From the Sailing CommodoreHi folks – hard to believe but we’re moving toward the home stretch of the summer and the 2018 campaign. And, so, the X boats are off to Inlands this week, it’s close by up on Pewaukee if you’re inclined to go visit and take in some of the spectacle! Of course, if you’ve seen the needlepoint in the YC bar, and agree with the late, great Mr. Bach, you’ll go only if you have to. After that we’re into the home stretch and the C fleet is off to WYA and the C’s and MC’s head to Minnetonka for Inlands.

By the time you read this the regatta gauntlet here on Beulah will have been run. A huge thank you to everyone that helped out in any way with the various events over the last few weeks, from the optis to the X and C fleets. Beulah definitely brought it strong, and everyone’s efforts are greatly appreciated! Candace did a terrific job with the overview in the email on Monday, so I won’t belabor it here. Rather, I’ll just say: thank you!

At right is a picture of the sun setting over the club after No Tears, seems Ma Nature was impressed too, and sent along a smile.

Looking at the score sheet, lots of fun sailing results as Will the Thrill and Bad Brad took the C Invite title, besting Bricklers and the

other Haeger boat, and a 36 boat fleet. Annie Cate and Anneliese are having a great season in the X boat and had another strong showing at WYA, while the 99 and 28 and 11 teams have also had some great results.

Finally, if you haven’t seen it yet, check out www.lbyc.us, for the text of a note that came from Brad Egan of Cedar Lake after the X WYA. If that’s not what it’s all about, if that’s not the absolute best of Beulah, I don’t know what is. My hat it tipped to young Christian Connor.

C INVITE RECAP By: Joe Skotarzak

The C Invite was definitely a good time had by all type of event! I won’t re-thank everyone here, since Candace did such a lovely job doing so via email earlier this week.

It all began Friday evening with a few off-lake boats showing up for early registration, along with some of the Beulah regulars. Youth was served later in the evening as the clock struck 10 and quite suddenly the YC was full!

Saturday morning dawned breezy, with a bit of an odd direction. The YC was kind enough to set up the starting line right off Padua Point so the 25 and 217 programs didn’t have far to go. So, yes, it was a bit of an unusual direction, as we raced from there up to about Katcha’s on Jesuit Island. Short track racing as the 36 boat fleet took a lot of laps around WA5 and WA6 courses. Two good races in the morning, and we broke for a typically awesome lunch. After lunch one more race and the breeze had built so more people put on thirds, and the course shifted slightly so now the windward marks were right in front of the Mill Lake channel. We took Lindey for her maiden C scow cruise and she did an outstanding job, and I’ll confirm that our capsize was 100% my fault; further, rumors that we put the mast in the drink on purpose so as to give her the full experience are at best unconfirmed! She was heard to say on the sail home that she’s relieved to have learned first-hand that tipping is nothing to be afraid of – as they say, that’s not nothin’. Lots of people tipped and had other challenges through the three races, but the Beulah show was on as

both Haeger boats and Team Hung Over were bringin’ it strong atop the standings.

Sunday was a little less breezy and a little more rainy. Will was, to use his own words, “a little tired,” and yet still threw a bullet at the fleet in the first race, which gave them a pretty good cushion going into the last one. The RC moved us down to the corner by the Long Lake channel to start, which seemed to make Will more tired, as he and crew were a little slow out of the blocks in the final race. They rallied nicely and caught enough boats that the overall title was theirs pretty comfortably.

Two bullets and an overall title for B-1, with B-18 and B-12 following behind them.

Well done, Beulah, well done.

Rick & Lindey Neudorff participated in their first C-Scow Regatta at the C Inland Invite! Lindey is pictured here with Anne Muller & Joe Skotarzak!

Congratulations to B-1 on winning the C Inland Invite. Left to right, Will Haeger, Brad Roble & Rachel Beers.

House & Grounds Report by: Greg Thomas

Exit Signs: Fleming’s Fire 1 replaced the exit signs in the ves-tibule/ foyer and the kitchen on Friday, July 20. These are low voltage fixtures that have a small transformer within the housing that converts the standard line voltage into the lower voltage that the exit uses.

These transformers had burned out requiring the exit light replacements. This work was required because of an annual inspection by the Town of East Troy building department.

Tree Planting: Two Autumn Blaze Maples were planted along the South Property line by Trees on the Move on July 9, 2018. The tree along the ROW of East Shore Road was donated in memory of Carol’s mother, Betty Gehrmann. It was located along the South property line in the front parking lot island. The trees are a fast growing, hardy, disease resistant maple hybrid noted for its brilliant red fall color. It also provides a silver green leaf during the summer providing unique appearance year round. A duplicate tree was planted in the opposite parking lot planting island along the South property with the Klement’s sharing the costs with LBYC.

Please honor these plantings by not parking on or along the South Property in the East Shore Road Right of Way in front of the tree.

Wake Restriction Ordinance: The Town of East Troy Board elected to take No Action on the proposed ordinance to restrict wake enhancement on Mill Lake at the Board’s July 16 meeting at the Town of East Troy, Town Hall. Chairman Klarkowski praised the decorum of public dialog and considered the public discussion to be a positive educational experience for both the boat operators and the riparian owners along Mill Lake.

The Town of East Troy originally responded to complaints of riparian owners around Mill Lake to the action of enhanced wake boats which caused documented property damage and dangerous wave action conditions along the shore to both wildlife and personal safety.

The Town of East Troy did vote on installing additional No Wake Buoys along the shoreline of Lake Beulah. The placement of the buoys will be controlled by the Lake Beulah Management District who will place the additional buoys 200 feet from shore. This complies with a Town of East Troy existing ordinance that there shall be a Slow NO Wake zone 200 feet from the shoreline. The cost of the additional buoys will be shared by the Town of East Troy, The Lake Beulah Protection and Improvement Association and the Lake Beulah Management District.

The Town of East Troy Water Patrol will enforce the 200 feet from shore No Wake Zone as well as boats producing dangerous wake in the center of the Lake.

So the Take from the Discussion Ordinance is:

More Boater Education More Enforcement More Buoys

By their No action, the Town Board left open the option to reconsider the ordinance next year is this year’s options prove to be not enough action. The process of Public Open Hearings would begin again from the start next Spring.

Property now containing Lindey’s W1340 Beach Road, Parcel No. PET 900001D, 1341 Beach Road LLC, Owner

The Town of East Troy Board also acted on the proposal that would redevelop the current property where Lindey’s is located into a proposed 27 unit Senior Retirement apartments which is a conditional use of the currently zoned B-3, waterfront business district in Walworth County Zoning ordinance and 2035 Comprehensive Plan of the Town of East Troy. The Town Board sent back the proposal back to the Town of East Troy Planning Commission for additional public input.

The proposed development is to be re-reviewed by the Planning Commission on August 1, 2018 which allow the public to comment on the development. The current redevelopment solution has a number of problems that need to be addressed with the Walworth County, Department of Land Use, Zoning Administrator. The Town of East Troy Board considered that without input from Walworth County it may be futile to rule on the development.

Some of these problems are the following items:

1. The existing land area in the parcel excluding the land vacated in the right of way of First Avenue is 129,952.2 square feet. Minimum lot area per principal use on this lot in a B-3 Zoning District is 40,000sf which means the lot can support 3.2488 dwelling units. The proposed 27 dwelling unit Retirement Home is 8.31 times the acceptable density of the current zoning district.

This density is too great and a variance, at the least, is required.

2. The lot also contains multiple zoning districts. A B-3 Waterfront Business District and an R-1 Single Family Homes. The proposed Retirement Home is not a conditional use in an R-1 District and since this parcel is included in the development a re-zoning of the R-1 District would be required to comply fully with the Walworth County Zoning Ordinance.

3. The amount of impervious surfaces exceed the maximum area per the presentation by Warren Hanson on June 6, 2018. Remediation needs to be presented to the Walworth County Zoning Administrator and increases granted so the project can advance. This issue will affect the storm water run-off into the Lake from the development.

4. A 20,000 gallon holding tank for waste water would need to be pumped on at least a weekly basis. Bridges over Trout Pond channel and the Beach Road over the trolley tracks have permanent or seasonal weight restrictions, which would limit truck access. The storm water run-off and waste water treatments or holdings would need final approval of Walworth County.

Sidestays’ CornerFloat Tour August 2Did you secure tickets for the August 2, 2018 Float Boat Tour? I hope so, since reservations are closed. This promises to be an exceptional tour, please relax and experience five outstanding homes on our “Beulahful” lake and please say a prayer for good weather!

A reminder for Boat Drivers: if you know who is coming on your boat, please ask your passengers to board at your pier or offer to pick-up along the way to avoid an overcrowded yacht club parking lot. Then come to the yacht club to get any extra pontoon spaces filled and let your guests sign in.

Two more float tour house profiles! See you August 2nd!!

Lance and Kim Rosenmayer are new to Lake Beulah, and after acquiring this home, have spent about a year and a half remodeling. Working from an excellent initial design with many compelling features such as outdoor terraces off each bedroom, the Rosenmayers have completely rehabbed the house. Noticeable features include an expanded rear deck with hot tub disguised as a fountain, eleven living levels in the house, new tile work throughout, and a wine cellar and humidor. Art and tile from California are featured in the Spanish style home.

Anne Humphrey’s paternal grandfather arrived at Lake Beulah in 1906, and her extended family has been members of Camp Charles Allis since. Ann¬e’s parents were delighted to find this cottage on Country Club Lane for sale in the early 90’s, because it was her mother’s childhood favorite. They executed a total rehab of the house after buying, and a total landscape rebuild has been completed this year. The house features artwork and from family members and a heavy sense of lake history, as well as lots of sailing photos of the family.

Caught wearing their 125th shirts at the July 11 cookout! Looking good, Don Stein and Vicki Bohl!

Didn’t get your t-shirt yet? Or need more? The shoppe has started a Late Summer Special! Get a ticket for a free domestic beer when you buy your 125th anniversary shirt during the next several weeks.
