STANLEY DOCK I LIVERPOOL Stanley Dock represents a unique opportunity to regenerate a significant complex of Grade ll listed former warehouse buildings. The 200m long, 50m wide Tobacco Warehouse, added in 1901, is thought to be the largest brick building in Europe. Although the site has been derelict for almost 50 years, in recent times, the dock and its buildings have been used as the backdrop for Hollywood blockbusters Captain America and Sherlock Holmes. Harcourt Developments, the firm behind the £7 billion plan to revive Belfast’s Titanic Quarter on which a new Titanic Museum recently opened, is to refurbish the dock’s warehouse buildings with a £130 million mixed use leisure, exhibition and residential scheme. OPPORTuNITYPhase 1 of the scheme, to convert the North Warehouse to a £30 million 153 room four star all -suite hotel with ground floor retail/leisure uses and a conference centre, commenced on site in February 2013 and will complete May 2014.

Phase 2 of the scheme, with investment in excess of £100 million, will include converting the Tobacco and South Warehouse to:

• 4,102 sqm of office / business space

• 104 room short stay hotel and a 132 room long stay hotel

• 3,375 sqm of public exhibition space

• 805 sqm of cafes /restaurants / drinking establishments

• 3,315 sqm of retail space

• 335 combined live/work units; and

• an internal multi-level car park for 576 cars.
