The ChestnutsThis extremely attractive property sits in a glorious location on the fringes of the village of Glentham, in the heart of the rolling Lincolnshire countryside. The original part of the house is thought to date back to 1751, at which time it was the local vicarage, but over the years it has been greatly extended and has undergone a number of transformations, including being used as a café and more recently a pub. The current owners purchased the property just over eleven years ago and have since converted it into a beautifully presented and very spacious family home.

“We chose this location because it’s just so peaceful,” says Steven. “I have to travel an awful lot for work, and to be able to come back here, switch off and completely relax is wonderful. The building itself was in a terrible state when we bought it, but over the years we have worked our way through bit by bit and it’s now a really lovely home, and you would never guess that at one time it was the local pub.”

“There was a large function room that we think was built around thirty years ago,” says Tina, “and it’s where famous bands and comedians would come and perform. When we carried out the renovations we divided it into three separate spaces to create an indoor swimming pool, a snooker room and a lovely big living room with a huge inglenook fireplace.” “It’s a large house,” continues Steven, “but we use all of it and it’s great for entertaining. Upstairs we have three big bedrooms with en suite bathrooms, and then in what we call the East Wing there are two further guest bedrooms and a family bathroom. They are quite separate, so when friends or family come to stay they’re able to have their own private area.”

The Chestnuts is enveloped by around two acres of beautifully landscaped grounds, which are bordered by high hedging and trees to give the entire space a wonderful feeling of peaceful seclusion. “The garden is lovely,” says Tina, “and extremely private. We have three patios on different sides of the house, so during the summer we can follow the sun right throughout the day.” “It’s also really easy to maintain, despite its size,” adds Steven, “which gives us more time to enjoy it.”

The Chestnuts enjoys a wonderfully rural setting, and yet everything one could possibly need on a day to day basis is extremely close at hand. The village has a friendly pub, a small shop and a garden centre. Market Rasen is also close by and has a great selection of shops and amenities, and the Cathedral City of Lincoln is under half an hour away.

“This is a lovely house,” says Steven, “a real family home. It’s spacious and comfortable, and in a location that is handy for everything; we’ve thoroughly enjoyed living here.”*

With the original parts of this former public house dating back to the 1750s the property has had a varied history and now has accommodation approaching 9000 sq ft.

The substantial property which enjoys views toward the Lincolnshire Wolds is currently used as a private residence but lends itself well to a variety of potential uses subject to relevant permissions and features two large reception rooms of 42ft and 22ft, dining room, breakfast kitchen, study, office, gym, games room, heated indoor swimming pool, changing rooms, five bedrooms, two en suites, two further bathrooms and a bar area with working pump room.

Situated in a plot of approximately two acres the gardens wrap around the property with two entrances, driveway and ample parking leading to a garage and workshop block with more garaging and outbuildings to the rear. The gardens are enclosed by mature trees, hedging and fencing with the rural setting allowing easy access to the nearby town of Market Rasen and historical city of Lincoln.
