SITEREGION TEXTURAL CONTEXTHobbs Elevation: 3,622 ft.

The Hobbs climate is semi-arid, like much of eastern New Mexico. Summers are hot, and winters are cold and dry. Precipitation, consisting mostly of light rain and thunderstorms, is heaviest in autumn. Winds varying between 1mph to 20mph are present throughout the year, with winds highest during spring months. Wind direction is highly variable with winds blowing from various directions throughout the year.

Hobbs population : 43,405 (2011)

The land in and around Hobbs is key to understanding the growth of the city and character of place. The Llano Estacado and Oglalla aquifer are Hobbs’ very reason for being.

The Llano Estacado is one of the largest mesas on the continent, stretching across eastern New Mexico and Northwestern Texas. But millions of years ago, it was submerged. As the sea above the Llano Estacodo evaporated, marine life decayed, its layers comprising a vast oil field. Oil has been the basis of Hobbs’ economy for more than 8 decades.

The Oglalla aquifer, a huge underground lake, was Hobbs’ other great draw. Agricultural settlers and cattle ranchers came to Hobbs to access the plentiful water.

Oil and agriculture are two industries that demand real human-power and the year-round toil of workers, even in the most extreme of weather conditions. Along with the workforce, a distinct character has grown in Hobbs - one reflective of its ‘western frontier’ roots, homesteader beginnings, and the entrepreneurial spirit surrounding oil.

The energy economy has supported the growth of Hobbs’ workforce. Reciprocally, the workforce’s talent and competency is poised to fuel current and future development efforts in the energy economy.

Hobbs’ workers need housing that will work as hard as they do and also provide a comfortable respite from a day’s toil.

LANDSCAPE PLAN

The landscape for Playa Escondida is based on providing attractive and comfortable outdoor spaces that will serve the functional needs of the residents.

The landscape includes two distinct zones; one external and one internal relative to the residences. The external landscape includes the parking lots and the outward areas adjacent to the buildings. This area also includes the “Playa”. Landscape areas adjacent to buildings will be open gravel containing groupings of trees. Roadway frontage will be buffered with shrub massing and trees. The playa will be fed by storm runoff from the parking area. A recessed area of concentric gravels will delineate the ponding area. Simply groupings of native grasses and trees will frame parts of the Playa and offer habitat for birds that are attracted to these ephemeral ponds. This natural area will serve as an amenity for the residents and also a “signpost” for the complex.

The internal landscape comprises the Central Commons area. The Central Commons includes gathering areas, play areas, and community fruit orchards. Two large open spaces are comprised of bermed turf. This is an idea surface for recreation, gathering, and relaxation. The green turf provides a cooling contrast to the adjacent pavement and gravel areas. Groupings of trees will provide pools of shade to temper summer’s heat. The trees will also soften the adjacent architecture and provide a sense of privacy between residences and the Commons with a leafy screen.

PLANT LIST

The Plaza

A central place where residents may gather and sit. Concrete “pods” and benches provide seating. Residents can also watch their children at play in the adjacent play areas. A canopy of deciduous trees will provide shade and help to cool the air in summer. The plaza will be open to warming sun in winter. A sundial will add interest by marking the day’s hours.

Grass Berms

A open area of turf that will offer a place for children to run and tumble. Small groups of trees will provide shaded areas to sit under on the edges. Placed between the orchards and the grass berms, smaller patio areas offer alternative places from the Plaza for sitting/gathering such as for teens who may prefer an adjacent setting or a family’s weekend barbecue.

ELEMENTS OF THE CENTRAL COMMONS

Playgrounds

Playgrounds are placed adjacent to the plaza where parents can watch their children while relaxing or socializing with others. There are two sand areas, a play structure and two basketball half-courts. The courts are located at the ends of the buildings away from windows to mitigate noise. There is also a four square court and climbing bars.

Fruit Tree Orchards

Contains various fruit trees for the communal use of residents. The orchards also serve to highlight the seasons. This area would be mulched with shredded bark.

Garden Plots

Raised planters assigned by request to residents will give them the opportunity to participate in the healthy trend of growing some of their own food and flowers. This also adds to the complex’s social opportunities.

The development consists of seven different unit types - one, two, and three bedroom floor plan options, including Type A -fully accessible - units to accommodate the disabled. The buildings have been planned on a 31’ demising wall module that accommodates all typical unit sizes. Accessible units are configured in a 33’ wide structural bay on the west end of the four story building. Plumbing walls are efficiently stacked and organized to the building’s interior to minimize risk of “frozen pipes” during winter.The unit plans are arranged to maximize the sense of interior spaciousness. Kitchens, dining rooms and living spaces are conceived as one open “great room” expanding seamlessly to the unit’s private exterior terrace. Bedrooms are largely organized on the unit’s north side but are buffered from the outdoor public circulation access by a 5’ wide vertical garden. Each unit minimizes hallway space and each is provided with functional amenities such as good closets and storage space and open and functional kitchens equipped with generous counter space and modern appliances.
