Lovell News Issue 1, Summer 2018 Lovell will start work soon on a £25 million development set to bring 153 much-needed new homes to the former colliery site in Aberfan, Merthyr Vale. The old Merthyr Vale Colliery will be transformed with 110 two-, three– and four– bedroom homes for open market sale and 43 one-, two-, three– and four– bedroom affordable houses and apartments in partner- ship with Merthyr Tydfil Housing Association. The new housing development, which will be known as Ymyl Yr Afon is the latest stage in the reinvention of the former colliery, which closed in 1989, through a major regeneration programme delivered by Merthyr Tydfil County Borough Council, with support from the Welsh Government. Merthyr Tydfil Housing Association: Karen Courts, Chief Executive at MTHA said: “The scheme will provide 43 units of affordable for rent and will provide a significant boost for the area, both by helping to meet local needs and through the creation of employment and training opportunities. We are committed to the regeneration of communities and we are de- lighted to be working in partnership with Lovell on this exciting development.” Merthyr Tydfil County Borough Council: Cllr Geraint Thomas, Portfolio Member for Re- generation & Public Protection at MTCBC said: “This development has been a long time in the making and shows the unwavering commitment of the Council over many years, to the regenera- tion to the middle valley region of Merthyr Tydfil. This brand new housing development will build upon the Housing Renewal Programme and the state of the art school developed nearby which the Council delivered in Aberfan and Merthyr Vale in recent years. Welcome to the first issue of our brand new quarterly

newsletter, designed to keep you up to date with what’s

going on at our new development, Ymyl Yr Afon.

Meet Build Manager, Paul Philips

Welcome to my first blog of the project, my name is Paul Phillips and I am the Build Manger over-seeing the construction phase of the development.

Lovell is delighted to be working with Merthyr

Tydfil County Borough Council and Merthyr Tydfil Housing Association to build and deliver this exciting new housing development.

Just to give you a bit of background on myself, I have worked at Lovell for ten years and was previously the Build Manager at the Coventry Gardens development in Merthyr Vale where we delivered 11 bungalows for sale between 2012-13.

I am pleased to advise that works to Ymyl Yr Afon are due to commence soon. We have appointed Walters Civil Engineering to carry out the ground engineering works on our behalf who are due to start in early June.

This work being carried out will be monitored and managed by Walters. As part of their works they will be importing material for the levels of the site to be lifted so you will notice more vehicle movements than normal.

Before the engineering works commence you will notice our site perimeter fence being erected along with our signs, notice boards and flags.

The footpath linking Aberfan and Merthyr Vale over the railway line will remain open while we construct a temporary route around our site. We envisage that the diverted route will open in August, allowing us to complete the remediation of the site.

The main construction works are due to commence in early September, initially on the drainage and road infrastructure, with our marketing suite commencing shortly after. In the meantime we will keep you informed and updated on a regular basis as we progress on our site notice board.
