On a perfect Saturday morning on 17th September, the RAW 2012 committeehosted a community planting day at St Andrews Beach Recreation Club. RAW2012 supports the International Anti Poaching Foundation through its annualmusic festival held at Mornington Racecourse. The festival aims to reduce andoffset any greenhouse gas emissions produced by the event, and to activelycontribute to local conservation biodiversity.
Guided by Kylie Robertson, the RAW 2012 team have been meeting on a regularbasis at Mornington Youth Enterprises in Wilsons Road to propagate plants inpreparation for the big planting day at St Andrews beach. The many people fromthe local community who donated their spare time towards planting hundredsof new plants have been part of a local environmental restoration, which willeventually lead to a new wildlife corridor. After several hours of planting, thevolunteers were able to relax with a BBQ and enjoy the perfect spring weather.

HOW MUCH IS YOURBACK YARD WORTH?Land is the commodity! Knock down and rebuild...As land becomes a scarcity on the Mornington Peninsula, many home owners and developers are leaning towards knocking

with the Local Planning Policy Framework of the Mornington Peninsula Planning Scheme. The relevant policy and zone

Junior Sports ReportBackstage - by Susan Clavin
For the second year in a row, Sth Mornington hosted the Grand final series and are to be commended on the success of this event. An enormous amount of work goes into co-ordinating such a huge event and Sth Mornington again proved that they were well up to the task.
Take a bow South – that was an impressive effort!
Unlike last year, the weather gods were kind to us and we enjoyed very mild conditions with hardly any rain.Mount Martha had 2 teams in our division this year so it really did feel like we were always playing them! Both Mt Martha teams played each other in the Semi Final and Sth Mornington got to play the winner in the Grand final. It was always going to be a tough match with both teams capable of winning on the day.The build up was massive and both teams were ‘pumped’ as they ran onto the ground. With a 2 to 1 win loss ratio, Mt Martha went in slight favourites on the day. From the first siren it was an intense, hard fought affair with every possession fiercely contested. South played with amazing determination in the 1st quarter and established an early lead. It was an awesome match to watch and the skill level of both teams was impressive. The large crowd was on edge and vocal, neither team eased up on the pressure until the final siren. Fabulous!
Congratulations to the mighty Tiges on their sensational victory and well done to Mt Martha on a fantastic series and terrific final. Dignified in defeat, Mt Martha can well hold their heads high and I applaud both the team, the coaching crew and the parents on their wonderful display of sportsmanship. Throughout this year Mount Martha have continued to be great adversaries and we love this fabulous rivalry. Can’t wait for 2012. GO TIGES!
And all we’ll hear for the next 6 months is CRICKET bloody CRICKET! God help us all!

Outside:
Street appeal is the first thing a buyer will notice about
your home, and usually in the days before and after an
inspection, buyers will drive past your home several times. If
the house needs repainting, now is the time to do it. Make
sure the fence, gate, and letterbox are well presented and if
they need painting or repairing do it now. Mow the lawns
regularly, trim the edges, remulch the garden if necessary,
and if the garden lacks colour try adding some coloured
flower pots around the entrance. You can always take them
with you to your next home. Check that the spouts are clean
and not rusty. Clear away clutter form the yard such as pool
and spa hoses and equipment, gardening tools, too many
toys, rubbish bins, and that junk pile you’ve been meaning
to move for years! As the front door is the grand entrance to
your palace, keep it clean and free from cobwebs and polish
the door handle.
Inside:
Space and light are two things that can create instant appeal
to a potential buyer. Declutter any items that could possibly
be stored in a garage, shed, attic or cupboards (or maybe
with relatives!) Excess pieces of furniture, too many pictures,
toys and ornaments can all create an illusion of less space.
Clean the windows so that they sparkle when the blinds are
open on “open home day,” and have the carpets cleaned.
Clean the oven, stove, bath and shower and check all the
walls for scuff marks.
On the morning of the inspection, open all the doors and
windows for a while. We all get used the smell of our own
home, however buyers will smell if the dog slept inside, you
cooked with garlic or curry last night, or your son left his
dirty footy boots in his bedroom.
Clear the kitchen benches as much as possible to show how
much space there is. Make sure appliances are clean and
shining and remove all other distractions such as tea towels,
rubbish bin, and magnets off the fridge.
Clear all the bathroom benches, wipe water away from
shower and basin, colour co-ordinate towels, remove all
shower, hair and cosmetic products from display and put the
toilet lid down!
Vacuum, mop, and dust. On cool days turn the heating on.
Don’t leave appliances such as dishwasher, TV, clothes dryer
or washing machine running during an inspection, the noise
is not welcoming. Put flowers on display and if you are on
a budget take some cuttings from garden shrubs such as
natives, they can look appealing in vases. Open all the blinds
and during the winter months turn the lights on.
Sweep the outside paths, hide the rubbish bins, turn
on fountain or water feature, pick up the dog poo! (my
husband’s job), and remove cars from the driveway.
Although it can sound quite daunting, making a list and
getting each family member to commit to a task is not as time

PRESENTING YOUR HOME FOR SALE By Karin Mander
After recently selling my own home, I found having a daily check list took the pressure off worrying
that everything was just right for open home day. I have kept my own “open home check list” and
now regularly pass it on to my vendors.
Having a routine on the morning of open home day with specific tasks for each family member, can help
to keep you relaxed knowing that you have covered everything possible to present you home for sale. As
each property is different they each need their own specific “check list”, so in the days and weeks leading
up to your first inspection it a good idea to start compiling your own list.
If you’ve been at your home for many years, packing can be
a daunting task and knowing where to begin can be quite
confusing. No doubt you will find items in your home that
you have forgotten were there, so this is also a great time
for a total clean out. Once you know your moving date,
contact a removalist to ensure that they are available, or
alternatively book a truck from a rental company if you plan
on doing the move yourself. Organise boxes, bubble wrap/
packing paper, packing tape and labels. A garage sale is a
great way to get rid of items you no longer need. Having a
floor plan of your new home will help you decide where all
your furniture will go and if there are any pieces of furniture
which can be sold or given away.
Arrange building insurance at your new home and make sure
you keep your current home insured until settlement. It’s
advisable to organise gas, electricity and phone connection
in advance for your new home and keep the power connected
at your current home until just after settlement, in case you
need to do a final clean. Enrol the children at new schools or
kindergartens and arrange in advance pet transportation for
the time of the move.
Starting to pack weeks in advance will certainly ease the
pressure on the final few weeks. As cupboards and furniture
are packed and labelled, clean as you pack. The same applies
to the garden shed, garage, and outside toys and play
equipment. Keep essential items packed separately as you
will need them when you arrive at your new home. (Coffee,
tea, kettle, mugs, long life milk, sugar, juice, water, toiletries,
medication, detergent, sponges, soap, towels, toilet paper,
pens, paper, scissors, tea towels, snacks, spare cash.)
As the move gets closer, you will need to arrange contents
insurance for your new home as well as changing the
address on your insurance policy for cars, boats, trailers
and caravans. If you have any regular deliveries or
subscriptions, they will need to be notified as well as all
other essential services that will need your new address;
doctor, employer, RTA, bank, sport and social clubs, friends
and relatives (optional!) Make arrangements for services to
be disconnected from your current home. Contact Australia
Post and arrange to have your mail redirected. Although you
may have contacted everyone you can think of, it’s difficult
to remember everyone.
During the last week, clean the stove, oven, bathrooms and
laundry. Mow the lawn and check that outside toys and pot
plants are in an easily accessible spot for moving day. The
day before the move defrost the fridge and keep the vacuum
cleaner and some cloths handy for any final cleaning touch-
ups as you leave. Lock all the doors and windows and follow
the key arrangements you have made with your agent.
When you arrive at your new home make yourself available
to let the removalist know where each item and box belongs.
Unpacking children’s rooms first will help to keep them
occupied, often best followed by the kitchen.
