FOLLOW these tips to make sureyour varnish stands the test of time.Firstly, to prepare new bare woodenflooring, leave it to acclimatise inthe room where it’ll be laid (to avoid

shrinking and swelling) for a couple ofweeks. Lightly sand it along the grain,taking care not to damage or scratch thesurface.● Brush and vacuum up the sanding dust,then remove any dirt and grease withmethylated spirits or cellulose thinners,

using a lint-free cloth.● For best results, use a good quality rolleror brush, and stir the varnish thoroughlybefore and during use. Clear the room andstart varnishing in the corner furthest fromthe door, so you can varnish your way out.Work quickly, coating three to four boardsat a time to avoid overlaps. Finish in thedirection of the grain.● Lightly sand the first coat of varnish(when completely dry) to remove any debrisand raised grain. Clean off the sanding dustbefore applying further coats.● When you’ve finished varnishing, waitbefore using the room and putting thefurniture back in to ensure the varnish hashardened fully. What is your clearest memory of thehouse?I was the youngest of two children resulting inme having the smallest bedroom. My dad and Ibuilt a homemade cabin-style bed to free upsome of the tiny floor space, I remember beingreally excited as I climbed the ladder for thefirst time!

Where was the first house you boughtyourself and what did it cost?My first house was in Aigburth, close to SeftonPark lake. It was a three bedroom characterterraced house built around 1910. I paid£34,000 for it, which reflected the upgradingwork that was required.

What made you want to buy it?I bought it because it still retained all theoriginal features, literally! I couldn’t afford amore expensive house at the time but fell inlove with the charm of the property andrelished the challenge of taking on such a bigrestoration project.

What are the most important featuresyou look for when buying a house?Location is such a cliché but it’s so important,particularly for price appreciation and resaleability. I also look at the potential of changingthe look or layout of a property or whether itcan be extended to adapt to changing familyneeds.

Are you a DIY trier or do you leave it tothe experts?I’m not afraid of getting my hands dirty. Myprevious experience working as a draughtsmanand the fact that I trained as a surveyor,combined with my dad being a structuralbuilding surveyor gave me the knowledge andconfidence to take on this sort of work. I’vetaken walls down and removed a chimneybreast before now – however, I leave plasteringand decorating to the experts!

What's the one thing you love mostabout your current house?The family kitchen is lovely, it is the hub of abusy home and where we spend most of ourtime.

to lose weight and take upexercise are proving hard tosustain, a few hours a week inthe garden will not only give

you a head start to spring but mayhelp as part of a fitness programmetoo.

Raking leaves, digging, weedingand moving shrubs can all be doneat this time of year and will helpyou tone up.

Raking and forking helpsstrengthen arms and shoulders andtones the abdominal muscles, whiledigging and bending (from theknees, keeping the back straight) tomove or lift plants or pots can helptone thighs and buttocks.

“The thing to keep in mind isalways to try to do things to yourmaximum range of movements,”says Colin Holding, head coach ofWildfitness (www.wildfitness.com),a company which runstransformative fitness holidays.

He says sitting down is the worstposition for the human body,adversely affecting posture and thedigestive system and that ournatural sitting position is in fact afull squat.

Weeding beds and borders givesthe legs, hips and buttocks a goodworkout if you squat while youweed. Heavier work such asclearing brush and stacking woodcan give you the equivalent workoutto a light aerobics class.

“Get down as low as you can sothat your bottom is as close to yourheels as it can be. From thatposition you can do gardeningrather than getting down on yourknees,” he advises.

“When you stand up you will beusing your joints to their maximumrange of movements.”

From a squat position you canweed or plant and each time you

move along a border you stand upand then squat again.

“With deep squats, you use thebiggest muscles in your body – leg,thigh and hip muscles – and will aidlymphatic drainage, pumping outtoxins as you completely rely onmuscular movement for this.”

He also recommends justhanging. In between other tasks,

take time to find a high branch of atree and just hang from it to takeyour body weight.

“It’s great for posture and is goodfor shoulder strength.”

Balancing on one foot whilegardening, whether you aretrimming a hedge or sowing seedsin the greenhouse, also promotesstrength and confidence and keeps

the nervous system in goodcondition, he says.

Set yourself a 30-second timelimit to start and, as you progress,increase that and maybe even closeyour eyes, which makes balancingharder, he suggests.

Gardening can help thecardiovascular system, reduces therisk of high blood pressure, heart

disease, diabetes, obesity and othermedical conditions as well asburning calories, according to USresearch.

Half an hour’s digging can use up250 calories, weeding will burn 105calories, raking 100 calories andmowing the lawn 195, so thosegarden chores you’ve been puttingoff may help you squeeze into those

LOW interest rates have enabledlenders to offer some of theircheapest ever deals, but there arewarning signs that borrowers willface a tougher struggle to meetlending criteria this year.

Mortgage payments in Englandand Wales averaged £494 a month or15.4% of home owners’ take-homepay last year, making deals at theirmost affordable for a decade,according to recent research fromBarclays Capital.

The proportion stood at its lowestsince the records began 10 yearsago, falling from a peak in 2008when monthly mortgage billsswallowed up more than a fifth oftake-home wages.

The Barclays study alsosuggested that most home ownerscould cope with the Bank ofEngland raising the base rate fromits historic 0.5% low.

It found that 83% of home ownerswould have room for manoeuvreshould interest rates, or theircircumstances, change.

Just under three-quarters ofthose studied said they had a planin place for when interest ratesstarted to rise, with around a thirdof these planning to cut “lifestyle”spending, including clothes,holidays and eating out, to offsetincreases, Barclays said.

Earlier this month, the Bank ofEngland predicted that lenderswould increase their mortgageranges further, but cautioned thatthis would be offset by tougherlending rules.

The Bank’s latest creditconditions survey found lenderswere planning to launch moreinnovative deals, particularly forthose who have smaller deposits.

This could help first-time buyers,

who have found themselves trappedin the rental sector and fell to theirlowest proportion of the housingmarket for nearly three years in theautumn of 2011.

However, lenders also predictedthat the credit scoring criteria forgranting loan applications would betightened in the first three months

of 2012 amid wider economicuncertainty and the fallout from theeurozone crisis, meaning loanapprovals could drop.

Despite the availability oflow-rate deals, the report said somelenders had revised downexpectations for households’disposable incomes and thereforethe affordability of taking out newloans.

Households have seen theirbudgets squeezed due to high livingcosts and the failure of wages tokeep up with rising bills, amid abackdrop of deterioratingemployment conditions.

While demand for lending forhouse purchase fell in the last threemonths of 2011, interest in thebuy-to-let market picked up,although lenders expected overalldemand to drop off slightly in thecoming quarter.

Lenders are also offering dealswhich appear more generous whenit comes to credit card borrowing.

Comparison website Moneyfactssaid balance transfer cards arecurrently offering the longestaverage interest-free deals onrecord, but warned that transferfees are at their highest typicallevels, standing at 2.93%.

Balance transfer cards aretypically offering 356 days ofinterest-free debt, compared with296 days in January 2008 at the startof Moneyfacts’ records.

Moneyfacts spokeswoman RachelSpringall said: “The long-termdebt-free deals available are anattractive pull to those looking formore time to repay a debt.

“However, customers shouldalways aim to repay the balancebefore the interest free deal runsout.”

The number of newinstructions edgedhigher for the thirdmonth in a row,according to the RoyalInstitution ofChartered Surveyors(RICS), suggesting thatmore sellers werecoming on to themarket in time for thenew year.

The surveysuggested that houseprices continued to fallin the month but at theslowest rate since June2010.

London was the onlyarea to experiencehouse price rises,while the WestMidlands, Humbersideand Yorkshire sufferedthe biggest falls.

A balance of 21% ofsurveyors expectfurther falls nationallyover the next threemonths.

RICS housingspokesman Ian Perrysaid: “The increasingnumber of prospectivesellers who placedtheir homes on themarket in December isa positivedevelopment, as a lackof stock has been a bigissue in some parts ofthe country.

“But with salesexpectationsremaining flat, it isimportant thatvendors are realistic intheir pricing if theywish the sale to gothrough in good time.”

He added that salesexpectations forcoming months werealso “fairly subdued”because of “continuingproblems with theeconomy and theongoing instability inthe eurozone”, whichwere weighing heavilyon the housing market.The lack of mortgagelending was still actingas a drag.

The survey alsorevealed that salesactivity “held uprelatively well” in thefinal quarter of 2011despite the gloom.
