Ener-Vent System

Our Ener-Vent Roof Installation System maximizes energy efficiency by optimizing airflow under the roof tiles.

Benefits include:

• Reduced ice-damming potential in the winter

• Energy efficiency through ventilation

• Snow retention systems designed to hold snow on the roof that limit damage to both roof material and property and reduce the risk of personal injury from sliding snow.

The Oak Ridge National Laboratory report for the U.S. Department of Energy concluded that:

“Field measures for the tile roofs revealed a 70% drop in the peak heat flow crossing the deck as compared to a direct-nailed asphalt shingle roof.”

Warranty and Proven PerformanceAt Unicrete, we pride ourselves upon our straightforward Warranty. Unlike other manufacturers, we offer a fully transferable, non-prorated limited warranty.

Many warranties are merely a marketing tool designed to grab the attention of the consumer. These days it seems as if even lower-end roofing products come with a 25-year warranty. The standard for high-end roof covering has become a 50-year warranty. Does this mean that after a certain price point, all roofing materials will last 50 years? Certainly not. Upon closer inspection, most warranties seem generous for the first third of the warranty period, but given that it is very unlikely for any product to fail in the first half, companies are not necessarily truly backing their products. Where most warranties fall short is during the second half of coverage. At the halfway point, a homeowner is lucky to have half of their warranty’s value remaining and likely to have as little as 20% remaining. By the last day of warranty coverage, most manufacturers’ warranties will only pay out 4-5% of the initial material cost. With Unicrete concrete roof tile, the cost of materials is completely covered for the full 50 years.

Another factor to consider is transferability. Many warranties are non-transferable, which means that if a house changes ownership, the warranty becomes void—even if the roof is only a few years old. Other companies will allow one subsequent owner to hold the warranty, but the transfer process is often restricted, complicated and virtually never free. Unicrete’s warranty is transferable to unlimited subsequent owners and though registration is required, there is no fee for the transfer.

Warranty and Proven PerformanceMany products that are still new enough to be considered experimental boast of having a 50-year product. Concrete roof tile has been the roofing material of choice in Europe and much of the United States for over a century. Unicrete has been manufacturing concrete roof tile for over 30 years. We invite you to do your research on our product and our warranty.

We found out the hard way with pine shakes and other new “promising” products that historically- demonstrated service life and the true test of time are the only real ways to determine any product’s expected service life. If a product has only been on the market for a small fraction of its warranty period, you are part of the experiment when you choose it.

Tile Specifications

As the cost of a concrete tile roof is comparable to that of high end cedar and less than that of metal, concrete is your best value. The lifespan of concrete tile widens the gap further still. Concrete roofs have been known to last 80-100 years! When you consider the life cycle cost of concrete roof tile, it is the most economical choice. Life cycle costing considers the cost of a product per year.

Depreciating items, such as roofing materials, should be amortized. The longer the expected lifespan, and the lower the maintenance costs, the lower the life cycle cost.

Life Cycle Costing

SustainabilityIn addition to reducing the life cycle cost of our product, its very long service life makes it sustainable. Once on your roof, it does not come off for decades! Other considerations are its recyclability and recycled content. Using sustainable products on your home reduces strain on our landfills.

INCREASE THE VALUE OF YOUR HOME!According to the Marshall & Swift Residential Cost Handbook, a good quality, 2500 square foot, one and one half story residence will increase in value by over $10,000 with a concrete tile roof. A metal roof will increase the value by $2,400, wood shakes will increase the home’s value by $950, and asphalt composite shingles will decrease its value by almost $5,000!

Concrete roof tile will not burn.

Concrete roof tile is the roofing material of choice in areas with higher risks of fire. Often fires will spread from rooftop to rooftop when winds blow embers from one house to the next.

Technical Diagrams

Over 80% of Southern California roofing market is made up of non-combustible concrete and clay roof tile–largely due to fire safety concerns.
