardens which we have provided in our schemes.

Our developments are designed to blend attractively with their surroundings. We recognise that excellent gardens and landscapes turn a good development into a great one, and we are pleased that many of our schemes have won awards for their outside space.

Where possible, existing trees and shrubs will be retained and new plants will be added. The boundaries of the development will also be enhanced with new planting to improve the overall look of the development.

Our own management company will maintain the grounds on behalf of our residents to ensure they develop and mature to enhance both the building and the local neighbourhood.

• Secure parking on-site offering approximately 25 parking spaces

• A single vehicle access point off Crown Street, shared with the boatyard

• A Retirement Living scheme providing tailored communal facilities, including a residents’ lounge and guest suite

• A lift to provide level access for residents’ throughout the development

• The introduction of attractive, professionally landscaped communal gardens overlooking the canal

• The efficient use of a Brownfield site which is close to shops, services and public transport links

We have striven to design a high-quality development which complements the distinctive local character in terms of the use of materials, detailing, scale and mass whilst introducing housing to meet the needs of people in later life.

In understanding the importance of good local architecture in Stone, we have designed a scheme that meets the need requirements of future residents whilst seeking to respect local architectural styles and the character of the built environment. The proposals include:

• A high-quality Retirement Living scheme featuring approximately 33 one and two bedroom apartments

• A development set back from the canal, around a courtyard garden, to enhance the openness of the Wharf

• The retention of the existing Wharfinger’s Cottage, restoring it to become residential accommodation

• An attractive, canalside design which positively contributes to the local area and respects its setting

• A building height of 2 to 4 storeys, in keeping with existing canalside architecture to either side: to the north Cameron Wharf apartments and the former Joules Brewery and just to the south of Crowns Wharf’s boatyard and lock, McCarthy & Stone’s own Joules Court.
