The Industrial Revolution
During the 18th century, Manchester became
famous for its textile production. By building water-
powered cotton mills along Manchester’s sprawling
canal network, the city went on to become a world-
wide supplier of cotton. Manchester’s cotton and
textile production grew throughout the industrial
revolution, with the city being affectionately known
as “Cottonopolis” due to its huge cotton exports.
Even to this day, Australians still refer to cotton
bedding as ‘Manchester’.
Inventors and Innovators
Manchester is also known for its pioneering thought
leaders that have paved the way for modern cultural
and scientific movements. Whether it was Alan
Turing discovering Atomic Theory, the landmark
discovery of graphene, or Emmeline Pankhurst
leading the fight for women’s rights, Manchester
has been the birthplace of some iconic historical
figures and the changes they’ve made to the
world as we know it.

While the textile industry may have been Manchester’s key to success, the tapestry of Manchester is much more diverse today thanks to the city’s growth in multiple industries and sectors.
With a thriving number of big businesses covering sectors from legal to accounting, and fashion to retail, Manchester is now home to 80 of the FTSE100 and many more international businesses. The BBC, Google, Amazon and Adidas all have office spaces in Manchester, highlighting the global pull the city has for the giants of industry.
Modern day icons
While the innovators and inventors of the past may have cemented Manchester’s place in history, a new set of cultural icons have taken centre stage to maintain the city’s reputation. Home to two Premier League Football teams as well as a vibrant music, cultural and events scene, Manchester is known around the world for its incredible music and sporting talent. With festivals occurring across the city ever year including the Manchester International Festival and Manchester Pride, the city’s event scene attracts tourism from around the world to experience all of these sights and sounds.
World-class education
Manchester is also known for its world-leading Universities. Over 100,000 students across 10 institutions are currently studying in the city. Manchester’s student population is thriving and bringing with it an increased demand for the best employment and social opportunities. With one of the highest graduate retention rates in the country, it’s no surprise Manchester’s students are calling the city their home after their education finishes and making the most of everything on offer.

Rail and Tram
Manchester is connected to nearly every major rail station within the UK, operating regular trains to and from London. With the development of the High-Speed Rail Network, Manchester opens up its borders as a commuter city to those wanting the affordability of Manchester with the career prospects of London, while reducing journey times by up to 40%.
The Metrolink tram network sprawls across the city, covering 60 miles of the greater Manchester area. The network bridges some of Manchester’s most affluent suburbs to the city and makes getting around the inner-city area hassle free.

With the impact of Brexit still a concern
for many, the Manchester property market
continues to defy these worries and show
signs of stable and steady growth.
As London begins to exceed affordability,
Manchester presents a great opportunity
for strong and stable returns both now
and in years to come.
Manchester vs London
With a rising number of employment, educational and social opportunities now available
in Manchester, demand is rising for properties in the city. Over the next 10 years,
55,000 new properties are required in Manchester to meet current demands.
Planned projects and completions in the past year are significantly falling short of this,
meaning Manchester is now chronically undersupplied for available homes.

In an area of rapid growth like Manchester, making the right decisions regarding your investment will allow you to make the most of this changing market. By considering these key factors,
you’ll be able to gain high capital appreciation, strong rental yields and stable returns both now and in years to come.
Location
Picking the right location is key to getting the
most out of Manchester. City centre locations
tend to be more favourable for potential tenants
as they allow the best access to some of
Manchester’s most vibrant hotspots and
leading career opportunities. Properties close
to Piccadilly and Deansgate are great for those
wanting immediate access to the city centre,
while properties in Castlefield put residents in
the heart of Manchester’s picturesque canal
network. These postcodes will attract
significantly higher rental yields meaning
higher returns on your initial investment costs.
Transport links
Manchester has one of the most expansive travel
networks in the UK. With full rail, bus and tram
routes expanding across 60 miles of the Greater
Manchester area, residents are able to commute
across the greater metropolitan area with relative
ease. Living near to these transport links means
commuting across the city is convenient and
accessible, allowing residents to make the most
of everything Manchester has to offer.
Local amenities
Manchester is known for its vibrant nightlife
and world-class dining and entertainment
options. While it is beneficial for a property to
have these things nearby, residents will also want
the convenience of having local amenities right
on their doorstep such as local shops and
services. The greater the variety and choice in
the area for things such as supermarkets and
shops, the more desirable the property will be.
Resident Services
In the current property market, resident services
are becoming more important and desirable to
improve comfort and quality of life. Private gyms,
swimming pools and entertainment spaces are
all going to improve the value of a property due
to the premium offering of having these things
readily available. Further features such as secure
parking and cycle storage will also affect the
value of the property and allow landlords to
charge higher rents on the property or give
homeowners peace of mind and convenience.
