Walls, Walls, Walls…

As some of you may know, there has been a Wall Project in the works for the past nine years. Buildings and Grounds has visit-ed every wall in the community, identified sixteen different types of walls and determined which types were the responsibil-ity of the HOA. The HOA is responsible for the outside and top of these walls, the homeowner is responsible for the inside. Following that, a team of volunteers led by Buildings and Grounds went out and measured every HOA wall and compiled the square footage of each wall along with a measure of the number of repairs that were needed. They also identified the linear footage of fences that are on top of HOA walls. Some of these walls have never been painted or repaired.

The Buildings and Grounds committee made a recommendation to the board to repair and paint the HOA walls. Items in the recommendation include:

• Paint the exterior and top of HOA walls in a color con-sistent with the color assigned to each subdivision.

• Plan for a seven (7) year cycle. for repaint/repair.

• Use a semi-gloss Dunn Edwards paint to reduce weather-ing.

• Scope of Work for paint contractors should include:

• Power washing

• All spalls (chips or splinters) and repair with a time-line for cure specified.

• All cracks be sealed with a paintable caulk or sealant.

• Fences on top of HOA owned walls must be painted on both sides

• Brush and cacti removal, wherever necessary, must be completed prior to painting

It was generally felt that painting should be by subdivision. The committee recommended dividing the work into seven years in order to minimize the impact to reserves. The board will consider this based on cost of the total project.

For now, the board has accepted the recommendation and di-rected the General Manager to obtain at least three bids for the paint and repair work. He will request that contractors provide a method to allow homeowners to engage them in the painting of the interior of the HOA walls at the homeowner’s expense. The board also directed the General Manager to obtain bids from landscaping contractors to remove trees, bushes, and/or cacti within five feet of the walls to be painted.

The outside and top of approximately 25% of the walls in

MountainBrook and the fences on top of them are the responsi-

bility of the HOA. There is a map posted in the office showing

the walls and fences for which the HOA is responsible.

There were several board meetings in September:

• Finese Construction was approved as the contractor for the Superstition Storage reallocation. Final con-tract pending.

• The 2020 Budget was reviewed and approved. The 2020 assessment will be $964.00, a 2.8% increase or $26.00 per household. The Street Reserves for those who own in Shadow Ridge I and II was increased to $136.00, a 9.7% increase or $12.00 per household. Most notably, the First Service Residential Manage-ment fee remained flat at the 2019 level and onsite staff was reduced; all contracts, utilities and costs to maintain the community were evaluated. The General Reserves was increased by 10%.

General Budget information will be mailed to every homeowner along with their annual HOA statement.

Additionally, expenditures for the following were ap-proved:

• countertops (not including installation) for the new cabinets in the Fired Arts building;

• a replacement kiln; • repairs to the pool deck;

• additional Christmas lights;

• new data lines to be run for the 911 pool phones.

Approved Committee recommendations included: Budget and Finance - renew SR I and II maturing CDs; Buildings and Grounds - direct the Manager to obtain bids from qualified vendors to repaint and repair the common area walls as defined and marked on maps provided, maintaining the current color scheme of each sub-division; Communications - purchase additional stage overhead microphones and direct the General Manager to purchase a new digital recorder to record Coffee and News for inclusion on the website; Planning - task the Communications Committee to develop a new brochure for potential home buyers; and to accept their recommendation to increase the number of their Steering Committee to seven members.

It’s been a busy month.

Those Pesky HOAs Alex Willingham, Assistant General Manager, Covenants Coordinator

Friendly Reminder

You purchased a home in a beautiful community. It is beautiful because we ask each home owner to adhere to certain standards. These standards are covered in the Covenants, Conditions and Restrictions (CC&R’s). You may view these standards in the activity office or on the website. You may also purchase a copy for $3.00.

If you receive a letter regarding something not up to the standards, it is just a reminder of the rules. It is not an attack, insult, shaming or anything derogatory. It is just a “Friendly Reminder” of the rules you agreed to upon pur-chase of your home. If you ignore the letter, then a viola-tion and fines will start to accrue. We understand you may need time to work on your home or landscaping. You just need to contact the office and let us know. All the forms you need are in the self-serve area of the Activi-ty office and on the website.

I’m here to help any way possible so let’s work together keeping MountainBrook Village beautiful.

Come Dance With Us by Lynnel Cochrane

"They're spooky They are all togethcreepy and they're kooky

Mysterious and er ooky The Addams family"

These 1965 lyrics by Vic Mizzy may provide some great inspi-ration for our MONSTER MASH/ Halloween Dance Party on Saturday, October 26. If you have recently returned or are new to MBV, this Welcome Back dance is a great way to surprise and reconnect with friends and neighbors, or as the evening unfolds, make new acquaintances. While costumes are always optional, we are once again offering prizes following our mes-merizing costume parade. The dance floor will be on fire, with last year's favorite group, That Kool Band, providing a fabulous song list for dancing and listening. Your dance committee will have the Superstition Center transformed into a SPOOKTACULAR scene worthy of visits by goblins, ghouls and ghosts. Hurry over to the Activity office to pur-chase tickets, as this dance is sure to be a sell out!

From Your Manager Hello MountainBrook Residents,

It is my pleasure to announce and introduce the newest team member to your MountainBrook Village staff.

Please welcome Zienna Henesey to our front desk and lifestyle support team. Zienna or “Z” as she likes to be called by her friends, comes to us with a wealth of knowledge and experience in the public relations and customer support fields. Along with her strong work ethic integrity she also serves as a volunteer with the sheriff’s office as an auxiliary officer. She may be reached at

[email protected]. We are excited to welcome her to the team and hope you’ll take a moment to stop and say hi on your next visit to the office.

I want to take a moment to remind you of the im-portance of changing your billing address with us if you rely on a printed copy of your assessment statements. The post office does NOT forward the assessment state-ments. This is due to the requirement of your CC&R’s that we mail your notices to the official address we have on file for you. If you have been away for the summer and plan to return to the Village for the winter and would like to receive your mailings from Mountain-Brook Village it is imperative you either stop in the of-fice to do this or email [email protected]. This is the only way to ensure you receive timely correspondence regarding notices from our office. Not receiving the notice does not re-lieve you of the obligation to pay on time.

To those of you that I have had the pleasure to meet, thank you all for your support and encouraging words. To those of you I have yet to meet, I look forward to taking time to listen to you and really understand what it is we can do together to make MountainBrook Village the premiere 55+ community in the east valley.

MountainBrook Village Needs A Little Christmas

If you “need a little Christmas,” the Village Voices and the Village Voices Orchestra will provide lots more than a “little Christmas” through their concerts the evenings of Friday, December 6 and Saturday, December 7 at 7 pm in the Superstition Center. The Voices began practice in early September and are excited by the eclectic program Director Patty Sobek has created for 2019!

Tickets will be for sale in the Activity Office beginning in mid-November and will also be available for purchase at the 11/26 and 12/3 Coffee and News Hours that will feature teaser performances from the chorus. The Christmas con-certs sell out each year so purchase tickets before the concert dates as few, if any, tickets may be available for sale at the door on the night of the concerts.

Strike Up The Band The MountainBrook Village Band resumes rehearsals on October 31st from 2 pm-4 pm in the Superstition Center and November 7th in preparation for our Veterans Day Celebration. We will play a 20-minute patriotic concert at 9 am.

November 14th begins rehearsals every Thursday through March except November 28th and December 26th . Winter concert is January 26, 2020 at 3 pm. Spring Concert is March 29, 2020 at 3 pm.

All MBV residents are invited to play with the band, so dust off those instruments and join us for exciting music and fun musicians. On Halloween you do not have to wear a costume.

Please call Donna & John to make sure we have a music folder for you. 480-671-9828

LOVIN’ CANYON COOKOUT IN 2019 From regulars like the Bocce players to first-visit residents it was evident that Canyon Cookout had become known as the best deal in town. The cost is $5 for burger/chicken and all the trimmings, potato salad, baked beans, chips, dessert and drink. A big shout out to Loretta Milton who, without fail, prepared her famous bread pudding!

1400 of these meals and delightful community fellowship were enjoyed by MountainBrook residents from January through April 2019. They came early, stayed late and were exuberant in their appreciation for the efforts of the volun-teers.

The record attendance for one day was 137.

Canyon Cookout will resume on Wednesday, November 6 and run through December 11. The spring season will begin Wednesday, January 8 and run through April 29. Tell all your friends and join in the fun.

Artist of the Month On Exhibit in Library

Emile McIntosh MountainBrook Resi-

dent 1996 – 2015 When I was asked to put up a Library display of Emile’s pot-tery, I was both flat-tered and concerned. Flattered because for almost 15 years, Emile was one of the most popular and productive potters in our community. Her work was sought after both here in MountainBrook and at studio open houses and many other venues throughout the Valley. But, I was also con-cerned because Emile sold almost 80% of the hundreds (thousands?) of pieces she made; and gave away or do-nated many more pieces to children or to charitable caus-es. Where could I find repre-sentative samples of her work?

This display consists of a few pieces Emile didn’t want to part with for one reason or another, and many more bor-rowed from friends and family for the exhibit. However, the best record of her production is photos taken rather sporadi-cally over the years, which are in the photo viewer.

Emile was a happy and joyful artist. She loved working with clay, interacting with other artists, and her clay customers. She appreciated the wonderful

versatility of what is basically nice dirt, for both functional and decorative purposes. Emi-le studied with teachers and other artists but found her own artistic vision when she was able to incorporate plant and animal images in her work, and to pay homage to Arizo-na’s indigenous population’s depictions of their natural world.

Emile also loved to experi-ment with different decorative techniques and was especially fond of raku firing. Raku fir-ing requires surrendering con-trol of the outcome of a piece you have made and glazed. After firing, the red-hot piece is put into the fire and flames of a closed reduction contain-er. The unpredictable play of the heat and flames on the glaze is often beautiful, but always surprising when the piece comes out of the con-tainer. A few of her raku piec-es are in the exhibit.

I would like to thank LeAnn Juenemann for the opportunity to put together this small re-membrance of Emile’s journey with clay. I still miss Emile terribly, but she left both me and the MountainBrook clay community the better for her gifts to us.

Lovingly, Pierce McIntosh

In The Territory......... If you live in the Midwest, how many times have you driven through the Petrified Forest National Park and Painted Desert as you zip along Interstate 40 headed for MountainBrook Village, or on your way back home for the summer? Next time you're westbound look for Exit 311 which is 26 miles east of Holbrook, AZ and plan for an extra couple of hours to drive through these national parks, visit their museums, shop at their gift shops, ob-serve over 65 petroglyphs at Newspaper Rock, take a hike in the Park, watch the excellent informative movies and much, much more. Or, if you're eastbound, take Highway 180 just south of Holbrook 18 miles to the park's entry. From there it's an interesting and scenic 28-mile drive to the I-40 exit.

In the museums are fossils from the Lake Triassic Period such as dinosaurs and other reptiles. This was over 225 million years ago and is when trees in the forest were knocked down by natural causes and carried downstream by flooding waters and buried under layers of sediment. The logs soaked up groundwater and silica from volcanic ash and over time crystallized into quartz. Different min-erals created the rainbow of colors seen in the petrified wood. President Theodore Roosevelt dedicated a nation-al monument here in 1906, and it became a national park in 1962. Surprisingly, there are smaller petrified forests in all 50 states. Do you know where yours is located?

The Painted Desert Inn is a remnant of the Route 66 hey-days which ran through the Park and was built by the CCC. It is now a museum worthy of a quick stop. The Painted Desert Visitors Center is at Exit 311 and has a nice large food service area, gift shop, restrooms, in-formative movie, museum and gasoline service. There are picnic tables in the park and a number of great pano-ramic overlooks, but no specific campgrounds. This little

side-trip makes for a nice diversion and broadens your knowledge of this land that we love........the UNITED STATES OF AMERICA. And it's all right here “In The Territory”.

Celebration of Veterans in Gold Canyon

We will be having a Celebration of Veter-ans – a community wide, free event on Sunday, November 10, 2019 at 2:00pm in the 1200-seat Sanctuary of the Gold Can-yon United Methodist Church. Everyone is invited. (Doors will open at 1:15pm)

This year’s event will feature guest speak-er Brigadier General John E. Burk. He served in the Army and with the Arizona National Guard. He recently retired after 30 years of service. He served in Iraq and was presented with the Arizona Distin-guished Service Medal.

We also will be honoring all who are Vi-etnam Veterans in the audience with a

Pinning Ceremony.

Music will be provided by the Agape Brass Quintet plus the combined massed choir of the Chancel Choir from Gold Canyon United Methodist Church and the MountainBrook Village Voices. Howard Schneider with Barleens Dinner Theater will be performing.

Other participants include the Honor Guard from Apache Junction High School Navy Junior ROTC directed by LCDR Gary Lock.

Pickleball News (Year Around) by Elisa Howard

We are seeing more players on the pickleball courts as winter residents return to MountainBrook. Welcome back! Member-ship dues for 2020 will be collected after January 1. Beginning November 1, however, we will return to our winter starting time and A/B court allocations. A’s will have the 7-9 timeslot and control how they allocate courts for players. You are welcome to play at this time if you are ready to play the more aggressive style of pickleball. B’s have the 9-12 time slot. The 11-12 hour is included with the hope of alleviating overcrowding that can occur during B-level play. When B’s have all four courts going, they should use the paddle racks on courts 1 & 2 for the less skilled players, and the racks on courts 3 & 4 for the more skilled players. Courts can be reserved after 12:00 by signing up at the bulletin board.

Book Discussion by Peggy Malsom

Yay! We have been waiting all summer for this. Book Discus-sion starts in November. The first book of the season will be Where the Crawdads Sing by Delia Owens. Have you been to North Carolina? I have and I love it. The Appalachian Moun-tains form the western border while the Outer Banks are barrier islands protecting the eastern shoreline. That’s the setting for this book. The time is the 1950s and Kya Clark, known as The Marsh Girl, lives alone after having been abandoned in the mys-terious eastern marshlands; a world of nature, isolation, and se-cret wonders. But that’s not all. There’s also l-o-v-e and murder. It has been called a “Nature-infused romance with a killer twist.” Book Discussion meets the second Wednesday of each month November-March at 2 pm in the Mesquite Room. Bubbly will be provided. That’s Wednesday, November 13 at 2pm.

The alphabet and numbers books remain. We will no longer keep incomplete puzzles. If you should find a puzzle with a missing piece, please put a note on it when returning so that we can take appropriate action. Puzzles on the table under the window will still be there. A Bit of History on RAD from an MBV Resident Like many homeowners in MountainBrook Village, I have RAD as my trash hauler and have been a customer since 2006. I do know that Jeremy Takas started the company in hopes that he could take many customers away from the other two providers in Gold Canyon, namely Republic Industries and Waste Management.

In 2006 Jeremy had the insight that in order to get new customers in Gold Canyon, he should approach the many HOAs and offer them a reduced rate. I remember him giving a presentation to Gold Canyon East HOA when I was a member of that Board. In fact, I still have the letter he sent to all GCE Homeowners stating that if he could get their business, he would give them a rate of $11 per month ($36 per quarterly billing).

To my knowledge, Jeremy kept his promise for all these years and held the reduced rate of $36 per quarter. But I've noticed increased rates these past two years (in 2018 and 2019). So, I called RAD and asked if Jeremy was still the owner of RAD. They told me he sold RAD in March 2018 to a large company in Baltimore MD called Waste Con-nections.

I now had the answer to my concerns about the various rate increases the past two years!

FYI, if you pay your bill using RAD’s auto pay option, you can avoid paying the new quarterly $5.85 Admin Fee.
