Parking InformationAt Little Kelham some of our homes have an integral garage or a parking space outside so there is no need to pay for an additional car parking space.

However, we do have additional car parking spaces in undercroft car parks and also externally for those who don't have a parking space already designated to their property.

Due to planning conditions and also wishing to reduce the number of cars needed within close proximity to excellent transport links, initially we are only able to allow each property to have 1 car parking space.

This means that if your new home has an integral garage this would be classed as 1 space.

Many residents have told us that they do not require a parking space.

When the last resident has moved into their new home we will look to offer out any surplus spaces on a first come first served basis.

At Little Kelham, we are doing things differently, for the better.

We believe that the community that lives in a neighbourhood are the best people to own and control the freehold, the utilities infrastructure and public spaces. We also believe that the best way to do this is by digitally-enabling the Citu properties to ensure that you always have full control of your energy, real-time information and 24/7 anywhere access through our My Citu app.

To make this happen we have set up Little Kelham CIC & Little Kelham Utilities. All the home owners will have a share of LK CIC and it will wholly own LK Utilities.

Residents automatically become members of the CIC through home ownership or long-term commercial leases at Little Kelham. The CIC is passed over to the residents at the time of the last home being occupied.

It also means the residents have full control over their leaseholds. We put the leaseholds in the hands of the residents. This means the leasehold will never be sold to external companies, who could change the terms and conditions.

Community Interest Company

UtilitiesThings you pay for: Utilities Tariffs Water, the water rate (charged per litre) is the same tariff that Yorkshire Water charges Little Kelham Utilities Ltd.

Unit Costs, water rate is 0.26 pence per litre. Yorkshire Water Shared Standing Charges, the standing charges that Yorkshire Water charges to Little Kelham Utilities Ltd are shared between houses and offices as a proportion of the total number of houses and offices at Little Kelham. On top of this a contribution towards the Little Kelham Utilities Water Infrastructure. The daily water standing charge rate is currently 11 pence per day.

Electricity, is charged per Kilowatt Hour (Kwh). One Kwh is roughly enough to boil about ten 1 litre kettles.

Unit Costs, here are 4 electricity tariffs: a daytime rate, a night time rate, and for each of these a summer and winter rate.

These rates are always the same rate that Little Kelham Utilities buys it from the main supplier, which is currently Good Energy. You get the bulk supply rate, but directly to your home.

Prices will change depending on bulk buy rate from Good Energy at time of purchase, which is usually every 12 months.

WaterThe water into the site is served through a single water pipe, supplied by Yorkshire Water.

You have a main incoming water meter in your home which is used to monitor how much water you use. This is a smart meter and the data is collected on a minute by minute basis. Little Kelham Utilities uses this information to send you a bill each month. The smart meter readings are also displayed on the meter so you compare them against your automated bills.

This meter is dial based meter that is read by a digital eye. Every time a litre is used, it sends a pulse back to the metering system which keeps a record of the total number of litres used.

This meter is calibrated periodically to ensure that the dial matches exactly with the digital reading. The dial is the most accurate way to read the meter, and the digital reading is adjusted to match this. If there is an adjustment needed this will be made on your bill.

The CIC owns all the pipes leading up to the threshold of the property. In a typical home you would have to pay to maintain these yourselves, but at Little Kelham, this is all taken care of by the CIC (which everyone makes a contribution to). As part of your monthly bill, you pay a contribution towards the cost of this infrastructure.

Utilities

In a typical home, you would have an internet contract with one of many internet providers. As part of your monthly fee, you pay for data, but also the use of the cabling infrastructure to get the internet into your home. Most providers also require you to pay for a phone line, even if you don’t want a landline phone.

The cabling infrastructure would be provided in the form of a copper telephone cable, or a fibre to the street connected to a copper cable into your home. Even with a fibre to the street, the speed of the data has to slow down when it travels down the final part of the copper cable from the box in the street to your home.

At Little Kelham, we connect directly into the main fibre internet backbone. This internet pipe connects to a high speed router in the main server room located on site, and then connects via another fibre cable directly into your home. The fibre termination point in your home is very delicate and should not be moved.

This means there is no copper cable in the chain, keeping the speed as fast as possible. It also ensures that in the future as internet speeds increase, your fibre connection will much better placed to take advantage of this. TIP: To get the full speed of the fibre connection make sure you’re hard wired into the router, or use your wifi devices in close proximity to the router.

DataThe size of the main incoming internet pipe is sized according to the number of people living and working in Little Kelham. We then make sure it’s shared fairly between the homes and offices.

Some internet providers may make big promises of high speeds, but in reality this is a speed that is shared between hundreds of people and would only be achieved if no-one else was using the data connection. Little Kelham CIC will be transparent with the size of the incoming pipe and how many homes and offices share it.

The CIC has appointed 3TL, a local internet service provider (ISP) to manage the Little Kelham network, and to provide technical support to keep your home connected.

At present there is a 500 Mbps fibre connection that shared between 36 houses. We are now ready to increase this connection as more people move into Little Kelham.

Utilities

One of the other benefits of the shared fibre connection is that you don’t need to also pay for a phone line in order to use the internet.

If you want a landline you can use an IP (Internet Protocol) phone which works over the data network, without the normal monthly line rental costs.

The internet service provider 3TL can provide you with IP telephony, or you can use any other IP telephony provider who’ll set yo u up using your fibre data connection.

Telephone

All homes at Little Kelham are sold on a leasehold basis and therefore as a Leaseholder Service Charge and Ground Rent fee’s will pay to cover your share of items maintaining and repairing the external fabric of the building (roofs, windows, pipework etc..) along with the maintenance and repairing of shared areas both externally and internally.

You don’t have to worry about your leasehold being passed on to another company who may change the ground rent or other charges. We put all leaseholds under the residents control by having them controlled by the Community Interest Company.

Ground Rent for all homes is £150 per annum.

The Service Charge will include such items:

Repair & Maintenance of external landscaped areas, the external fabric of buildings and where applicable, shared communal areas.

Reserve fund – which will collect money each year in reserve for large repairs and maintenance to be carried out.

Leasehold Homes

You will need to keep in touch with your solicitor and mortgage advisor as there is a lot to do during this process and we want to make sure everything is on time.Once your solicitor receives our legal pack then you’ve got 28 working days to exchange contracts and pay your deposit, typically 10% unless you are using Help to Buy.

On exchange you will pay your deposit. The rest will be payable on completion less the reservation fee and deposit you have already paid.

If you don’t exchange contracts within 28 days we do reserve the right to put your property back on the market and keep your reservation fee.

Once you have exchanged we will stay in touch and give you a bi-weekly update in the early months and weekly in the last month before your home is ready.

We will arrange a visit for you to come and see your new home a week before it is ready. As it won’t quite be finished, please remember that a lot happens in a few days and you will be able to see our ‘oops’ stickers which clearly identify some last minute snags to be completed. Our Customer Experience Specialist will also be able to talk through any works that are still to be completed.

After your visit we will be serving notice to complete, what this means is that you have 10 working days to complete on your purchase.We always expect that you will complete on the last day of our notice period, that is fine, however we will discuss this with you and if you would like it to be earlier within the notice period then we will be able to accommodate this.

Early in your notice period, ideally within a day of us serving notice, we will conduct your pre-completion meeting. Your home will be ready and cleaned and we will talk you through how everything works. This is also an opportunity for you to raise any decorational snags with us, however we pride ourselves on the fact that you shouldn’t find many, if any at all!

We like to allow 2 hours for these meetings so we can spend plenty of time with you and answer your questions.

Moving in day! We will be there to meet you and handover the keys to your new home!

Our Steps to Buying

To reserve your Little Kelham home we need to make sure you have been financially qualified. This means that we need to see a copy of your Mortgage in Principle, these are sometimes referred to as an Agreement or Decision in Principle (AIP/DIP). Just let us know if you need some help with this, we know some really good people to speak with.

When we have seen your Mortgage in Principle you can now reserve your Little Kelham home by paying a £1500 non-refundable fee which is deducted from the balance at completion. Our reservation fee is £500 for Help to Buy purchasers.We would also like you to make your choices or upgrades at this time as well.

You now have 7 days (14 days for Help to Buy) to provide us with some further information before we instruct solicitors. These are written clearly on your reservation form, however here they are again: Proof of funds–Bank Statement (whole if a cash purchase or deposit amount if utilising a mortgage)

If you don’t provide us with this information within the stated timescale on your reservation form, then we do reserve the right to refund your full reservation fee and re-sell the home, but we don’t want to do that.

Once we have all of your documentation and have checked all of the information then we will send a copy of your reservation form and a memorandum of sale to our solicitor and yours. This starts the legal process of you buying your Little Kelham home and it might be daunting, but we will be with you every step of the way.

We support the Government’s Help to Buy Equity Loan scheme which is designed to help you buy a new build home up to the value of £600,000.

An equity loan between 10-20% is available to make your purchase more affordable, and you will only need a 5% deposit.

We do not specify Help to Buy on particular home types or bedroom numbers, it is available across Little Kelham.
