Last year our spring market stumbled after an extremely harsh winter prevented buyers from getting here. A surging stock market caused some buyers of vacation and retirement homes to hesitate. But now, with the Dow hovering around 18,000 and fluctuating, a financial redeployment may be headed our way. As baby boomers move deeper into their golden years, the Hilton Head area lifestyle is calling. So far, spring sales are up 5% with over 740 properties sold in the first three months of 2015. Villa sales are up 21% over last year. Lower priced properties are in high demand but very short supply. The $400,000 - $600,000 price range is brisk. Luxury property is now selling again! Beyond the numbers, as Realtors®, we have our hands on the pulse of buyer sentiment everyday. Typically, “we’re ready”, or, “we’ll be ready in a couple of years”. This spring as flowers bloom, will real estate boom? It’s too early to tell but sooner or later the flowers will present themselves. Although some may be taking a little longer, they’re still headed here. With great choices at attractive prices and historically low mortgage rates, there has never been a better time! The event of the year is about to get underway. The 47th RBC Heritage PGA Tournament, held at Harbour Town Golf Links in Sea Pines, will get underway on April 13 - 19th. The event attracts over 100,000 spectators and will be featured on The Golf Channel, Sirius/XM Satellite Radio, and CBS Sports. Each year the Heritage generates over $96 million dollars for our local economy. Equally important is the positive exposure our area receives from the spectacular video footage provided by CBS Sports seen around the world. Why We Live Here

Spring is simply amazing here in the Lowcountry! Amazing not only for its variety of spectacular colors but also because it seems to happen overnight. It feels like someone flipped a switch and bang, brilliant colors are everywhere! Early April turns our landscape into a 3D fantasyland reminiscent of something you might see in a Disney production. The best part is the matching effect it all has on people! The transformation seems to bring out the best in everyone as they opt for that outside table, break out the bright colored wardrobe, take the dog on a longer walk, and smile more. Spring is just another reminder of why we live here, it warms the heart and touches the soul with its beauty!

Renovation of the 130,000 square foot center is estimated to cost $20 - $30 million and is already underway. Nearly complete is the mid-Island Shelter Cove Town Center. This 290,000 square foot, $76 million dollar complex, is thriving with Kroger as its anchor and numerous other shops, stores, restaurants and entertainment. Then there is the completed Park Plaza with the Harris Teeter expansion to 50,000 square feet. Beyond the Centers and Plazas, upgrades over $80 million has been invested in ocean front hotel renovations including: The Westin, Sonesta Resort, Marriott, and Holiday Inn.
