The domestic lodge sector is extremely buoyant at present, and has enjoyed sustained growth over the past ten years. The demand for high specification accommodation in superb locations up and down the country has reached an all time high and many existing operators are now seeing the benefits of expanding their luxury developments in terms of more units and high quality standards resulting in better returns on investment and of course the ability to attract a now, younger and more affluent audience to holidays right here in the UK.

The traditional season of Easter to the end of October is rapidly becoming a thing of the past and it is evident that more quality accommodation is coming into the market suitable for all year round breaks and in particular a huge increase in 'holiday snacking' of 2,3 and 4 night short breaks. This provides a superb boast for local tourism as visitors are now taking holidays at times of the year traditionally not as popular as the main summer school holiday weeks. Grandeur Investments have introduced a 'unique' sinking fund, which gives the real meaning to a 'hands free' investment.

By definition a sinking fund is a long term savings account which ensures that there is capital set aside to cover one-off expenses in the future.

Having a sinking fund in place is not only essential to the upkeep of your home but also maintains the value and sales ability of the property.

Grandeur pay a weekly amount into the fund to make sure the standards of the lodges and Cocoons are upto the letable standard we and our partners expect to maximise the rental income and occupancy rate.

Grandeur's in house team prepare a cyclical maintenance report done by a qualified surveyor who will determine the type of works required at the end of the high season, when the lodges and Cocoons are decorated throughout, new carpets, as well as any modernisation which maybe required within the periodic maintenance requirements and standards.

Just as you needed a plan to get into your investment, you'll need a plan to get out of it. Selling or otherwise disposing of an investment requires some forethought, strategising and careful implementation. In some ways, it's a little more complicated than making the initial investment. However, we still give our investors the security of an Escrow account;

"An escrow is a contractual arrangement in which a third party receives and disburses money or documents for the primary transacting parties, with the disbursement dependent on conditions agreed to by transacting parties".
