In a recent news report on the Saudi Arabia real-estate market, it was revealed that the performance of the hospitality sector has been mixed in the third quarter of the year, with Riyadh outperforming Jeddah. The low oil prices have resulted in a sluggish property and real-estate market. However, the future seems promising, with several large hospitality groups like Swiss International, Millenium & Copthorne, and Starwood Hotels and Resorts having already signed agreements with local partners in the region to open multiple hotels .

Given the increased interest in the hospitality industry, it is only natural for us to speak with some hotel managers about the current trends and status of the industries in Saudi Arabia. Read our story on ‘Hospitality’ to know more. Our cover story in this supplement focuses on some iconic properties across the kingdom. We speak to the FM companies and focus on the way they manage the projects – the FM services and transition services.

With the current and past history of the spread of the Coronavirus in the region, it is fitting to have an article on how cleaners must be trained in hospitals. An authored article by James Cleary focuses on this topic. Finally, Andrew Park from Reza Hygiene talks about the importance of floorcare equipment through examples of the Hako range in a comprehensive article.

How the industry will shape up in the next five years is yet to be seen; in the meanwhile the cleaning industry seems to be taking positive strides towards their goals.

Cleaning companies must be responsible for hygiene An official source at the Health Affairs Directorate in Jeddah has attributed the spread of seasonal viruses to the decline in daily cleaning and maintenance of emergency departments by specialised cleaning companies at government hospitals. In Jeddah, four

cleaning companies are contracted to government hospitals; their inability to sanitise hospitals on a daily basis has been attributed to minimal manpower and commitments to several hospitals at once.

The Health Affairs Directorate places

responsibility for sanitising hospital departments on the director of emergency at the hospital, who should provide monthly reports about the level of cleanliness. Rather than carrying out their work, cleaning companies get rid of their responsibilities in Jeddah by distributing a number of bottles

of Dettol to hospitals each month, which is not sufficient in killing viruses and preventing their spread amongst patients and staff.

The issue of hospital cleanliness has become especially important in light of the spread of respiratory viruses and the emergence of some cases of swine flu.

Major hospitality groups plan expansion in Saudi ArabiaSeveral major international hospitality groups have announced expansion in the Kingdom. Swiss International plans to open the Swiss International Park hotel in Baljurashi and Swiss Spirit Hotel & Suites in Turaif as the first hotels by the chain with its Middle East partner, HDG from Dammam. Apart from this, Millennium & Copthorne signed two new hotels in the Holy City of Makkah, along with 8 more in the past six months. In the meanwhile, Starwood Hotels & Resorts has inked an agreement with a Saudi Arabian company to launch the Four Points by Sheraton Makkah Al Naseem property in the holy city. The hotel, slated to open in the second quarter of next year, will be the Four Points brand’s largest property globally with 1,139 keys. It will be

located in the Al Naseem district on the outskirts of central Mecca.

Apart from hotels, serviced apartments are also taking the forefront in the Saudi Arabian hospitality market. Accor Hotels has signed a strategic management deal to develop 15 new Adagio aparthotels over the next

five years, strengthening its partnership with Saudi Arabian conglomerate

Alesayi Group. Five of the Adagio projects have already been agreed upon and will be developed in Jeddah, Riyadh, Madinah and Jizan, with construction of the first hotel expected to start soon.

Sealed Air receives CSR Impact Award for ‘Soap for Hope’ programmeSealed Air Corporation was named the winner of the CSR Impact category in the Asian CSR Awards 2015 presented at the 14th Asian Forum on Corporate Social Responsibility (AFCSR). Sealed Air’s Himanshu Jain, Vice President for Indian subcontinent and Southeast Asia, received the award from His Excellency M.R. Pridiyathorn Devakula, former Deputy Prime Minister, Kingdom of Thailand at the awards ceremony. The CSR Impact Award honours a programme with that has an on-going track record of significant sustainable impact and is innovative and replicable.

From amongst 134 entries from 12 countries, Sealed Air won the award for its Soap for Hope programme on soap recycling and distribution. In partnering with hotels who are Sealed Air’s customers, Sealed Air collects and channels used soap to local communities for recycling into reconstituted soap bars. The soap is then

distributed back to the local communities.

The programme’s objective is three-fold: to save lives by promoting a cleaner and healthier environment through proper hand-washing with soap: to provide a means of livelihood for local communities through learning a new skill; and to help hotels reduce waste

by recycling used or discarded soap. “A typical 400-room hotel generates 3.5 metric tons of solid soap waste per annum. Hand-washing with soap is amongst the effective and inexpensive ways to prevent diarrheal and respiratory diseases in developing regions. Put these facts together and you can see that Soap for Hope addresses waste reduction and hygiene enhancement at the same time, while also generating livelihoods for local communities through soap recycling,” said Sealed Air’s Stefan Phang, Director for Sustainability and CSR.

JLL signs MOU with the Jeddah Chamber of Commerce JLL – a leading real-estate investment and advisory firm - and Jeddah Chamber of Commerce (‘JCCI’) signed the Memorandum of Understanding (MOU) to collect and share data on the retail sector in Jeddah. JLL will act as an independent third party to assist JCCI in the data collection process for the newly established JLL – JCCI Jeddah Retail Index. This index will improve transparency in the retail sector in Jeddah by collecting data from the members of the Retail Committee of JCCI,

which are major retailers and shopping centers, on a regular basis. The data will be included exclusively as part of JLL’s quarterly report to improve the quality of available data on the retail sector in Jeddah. Commenting on the

MOU with JCCI, Jamil Ghaznawi, National Director and Country Head of JLL’s KSA, said, “This MOU marks an important initiative to support greater transparency in the retail sector of Jeddah. We are pleased to partner with The Jeddah Chamber of Commerce and Industry and work with them to support this significant initiative in the market. The data provided by the chamber will contribute substantially to our quarterly reports and will encourage the use of more data in

similar market reporting processes.”

Adnan Mandoura, Secretary-General at JCCI said, “With the new JLL – JCCI Jeddah Retail Index, we will be collecting data from major retailers in order to improve transparency and availability of data on shopping malls. We are pleased to work closely together with JLL to share our respective expertise as we increase the information available about the retail sector in Jeddah.”

Just a few years ago, MRSA (methicillin-resistant Staphylococcus aureus) was the number one nasty bug,

spreading fear into the hearts of hospital administrators and patients alike. Our chief strategy for fighting this bug was handwashing, mainly because MRSA clings to the skin. Now, however, the most dangerous germs are the ones that live on surfaces such as door handles, bed rails, work surfaces, keyboards and phones.

In recent studies, it was shown that viruses such as the Ebola virus can remain viable on surfaces for several days, while other germs such as the ones that cause colds, ear infections, and strep throat can linger for weeks or even months.

“Hand hygiene is very, very important,” says Michael Phillips, a hospital epidemiologist at New York University Langone Medical Center, who has been studying this problem. “But, we are coming to understand that it is one of just several important interventions necessary to break the chain of infection that threatens our patients.”

Through different routesThe infectious organisms that require surfaces to be cleaned to break the chain of infection enter hospital rooms in a number

of different ways. Although Acinetobacter and Pseudomonas prefer to live in the soil and water, people regularly carry these germs into hospitals from the outside world on their shoes and clothes. The germs that live inside humans such as VRE, E. coli, Klebsiella and C. diff enter hospitals in patients’ intestines and escape when patients suffering from diarrhea, contaminating the air and equipment around them.

Many of these bugs can survive on surfaces such as glass, metal and plastic – the very materials used to make up the environment around us. Consider VRE. One strain that caused an outbreak at the University Medical Center Utrecht in the Netherlands grew in a lab dish for 1,400 days after being dried in a test that mimicked what might happen in a patient’s room. (MRSA also survives on surfaces, but for much shorter duration.). “It forces us to raise the cleanliness of the hospital as a clinical issue, just as washing our hands is a clinical issue,” says Cliff McDonald, a medical epidemiologist at the U.S. Center for Disease Control and Prevention. Because of such abilities, the latest bacterial threats create an infection risk at least as great as contaminated hands.

The cleaner’s roleThe responsibility of eliminating the germs on these surfaces falls to the cleaning team. Cleaners and janitors are regarded as disposable workers—hard to train because their first language may not be English and not worth training because they may not stay long in their jobs. “This is the level in the hospital hierarchy where you have the least investment, the least status and the least respect,” says Jan Patterson, President of the Society for Healthcare Epidemiology of America.

At N.Y.U. Langone in 2010, Phillips and his co-workers launched a pilot project that redefined those formerly disposable workers as critical partners in patient protection. Janitors, they realised, know better than anyone else which rails are touched most frequently and which handles are the hardest to clean. The Langone ‘clean team’ paired janitors with infection-control specialists and nurses in five acute care units to ensure that all high-touch surfaces were thoroughly sanitised. In its first six months, the project scored so high on key measures—reducing the occurrence of C. diff infections and the consumption of last-resort antibiotics—that the hospital’s administration agreed to make the experiment routine procedure throughout the facility. It now employs enough clean teams to assign them to every acute care bed in the hospital.

So, what does all this tell us? It’s clear that ensuring surfaces are cleaned effectively is a key component in reducing the risks of exposure to harmful germs and to break the chain of infection.

Training protocolMonitoring the operational processes associated with environmental cleaning services, and properly training and managing the staff charged with these duties, are additional elements necessary for preventing transmission of HAIs (Hospital Acquired Infections). Strategies for assessing compliance may include use of checklists, direct observation (open or covert), and surveys of personnel and patients. Process evaluation and

improvement should also consider important human factors and logistical concerns that interact with environmental cleaning procedures, including workflow, staffing, staff training and supervision, collaboration between support services and clinical staff, institutional leadership, and patient preferences.

Cleaning professionals cannot be competent if the training programme is lacking. Most training is delegated to supervisors; this method has its shortcomings. Read an accurate job description of a supervisor in a 50-plus-bed hospital, and you will see there is little time available for training employees, especially new employees. Training a new employee properly is a full-time job for at least two weeks, tapering off from there. It is also inadequate to have other frontline employees train the new hire. A new employee should learn tasks in a logical sequence, and not be exposed to the jumble of duties that an experienced cleaning professional faces in an average day. The learning should be logical and progressive, allowing the new employee to absorb and retain the many new things they need to know to protect the patients and themselves.

In short, healthcare facilities need dedicated trainers. These trainers should be also responsible for quality control and retraining employees as necessary. Full-time trainers can also implement a logical training program that teaches each employee the steps needed to properly clean each type of healthcare settings; patient rooms, intensive care units, labor and delivery, common areas, procedure areas, administrative areas, etc. Awards and pins could be given for each skill set learned, creating pride and a higher level of competence, which would stop more infections.

There are many opportunities to reduce the spread of infection; training is the logical place to start.

How much importance is the housekeeping industry being given in hotels in Saudi Arabia?Housekeeping is the backbone of hotel industry anywhere across the world. It’s not just a cleaning department anymore. The idea is to build a service culture by providing a clean, safe and healthy

The primary driver for Saudi Arabia’s hospitality sector is tourism, the activities of which are centred around the holy cities of Makkah and Madina. Industry experts at the Saudi Commission for Tourism & Antiquities (SCTA) projected tourism to contribute as high as 5.4 per cent to the non-oil GDP of KSA

in 2015, reaching a strategic level of 5.7 per cent by 2020. In fact, Saudi Arabia’s tourism sector is expected to create more than 400,000 jobs in the next five years. The success, efficiency and overall infrastructure of this sector contributes immensely to the country’s economy. Multiple projects, growing leisure tourism, the increasing inflow of religious tourists, the expansion of Al Haram and government support by way of building transportation and properties infrastructures are all healthy indicators.

While furnished apartments are gaining prominence as an alternative, hotels remain the predominant form of accommodation in both cities. The government approach to development confirms that the Kingdom’s tourism industry has become a labour market on its own, focused to deliver a high-quality religious tourism experience, as is the case with Hajj services. And this information is reiterated by the exodus of hotel companies that have announced new properties in the country. These include two hotels by Swiss International in Baljurashi and Turaif, two by Millenium and Copthorne in Makkah, and the world’s largest Four Points by Sheraton from Starwood in Makkah.

We spoke to two hospitality professionals from the Kingdom of Saudi Arabia, to get an idea of their respective industries. Imran Khan, the Cluster Laundry Manager, from the Jeddah Hilton, Waldorf Astoria Jeddah speaks about what drives the laundry market in region and the laundry operations at the property. While, Rais Khan Executive Housekeeper Mövenpick Hotel Riyadh, speaks about the trends in housekeeping and how it has changed over the years.

How much importance is the laundry industry being given in hotels to Saudi Arabia?The laundry market in Jeddah is largely driven by the price of laundering items with an equal importance on quality and services. However, three years ago, very little importance was

given to the lifespan of the linen and services. But now, we can see immense potential. Although technological advancement in the Saudi Arabia market is taking place at a slower pace as compared to Europe and the USA, the focus on these advancements is gradually increasing due to rising labor costs (visa, accommodation, salaries, etc.). And with quality products entering the market, productivity has increased as well.

The market is now making way for new laundry projects with a production capacity of approximately 50 tons per day with tunnel washers and state-of-the-art technology.

The upcoming hotels have very small in-house laundries for washing uniforms and guests garments, but the major portion of laundry services is outsourced to commercial laundries. The old laundries, which fail to modernize their operations according to the current market requirements and are not able to solve problems of risings costs, are phased off, while the concept of centralized laundry operations works in a much more planned manner. That is why new commercial tunnel wash laundries are approaching fast in the market to cover up for the required needs.

How much importance do you give to sustainability? Sustainability is an important aspect in any profession. From using the right and approved chemicals, handling the guests and rooms laundry to keeping consistency on the quality of standards is essential in achieving sustainability.

Especially since the region has been facing epidemic diseases like MERS, etc. it is important to maintain high standards of cleanliness in the laundry.

Anything unique to the laundry operations at Jeddah Hilton that you would like to talk about? Waldorf Astoria is a 7-star property by Hilton (The Royal Palace named Qasr Al-Sharq). As far as the on-property laundry is concerned, we have a good team, which is completely trained and maintains high standards in the laundry. Around 40 per cent of the team is from the region, and their skill-set is a big asset to the team.

We have had the honour to serve many high profile guests including princes and princesses on a regular basis; hence we ensure that our standards are on top-of-the-line and in tune with the standards of the hotel.

In fact, we use chemicals from leading companies like Sealed Air for housekeeping and laundry to maintain high-standards on the property. And sustainability is included in all these practices. After all, that’s how we build trust in our guests.

These days image is everything. In the Middle East region, one of the biggest problems is dust

and fine debris, which is a concern for all facility managers and contract cleaners. The inefficient use of labour and poorly maintained cleaning machines vastly affects the costs of operation and therefore the overall profitability. Maximising profitability is the key to the continued success of the businesses that are operating within those markets.

In a recent copy of UK Magazine Cleaning Matters, Paul Kelly (Commercial Director for Rubbermaid Commercial Products) comments on the challenges for the UK contract cleaning industry in 2014. Paul says, “From my UK perspective, I would say that with the improving but still tough economic climate, the cleaning industry is under constant pressure to supply their services at an ever reducing cost or deliver more for the same cost.”

The right equipmentOver 80 per cent of a contract cleaner’s costs are wages, so companies are looking for any form of innovation to help reduce this. This can come in the form of new PDA and management systems, streamlining operations and operational staff and increasing innovations in the types of cleaning machines that are used.

Within the warehousing and distribution sector, ride-on sweepers are commonly used to minimise dust, dirt and debris whilst cleaning. Sweepers come in various formats, power sources and sizes but what they do have in common is that

they pick up debris! Once the collection hopper is full, the operator then needs to take the machine to the waste area and empty the hopper so that he can then move back to the area he was cleaning to complete his task. The sweepers in the industrial market follow one of two main sweeping principles: Over-throw collection or Direct-throw collection.

Over-throw collection lifts debris up and over the rotating sweeping brush and then deposits it in the hopper.

Direct-throw collection is very similar to a dust pan and brush type set up in which the rotating brush flicks the debris directly into the hopper.

Both systems have benefits depending on the application, type of debris and the environment. Moreover, both systems need to have an effective filtration process to ensure continued performance during operation. The most popular and effective system is the overthrow system as this ensures that 100 per cent of the hopper capacity is utilised as the hopper is filled from the top, which increases the operator’s productivity by reducing the amount of dead time spent emptying the hopper.

Filtration also needs to be considered when selecting the most effective sweeper. During the cleaning process, heavier debris are lifted up by the main sweeping brush and deposited into the hopper, but due to the vacuum, the lighter dust is drawn into the filter, which will eventually become clogged up. And this leads to the operator again having to stop the cleaning pattern and unblock the filter. If this isn’t done properly or effectively, it results in plumes of dust being projected into the customer’s operational environment.

For optimum performance There are various technologies on the market, which can help and ensure optimum performance in both overthrow sweeping and filtration. For instance, Hako machines have two significant technologies that guarantee high levels of performance in both sweeping and filtration.

The Patented ABBA system (Automatic Container Brush Adaptation) ensures that as the sweeping brush wears during normal operation, the leading edge of the container continually adjusts towards the tips of the brushes, which means that there is no loss of debris collection and increased operator productivity. This system is available on the full line of their ride on industrial sweepers.

In terms of effective filtration, Hako has the R²S System (Resonance Shaking System), which ensures that the filter is efficiently cleaned out on the move electronically. The machines have an electric motor that initiates fins on the filter that shake the system at varying frequencies. This leads to the collected finer dust and debris being automatically shaken off the filter and dropped back down into the hopper. This means that the operator can continue to clean without stopping and manually cleaning the system, which in turn increases the time spent on the cleanable area – increasing significantly the productivity of the operator, therefore reducing staff costs for that job.

Outdoor and indoor operationsFor outdoor cleaning, road sweepers or large vacuum machines are used to control dust, debris and litter. Ranging in size, these types of machines are used to clean many types of applications from shopping centre car

parks through to large municipality spaces. These machines have a large upfront cost, so choosing the right machine and ensuring that it can deliver value is crucial.

Traditionally, scrubber driers have been used to maintain the finish and remove spillages and stains in combination with single-disc machines being used to carry out the in-depth stripping and

Sustainable servicesIn terms of ‘green cleaning’, Hako also has another trick up their sleeve! Water conservation is a big topic for everyone at the moment, but Hako has the answer. The patented Hako Aquastop feature has been tested and proven by the German organisation TUV, wherein it can save water and chemicals by up to 50 per cent. This is achieved by wrapping a rubber skirt around

the disc brush head. This maintains a constant head of water as the water isn’t spun outwards from the cleaning area but kept in place. Companies that utilise technologies such as these can expect to reduce their shift and staff costs as the time taken to complete the cleaning task required is significantly reduced.
