Greg Welch Construction – 19454 Stafford Loop, Bend, OR 97701 Earth Advantage® Platinum FeaturesThis home built by Greg Welch Construction is an Earth Advantage® certified home. Upon certification this home will meet the Earth Advantage guidelines of Energy Efficiency, Healthier Indoor Air, Materials responsibility, Land conservation, and Water conservation, delivering a superior built home to buyers. This level of achievement is designed to help the house perform better and exceed those that are built to standard building practices.

As you tour the home, look for the Earth Advantage features listed below.

EnErgy EfficiEncy fEaturEs

Energy truss This type of design allows for full attic insulation to the edge of the wall, increasing energy savings.

flooring support systems constructed from i-joists These systems conserve materials by reducing the amount of structural lumber. I-joists are stronger, more durable, and can be made with recycled products.

Window Efficiency This home features windows rated U-0.30. Every 0.01 reduction in u-value equals a 3% reduction in heat loss. The heat loss from a U-0.32 window is 15% less than a U-0.35.

Blown-in insulation systems This system improves a home’s energy efficiency by filling the wall cavity completely, including the areas around pipes, cables, and outlets.

intermediate framing This home uses framing techniques to improve opportunities for installing insulation in wall cavities.

EnErgy star® Dishwasher Saves water and can use up to 30% less energy than non-qualified models.

EnErgy star® Lighting Package Eighty percent or more of the lighting fixtures of this home are fitted with ENERGY STAR® rated fluorescent lighting products or LED products. Fluorescent lighting products use one quarter of the energy of standard incandescent lighting products.

tankless gas Water Heater Uses 45 to 60% less energy than required by the current federal standards. Efficiencies achieved result from a combination of more efficient burners and the lack of stand-by losses that occur in tank water heaters.

HEaLtHiEr inDOOr air fEaturEs

Protect Duct Vents/Ductwork during construction This step ensures that dust and debris caused by construction activities do not settle in the ducts and negatively affect the air quality of the home.

ENERGY STAR® Qualified Exhaust Fans Use less energy and are more than 50% quieter than standard models. ENERGY STAR® fans are also tested to meet specific air flow requirements, which can lead to more effective local ventilation.

Direct or Power Vented Water Heater Reduces the chance of back drafting, which can occur with an atmospherically vented gas water heater. This feature helps overpower any negative pressures that might affect the water heater and improves indoor air quality by exhausting fumes outside.

Hard surface flooring This flooring does not harbor dust mites, mold, household dust and debris, or harmful chemicals that can off-gas into the home over time. Increasing the percentage of hard flooring provides a surface that is more durable and easier to clean than carpet.

Low Volatile Organic compound (VOc) Wall and ceiling Latex Paint Reduces the amount of irritating and harmful chemicals in the home for occupants and workers.

MErV filter rated 8 or Higher MERV is a standard used to measure the overall efficiency of an air filter. MERV scores range from 1–16. A higher MERV rating offers better filtration, which means fewer dust particles and other airborne contaminants pass through the filter.

Water Efficient Lavatory Faucets These faucets use aerators to mix air with the flowing water. The perceived flow is comparable with normal fixtures, can save up to 500 gallons of water per year, and reduces energy bills.

Low Water use Plants These conserve water by requiring little or supplemental water to the climate’s natural rainfall. Once established, they often require no additional water.

Limited Lawn turf This feature conserves water by limiting turf to the most functional areas.

No Irrigation Over Spray on to House Sprinkler heads have been adjusted to eliminate irrigation over spray onto pavement, the house or other permanent structures such as garages sheds, etc. This practice saves water and promotes durability on structures adjacent to landscaping.

MatEriaL rEsPOnsiBiLity fEaturEs

fiber cement siding This material is extremely durable (40+ years), making it an efficient alternative to traditional wood siding.

Local Materials Raw materials that originate and are processed within 500 miles of the building site are considered to be local materials. In addition to supporting local businesses, the use of local materials can reflect and highlight regional architecture and design.

rain-screen Wall system (airspace under siding) A moisture management system that increases the longevity of materials by preventing moisture from entering the wall cavity. It also integrates drainage and ventilation to remove cavity moisture.

recycled content insulation This material at least 25% recycled content, reducing landfill waste.

Low Point Drain A moisture management system that increases the longevity of materials by allowing excess water to drain out of the crawlspace. Reducing this moisture build-up prevents mold growth and foundation damage.

recycle Jobsite Waste 95% percent of clean wood and cardboard was recycled. Wood and cardboard are two major components in a group that accounts for 70 to 95% of all construction waste.

Developing and Implementing Erosion Control Measures Developing and implementing erosion control measures on the home site prevents eroding sediment and pollutants from contaminating storm drainage systems and other local bodies of water.

Onsite Infiltration Routes rainwater away from rooftops to soil and groundwater, helping to balance the site’s natural water table and preventing erosion caused by excessive runoff.

stormwater control This eco-friendly system manages rainwater by balancing the natural water table and reducing erosion caused by excessive runoff. Advanced systems store and reuse water in a variety of applications.

Protect non-graded areas Preserves the natural landscape from compaction and protects the water table from contaminants that can seep into soft earth.
