IF you’re painting a door, the easiestthing to do is take it off its hinges so you
can get to the edges easily (this alsoenables you to paint the inside of the
frame).Every time you paint where an edgemeets the front or back of the door
(depending on which side you’re doing),run a cloth or your fingers along it to
make sure that a ridge of paint doesn’tform where you can’t see.
This will ensure that you get a goodfinish and won’t have problems refitting

The easiest option is to use anelectrician who belongs to a‘competent person scheme’, as theycan self-certify that their workcomplies with building regulations.
If they don’t belong to such ascheme, you’ll have to pay yourlocal council’s building controldepartment to check work complies.
If you’re buying electrical fittings(in most cases, lights) for thebathroom, make sure that they’resuitable for the ‘zone’ they’ll be in.
The zones are worked outaccording to their proximity to thetaps, shower and bath, etc, and allgood retailers should say whichzone or zones bathroom lights aresuitable for. Some even have adiagram of the zones on the box,although you can easily find thisonline.
The only electrical socketsallowed in bathrooms are razorones and the only switches should
be ones operated by a cord pull, orspecial ones for, for example, anextractor fan.
Alternatively, you can have anormal light switch on the wall justoutside the door, although this isn’tideal if you want to put the light onwhen you’re naked and already inthe bathroom!
If you don’t have an extractor fan,get an electrician to fit one.Extractors reduce the damagecaused by steam and condensationand help to prevent mould andmildew from forming.
In bathrooms without a window,which is common in flats, anextractor is even more vital andshould be switched on every timeyou take a shower or bath. Manyextractors are wired to come onwhen the light does, although theycan be switched off independently.
If you’re making changes to thewater supply, it’s a good idea tocheck with your water supplier thatyou’re not breaking the bylaws –your plumber should be able toadvise you.
And if you want to find out ifbuilding regulations apply to thework, try www.planningportal.gov.uk or your local building controldepartment.
Renovation rules are muchstricter for listed buildings, andsome work to a bathroom, such asmoving it or fitting an en suite, willrequire listed building consent fromyour local council’s conservationoffice.
Apart from this, you shouldn’tusually need planning permissionto replace or maintain yourbathroom. If in doubt, speak to thecouncil.
Don’t forget that if your home’sleasehold, you may need thefreeholder’s permission for buildingwork, so check the terms of thelease.
If you want to move the bathroomor install a loo with a macerator, forexample, the freeholder may objecton the grounds that it will cause anoise nuisance to other people inthe building, which could put anend to your plans.

North/South housepricedividegrowsTHE north-south divide in theproperty market is in evidenceagain after figures showed pricesrose 1.4% in the year to April, withthe largest decreases in Englandbeing in the North West andYorkshire and Humber.
The overall improvement wasdriven by London where priceswere up nearly 5% in the year,and by more modest gains in theSouth East and South West.
This was offset by declines inWales, Scotland and Northern
Ireland of 1.1%, 0.3% and 8.1%respectively, while the largest fallsin England were 1.3% in theNorth West and Yorkshire andHumber, the Office for NationalStatistics (ONS) said in itsmonthly house price index.
On a seasonally adjusted basis,UK house prices were up by 1.1%between March and April,reversing a decline the previousmonth.
Average house prices in Aprilstood at £237,000 in England,
£151,000 in Wales, £129,000 inNorthern Ireland and £178,000 inScotland.
London’s average price of£388,000 contrasts with theNorth East, which has England’slowest average price at £145,000.
The end of a stamp dutyholiday for first-time buyers inMarch meant the proportion ofhomes bought by this section ofthe market fell back to 32% inApril, from 43% the previousmonth.

KITCHENS are the ultimatemulti-functional room these days,where the family gather to cook, eat,socialise, and they may even double upas a work space.
That's fine, if you’re lucky enough to have akitchen the size of an aircraft hanger, like theenviable, dream spaces portrayed in glossymagazines.
But as new homes are generally smaller todaythan they were 30 years ago (according to a studyby the Royal Institute of British Architects), manyof us will be dealing with a smaller space thanwe'd ideally like.
"Nowadays properties are getting smaller,which in turn means that consumers aresearching for a smaller kitchen to suit their needsand home," says Jason McNulty, head of productdevelopment at Wren Kitchens.
"But smaller needn't mean less functional orless stylish."
Planning how you use the space is key, so thatnot an inch is wasted and, if possible, has at leastone area – even if only a breakfast bar – whereyou can eat or utilise as an extra work surface.
Also consider carefully what you need toinclude in your kitchen. If possible, moveappliances into other rooms in the house - forexample, a freezer can go in a garage, a washingmachine in a utility room or bathroom, as thishelps free up vital space in the kitchen.
If you're still in a stew, here's what the expertshave to say about tackling the most commonkitchen dilemmas.
SPACE STARVEDEven if your kitchen feels more like a coatcupboard, you can improve the situation bymaking the most of the space you do haveavailable - from the floor to the ceiling.
"Too many wall units can make the kitchen feelcluttered as this is where the eye is drawn first.Choose tall wall units that provide plenty of spacewithout taking up too much room," says MarcoRossi, head of product for Magnet Kitchens.
Shelves, racks and hooks attached to walls orceilings are a perfect way to keep your kitchentidy and work surfaces clutter-free.
Light colours for the walls and units can alsohelp to create the illusion of space in the mostbijou of kitchens.
Interior designer, Abigail Ahern suggestspainting kitchen cabinets the same colour as thewalls.
"If the unit colour matches the walls, it gives anillusion of space," she says.
Shiny or glossy finishes on walls, units andsplashbacks add to this illusion by reflecting lightaround the room.
TOP TIPS: As well as visual tricks, it's worthconsidering smaller than standard appliances.
Many manufacturers produce slimlinedishwashers, ovens and coffee machines designedespecially for smaller kitchens. "A compactmultifunction oven is a great way to make themost of precious space," says Marco Rossi.
"Try a built-in or built-under integrated fridgethat will sit behind a typical unit door."

Hamilton legacy
FOR the last 15 years, NickHamilton, son of the lateGeoff Hamilton, has beenbusy following in hisfather’s footsteps.
Just wandering around some ofthe 38 small gardens created for TVat Barnsdale in Leicester, you canfeel Geoff Hamilton’s ever-practicalpresence, as areas are teeming witha huge variety of plants along withpractical substitutes for expensiveaccessories (including a circularfinial made from a toilet ballcock –but you’d never know – sitting ontop of a pretty, home-made obelisk).
These are all testament to GeoffHamilton’s money-savingprinciples, his attitude of having ago himself at making somethingbefore shelling out on an expensiveequivalent, ever aware of hisaudience, many of whom wouldhave been cost-conscious.
Nick, who took over the businessafter his father’s death in 1996,shows me the old immersion heatertransformed into a rose waterfeature in the quirky ReclaimedGarden, a typical example of hisfather’s ideas of economy.
“My father wanted Barnsdale tobe representative of what peoplehave at home. Achievability was
all-important. He set the spring-board from which we’ve dived.”
The TV garden all started in the1970s, when Geoff moved into ahouse on the Barnsdale Hall estateand was renting some land at thetop of the hill. He was asked to do aguest appearance on Gardeners’World from what is now known as’The Original Barnsdale’.
In 1979 he joined the teampermanently, but soon found thatthere was little room to experimentand in 1983 he found Barnsdale as itis today, a mile away, a Victorianfarmhouse with more than fiveacres of land.
He created the gardens between
1983-96 but it wasn’t until 1997 thatthey were opened to the public.
“My father always said a gardenis a work in progress, so we carrythat on,” says Nick.
The beautiful Artisan CottageGarden, Allotment, Woodland Walkand Artificial Rock Garden are justa few of the concepts which havebeen developed and continue tooffer ideas to gardeners today.
Nick acknowledges that timeshave changed since his father’s TVheyday.
“Everybody’s lives have changed.Retired people are doing more nowthan they ever did, as are people inwork. But it’s making people realise
that within their busy lives there’sstill time for gardening andvegetable growing.”
In the last decade there has beenmore emphasis on lesstime-consuming gardening, withdemand for easy-maintenanceplants, plants which don’t needstaking and less lawn. But Nick hasreservations about this attitude.
“We have one or two gardens herewhich are lower maintenance thanothers,” he says.
“And yes, you can go out and buya £300 tree which will have aninstant effect. But that’s notgardening.
“Gardening is all about patience
and nurturing, getting out thereand getting your hands dirty.Low-maintenance gardening in away isn’t gardening.”
He believes that were his fatheralive today, he would be over themoon at the way Barnsdale hasdeveloped. But he doesn’t believethe TV cameras could ever returnon a regular basis.
“Our tagline is ’The People’sGarden’ and that’s what it is – agarden for the people. I wouldn’tnow want to stop people seeing thegarden, even for one day a week.”
He says that BBC Gardeners’World today is far removed from hisfather’s programmes.

SLUGS and snails may have been rampagingthrough your vegetable patch and the bestway to get rid of them, especially if you’reorganic, is to go through your rows pickingthem off by hand and disposing of them.
Early summer can see infestations ofcarrot fly, while wireworm will makecavities in root veg and potato tubers andcabbage white larvae play havoc with yourbrassicas.
Carrot fly will be active now, so put awindbreak-style barrier up around yourcrops to deter these low-flying pests andthin out the plants, whose scented leavesprovide the attraction, on a still eveningbefore watering the remaining plants.
There’s still just time to do some
companion planting. Plant nasturtium withcabbages as they attract caterpillars whichwill hopefully then leave the cabbages alone.Cabbage white caterpillars will be hatchingnow and you can prevent some damage byinspecting the undersides of the leaves onall brassicas. If you come across smallclusters of yellow eggs, squash them.
Remove any plant parts covered inblackfly. Infected potato foliage will appearwithered and yellow compared to a healthyplant, so dig it out and remove itcompletely from the garden.
If you suspect you have wireworm, liftyour susceptible crops early to minimisedamage and keep your ground wellcultivated in spring and summer.
