1.0 Introduction

The objective of these architectural guidelines is to ensure the highest standard of visual appeal and image, ensuring compatibility and integration within the community. Outlining the opportunities and constraints of building, these guidelines will assist builders, designers and home buyers in achieving a positive building experience.

2.0 Architectural Theme

The theme of this community is relaxed simplicity in Heritage styling. Encouraging originality and individual expression, a pattern of coordinated elements will achieve comfortable and cohesive streetscapes.

What defines character and community is the details. In McConachie, these details will be woven through a blend of housing styles to establish a commonality and relationship. Similar shapes, enclosed entries, stonework, articulated facades and traditional trims, will display thoughtful attention to detailing. Individual preference and style will be evident and expressive.

3.0 House Size, Massing and Style 3.1 Streetscape

The massing and size of each home must reflect appropriate scale and styling within the streetscape. Massing, style and setback may be adjusted on a lot to lot basis, to enhance the streetscape. Streetscapes will be comprised of two story models only. The front elevation will include at least one variation in wall plane at the second floor façade, above the garage.

3.2 House Size

Houses are to have a consistency of mass and volume within the streetscape. Minimum house width: Duplex Homes (RF4) 20’

4.0 Site Planning and Grading 4.1 Conformance to Grading Plan

Site planning and grading must accommodate the natural slope of the land with variations in grade absorbed within the building mass. The Purchaser shall be responsible for the design, construction and costs of any retaining structures and must ensure design grades and lot drainage are not compromised.

4.2 Parging Exposed concrete and parging will be restricted to a maximum of 2’ at all visible elevations.

4.3 Risers and Entry Steps Front entry steps are to be a maximum of four risers per set. Where the grade or design calls for more than four risers, the run must be split.

5.0 Repetition

On these duplex lots, there will be no repetition on adjacent lots (XOX). Duplex buildings will be designed to avoid mirror image of units at front elevation. Variation in wall planes, rooflines, window groupings and finishes are some of the architectural measures that can achieve distinction between units.

On lots designated high visibility, repetition and mirror image must be addressed at both the front and rear elevations. Repetitive use of elevations and architectural styles will be monitored to ensure interesting streetscapes. Modifications to elevation treatments may be required accordingly.

6.0 Special Design Considerations 6.1 Corner Lots

All corner lots are highlighted for exceptional treatment, with a higher standard at corner lots on, and visible from collector roadways. Flanking side elevations on corner lots must have full front elevation treatment:

Appropriate wall heights and massing Roof line between 1st and 2nd floor. This roof line must be supported by projections and intersect with

same in order to appear intentional Relief in wall plane is required (jogs/box outs) Appropriate roof overhangs Number of openings suited to wall area (avoidance of blank wall space) Detailing consistent with the front elevation including window grills and trims Window configuration and groupings consistent with front elevation and styling

6.2 High Visibility

High visibility rear elevations require special consideration. Elevations at these locations must avoid mirror image of units and reflect stylistic definition, massing, and detailing consistent with the front elevation. The façade must include articulation and suitable number of openings.

7.0 Driveways, Garages, Walkways 7.1 Front Drive Garage Product

Single attached front drive garages, located in accordance with the street furniture plan, will be the minimum standard.

7.2 Garage Massing

Homes will be designed to integrate the garage and minimize its appearance while enhancing the mass of the house itself. Some of the architectural measures that can achieve this are proportionate development of the second floor above the garage and an emphasis on entrance treatment. Bonus room development above the garage must provide for roof mass between levels and should not exceed 75% of the garage projection. Models with articulated facades and roof lines may extend to within 4’ of the garage front.

7.3 Overhead Doors

Garage overhead doors will be raised panel, painted to blend with the exterior and enhance the presentation. Corners of overhead doors must be straight or curved. Angled corners will not be permitted. An upgraded overhead door is required in one of the styles illustrated below.

The height between garage overhead door and eave line should be less than 24”. Where the design exceeds 24”, special treatment is required.

7.4 Driveways and Walkways Driveways and walkways may be constructed of the following materials:

- concrete, broom finish - stamped and coloured concrete - exposed aggregate concrete - concrete pavers, coloured

In all cases where coloured concrete or pavers are used, the colours must be expressly approved at time of application.

Driveway is not to exceed the width of the garage to the garage front where the width may then flare to include a walkway to the front entry.

8.0 Roofing 8.1 Materials The shingles may be a standard three tab asphalt product in the colour of Sandstone (BP) or Driftwood

(IKO). 8.2 Roof Style and Slope Roof slopes minimum 6/12 Eave overhangs are to be 12” to 24” with 6” fascia.

Cantilevers and box outs on visible elevations must include a separate roofline and minimum overhang. 8.3 Chimneys Any furnace and chimneys must be contained in a corbelled chase. 9.0 Defining Details 9.1 Architectural Theme

9.2 Entrance Treatment A porch or veranda is required. Entrances will be covered at the first level. Base of wood verandahs/porches will be enclosed to grade and include closed risers. Wood verandahs/porches must be painted or stained in a finished state. The landing and treads may be left in a natural state.

9.3 Windows

Window grills are required in a traditional pattern.

Rectangular or ellipse transoms are suited. Small square, round and oval windows may be featured.

Glazing will be a substantial feature at all visible elevations, with the number and size of openings appropriate to the wall surface. The use of window and door surrounds will be a feature on all homes. Trim will be a minimum 5”.

9.4 Detail Elements Column designs will be varied and may be metal, wood, vinyl or stone clad. Sided columns, round and fluted columns are not permitted. Triangular louvers with brick mold or rectangular louvers with trim are suited.

Angle brackets may be utilized for ornamentation and support.

All gable ends facing view will include 5” shadow battens. The front elevation will include at least one variation in wall plane at the second floor wall face, above the garage.

9.5 Siding and Finishes Siding only, stucco is not permitted. Ambient siding must be traditional profile in horizontal application. Panel detailing, board and batten, vertical siding, flat panel or shakes will be an additional finish on all visible elevations. These finishes will be of a different color/tone of the siding and enhanced by raised battens. Shutters combined with louvers and the application of stone/brick may further enhance the homes.

9.6 Entry Doors

Entry doors will be simple in styling and may include a sidelite or transom. Paired/double entry doors are not suited.

9.7 Detail returns All trim and masonry details must be returned 24” at side elevations.

10.0 Colors 10.1 Repetition and Contrast

All colors will be reviewed on an individual basis without repetition on adjacent lots. Color schemes require a strong contrast at trim and fascia. Trim and fascia are to be a single color. Streetscapes will be diverse without the predominance of one color or tone.

10.2 Accent colors

A third accent color is required. Accent color will be bright and/or bold and not a tone of the primary colors.

11.0 Landscaping 11.1 Front Yard Minimum Requirements

It is the responsibility of the homeowner to landscape the front yard. In the case of corner lots, the front yard shall include the flanking sideyard to the sidewalk, curb or boulevard and to the rear corner of the house. The primary objective of the landscape requirements is to achieve greenery in all front yards. Alternate materials to sod will not be permitted. Rock and bark mulch must be restricted to tree and shrub beds. The minimum landscaping shall consist of:

Sod A single tree, minimum 2” caliper for deciduous trees (measured 6” above ground)

OR minimum 6’ tall for coniferous trees (spruce or pine or fir). A prepared shrub bed containing at least six shrubs, 18” in height or spread. Two of

these shrubs must be evergreen (coniferous). A prepared bed is defined by edging (landscaping vinyl, brick, concrete, etc.). The shrub bed must be located forward of the garage in the front yard.

All landscaping must be completed, in accordance with the requirements herein, within one year of occupancy (subject only to seasonal limitations).

11.2 Deposit

To ensure compliance with the landscaping requirements, a $1,500.00 deposit must be paid by the Purchaser, to be refunded by the Builder, upon satisfactory completion of landscaping.* *Completion of fencing is not a requisite to the final inspection, however if fencing is in place at time of final inspection it will be assessed for compliance with the guideline standard for the neighbourhood. Non-compliance will be treated as a deficiency, affecting the refund of landscaping deposit.

12.0 Fencing

All wood screen fencing must be consistent in design and colour with the fencing style established for the subdivision. See Appendix ‘A’ attached.

13.0 Construction Activity

Each builder must inspect the condition of curbs, sidewalks, street lamps, perimeter fence, etc. on or in front of the lot. A written lot inspection report must accompany the application for house plan approval. The builder is required to maintain the lot in a clean and orderly fashion during construction. The dumping or storage of materials on other lots or on Brookfield lands is prohibited.

14.0 Approval Process

All applications must include the following information:

a) Completed application form b) One set of working drawings at 3/16” or 1/8” scale c) Two copies of the plot plan prepared by Designated Surveyor at 1:300 scale d) Completed Housing Start information form e) Lot inspection report f) Color or material samples as may be required

These submissions must be made five days in advance of the desired construction start date. It is not the purpose of this process to check for compliance with applicable governing statutes and requirements. Incomplete submissions may be returned without review. The application and plans will be reviewed for adherence to the guidelines. Modifications may be requested. The original plans and forms will be retained on file. A copy of the approved house exterior and approved application form will be returned to the builder. Any changes to approved plans must be approved in writing prior to implementation.

15.0 Final Inspection, Security Deposit Return To initiate the Final Inspection, the following must be done:

a) Construction completed, exterior completed in accordance with these guidelines and as per the house plan approval.

b) Rough grading completed and landscaping completed satisfactorily c) Rough grading certificate and approval grading inspection report from the City of Edmonton,

Drainage Branch d) Water valve exposed and marked e) Sidewalks, street, gutters and curbs in clean condition f) Written request to Mariah Consulting Limited, to perform the final inspection (must include

grading certificate and City approval of same). Request must be made by the Builder. Landscape inspections are scheduled for the “growing” season in Edmonton only. Inspection start dates may vary from year to year depending on weather. The cutoff date is September 30 for all requests. Once final inspection is complete, a copy of the final inspection report will be forwarded to Brookfield for appropriate action. Brookfield will notify Builder that the landscaping deposit can be released back to homeowner.

16.0 Signage

All informational, directional and showhome signage must be in accordance with signage standards established by Brookfield. All three types of signage shall be consistent in design, colour and quality and must be designed, produced and erected by Brookfield. The Builders shall be allowed to display one (1) For Sale sign per lot provided said sign is erected on a suitable stand and not affixed to the house in any manner either during construction or upon completion of the same. All For Sale signs must display the Builder’s name, corporate logo (if applicable) and telephone number as a minimum standard. The For Sale signs must be produced by a professional sign company to ensure consistent quality. Each For Sale sign must not be larger than 32” x 48” prior to being fixed to the stand. Subtrade and supplier storage will not be permitted to be displayed on the lot or the house in any manner whatsoever. There will be no exception granted in this regard.

17.0 Signage

As of January 1, 2015 there are no structured wiring requirements.
