Expanding In EuropeFollowing its recent acquisition of 50 per cent stake in the CitadinesEuropean serviced residence chain, Ascott now has servicedapartments across the gateway cities of Europe, Southeast Asia,North Asia and Australasia.

Ascott opened its first servicedresidence in Scotland, SomersetMerchant City, to the swirlingfanfare of Scottish pipe music.

In the heart of Merchant City, the102-unit serviced residence wasconverted from a historic buildingdesigned by Scottish architect J TRochead in the 1850s. Once hometo the City of Glasgow BankChambers, the property has beenrefurbished, with its architecturaldetails carefully reinstated.

Operational EfficienciesAscott’s chief corporate and investment officer, Mr Benett Theseira,said: “Our increased size in the three cities will enable us to commandgreater market share and drive operating efficiencies. The managedresidences will also benefit from leveraging Ascott’s global sales andmarketing network, enabling a rapid ramp-up of their occupanciesand providing a strong competitive advantage.”

He added that in Bangkok and Kuala Lumpur, Ascott’s residencescontinue to lead the market in occupancy and rental rates. In Manila,Ascott is today the largest international serviced residence chain.

As part of the group’s Somerset brand of serviced residences, thethree properties will target senior to upper management executives,and project a contemporary and stylish lifestyle.

Mr Theseira added that Ascott’s ‘enriched living experience’programme will be offered to guests at the properties. Theprogramme has set new standards in how serviced residences canprovide business travellers and their families with a nurturing homeand support community.

It features activities that facilitate guests’ business networking,community integration and family recreation in the city.

Somerset Suwan Park ViewIn the heart of Bangkok’s bustling central business district, SomersetSuwan Park View is within walking distance of Ploenchit andChidlom skytrain stations, and the Ploenchit Road shopping belt.

The serviced residence offers stylish one to three-bedroom suites,installed with broadband Internet access, a home entertainmentsystem and fully-equipped kitchen. Facilities for guests include aswimming pool, sauna and fitness centre.

Ascott’s leadership presence in SoutheastAsia has expanded further. The group hassecured three new serviced residencemanagement contracts in Bangkok, KualaLumpur and Manila.

In April, Ascott began managing SomersetSuwan Park View, a 152-unit servicedresidence in Bangkok’s central businessdistrict.

In March, the group secured the contractto manage the 96-unit Somerset BukitCeylon serviced residence in Kuala Lumpur,and acquired 48 apartments in the primeproperty.

In Manila, it bagged the contract to managethe 116-unit Olympia Suites servicedresidence in Makati City.

The portfolio increase is in line with Ascott’sgoal to grow its global presence. The groupis today the largest serviced residenceoperator in the Asia Pacific, with more than13,500 serviced apartments across Europe,Asia and Australasia.

Somerset Bukit CeylonLocated in Kuala Lumpur’sGolden Triangle, SomersetBukit Ceylon is a five-minutewalk from Lot 10 and Starhillretail malls and the BintangWalk shopping belt. It is alsoclose to the major hotels andoffice buildings along JalanSultan Ismail and the KualaLumpur City Centre.

Part of a mixed-use complex,the serviced residence will openin the second quarter of 2005.

Ascott has acquired 48 of the serviced apartments for RM11.9million (S$5.4 million).

The group will manage the property for five years, with the optionto renew for another five years. It has also secured the contract toprovide pre-opening technical services during the development phase.

Somerset Azabu East In TokyoAscott’s second serviced residence in Tokyo, the79-unit Somerset Azabu East, opened in March.

The property is in the heart of the prestigious Higashi-Azabu district of Minato ward, close to embassies,multinational companies, restaurants and the TokyoTower. The Minato City Hall, public library and touristattractions such as Zojo-ji Temple and Shiba Park arealso in the vicinity.

Units at the residence range from stylish studio to one-bedroom suites with facilities such as a fitness centre,indoor pool and rooftop barbecue terrace.

Somerset RoppongiAscott’s first serviced residence in Tokyo, SomersetRoppongi, opened in July last year. The 64-unit residenceis a five-minute walk from Roppongi subway station onthe Hibiya and Oedo lines.

It is also near subway stations such as Akasaka,Tameike-Sanno and Kamiyacho. Guests can choose fromunits ranging from studios to two-bedroom apartments.

Joint VentureAscott’s presence in Tokyo is part of its joint venturewith Mitsubishi Estate Co Ltd, one of Japan’s largestreal-estate developers. The partnership to own, developand manage serviced residences in the country, combinesAscott’s expertise in managing serviced apartments withMitsubishi Estate’s local knowledge of the propertymarket.

Ascott is also assisting with the management of 200corporate leasing apartments in Green Park Akasaka,Komazawa Garden House, Nakameguro Residence andShochiku Square Residence, as part of the joint venture.

It has also invested more resources in strengtheningits global sales and marketing infrastructure. Itsenhanced web-based marketing platform has enabledsales staff in the various cities to manage multinationalaccounts more proactively.

Positive ResultsEarly successes from the staff rally include higher scores

in most of the properties’customer satisfaction andservice audits, and moreguest referrals.

In Shanghai, 91 per centof guests indicated they‘are very likely to stay inthe future’ in the group’sresidences. In Singapore,customers’ ‘excellent stay’ratings doubled in the threemonths following the rally.

Ascott has launched its ‘Where Success Resides’campaign, to raise the international profile of its brands.

The campaign highlights how Ascott residences provideguests with a living experience with nurturing communitiesand support services that help them succeed in any city,anywhere in the world.

The tagline, ‘Where Success Resides’, ties in with TheAscott Heartware – the group’s philosophy of service fromthe heart and of going the extra mile.

Inspiring StaffIn line with Ascott’s view that its staff are key to deliveringwinning customer experiences, the group launched asix-month staff rally and training in 2002, prior to theexternal brand launch.

Through staff communications sessions and team projects,property managers worked to inspire and guide staff todeliver better the brand promise.

Key to the staff campaign was the customer experiencerally, where each property planned strategies to “wow”their customers and deliver memorable guest experiences.Property teams competed to achieve improved customersatisfaction and exceptional delivery of the brand promise.

“We believe that the consistent delivery of excellentcustomer experiences is the best client retention scheme,”said Mr Cameron Ong, Ascott’s deputy CEO (Operations).

Extending Brand ReachTo boost brand awareness, Ascott has heightened its mediapresence in international publications, and increased salesvisits and web promotions.

Kampong JoyAscott’s residents and business associatescelebrated Christmas ‘Kampong-style’(village-style) at The Ascott Singapore.Coconut leaves and sarong-clad staff injectedkampong flavour into the residents’ lounge.Instead of the usual Yuletide fare, guestsenjoyed laksa and ice balls, and masteredkampong sports.

Lunar RiddlesAt the Lantern Festival on the 15th day of theLunar New Year, guests at Ascott’s Shanghairesidences joined in the traditional solving ofriddles hanging from lanterns. Those with theright answers, or most creative solutions, tookhome lantern prizes.

Chinatown CharmMore than 100 residents from the Singaporeproperties joined in the bustle of Chinatownduring the Lunar New Year season. Theybraved the crowds at the wet market and stalls,ablaze with festive decorations and delicacies.And took home bags of ‘auspicious’ food andsouvenirs.
