The delightful North Cotswold village of Ilmington is arranged around a wide expanse of village green, a network of tiny lanes and pretty cottages that climb upwards towards surrounding hills, enjoying idyllic countryside on all sides, and within the village Frog Lane occupies possibly the best location of all. However, location and accessibility are not the benefits most often commented upon by its residents but the tangible quality of every day life; at its heart a popular primary school, an active church and a particularly well-run village hall providing for an innately sociable, self-reliant and welcoming community where many of its residents have lived for decades. This is a place of collaborative efforts and joined-up thinking. The villagers have recently been successful in opening a community run café, that has opened alongside the village shop which has been up and running for the past year - somewhere that will help, yet again, to make Ilmington one of the most enjoyable and desirable places to live in the Cotswolds. Lilac Cottage is a modern detached cottage with flexible accommodation arranged over two floors, benefitting from a high standard of build quality that incorporates many character features more commonly associated with a period home. Echoing the local vernacular, it is constructed of golden Cotswold stone with deeply sloping eaves, timber lintels and dormer windows under a stone tiled roof. The property is approached by a gated and gravelled driveway and sits comfortably within a generous plot, looking out onto spreading lawns and an octagonal summerhouse, raised dry stone walled flower beds packed with a profusion of colour and the whole bordered by mature trees and high hedges, offering a pleasing degree of privacy. The internal presentation is of a similarly high quality. A generous sitting room is flooded with light by wide French doors, a feature Cotswold stone fireplace

fitted with a wood-burning stove. One could easily convert the dual aspect dining room into a fourth bedroom, given the provision of an existing ground floor shower room. The kitchen is traditionally presented with a good range of wall and base storage cupboards and separate utility room, giving easy access into the adjacent Cotswold stone, pitch tiled garage/ workshop. On the first floor, tucked under sloping eaves, the master bedroom runs the length of the property, fitted with double wardrobes and served by an en-suite bathroom; on the opposite side of the landing are two more bedrooms and family bathroom. This lovely home, therefore, is certainly large enough for a family but it is just as strong a contender as a second home.

Andy Soye, owner of Cotswold holiday letting company Character Cottages, believes Lilac Cottage would make an excellent return as an investment. He says:

“Ilmington is a superb village served by two great pubs and surrounded by fabulous countryside, with great walks and places to go. Only a short drive to the amenities provided by neighbouring Chipping Campden, the village is perfectly situated for exploring the whole of the North Cotswolds. Its proximity to Stratford upon Avon offers a host of cultural opportunities and tourist attractions and, as such, the cottage would both command good bookings throughout the year. With the dining room used as a ground floor bedroom, the property could generate in excess of £35,000 gross annual income.”

IlmingtonIlmington, situated close to Chipping Campden on the north-western edge of the Cotswolds, is a large and beautiful village made of a richer, warmer stone than the grey of its more southerly cousins. Situated on the borders of three counties, with the Fosseway just a few minutes away - north to Stratford Upon Avon and southwards to Moreton in Marsh and the mainline station to London Paddington - despite its accessibility, one is struck only by the peacefulness of its position. This is a village of archetypal ideals where it is easy to enjoy the countryside, blessed with many surrounding walks to ramble for hours - ending back, of course, at the Howard Arms or the Red Lion to enjoy a sociable chat with neighbours, nursing a well-earned pint or two.
