Meadow Pointe IV is the final residential phase of the Meadow Pointe development conveniently located on Bruce B. Downs Boulevard (CR 581) in east Pasco County. The project is within close proximity to shopping, professional offices, medical facilities, hospitals, employment centers, business districts, restaurants and entertainment. Meadow Pointe is often referred to as an extension of the New Tampa market, rather than being associated with Pasco’s Wesley Chapel market.
Meadow Pointe IV is located in the northern portion of the overall community and is maintained by the MPIV Community Development District (CDD) which operates and maintains the landscaping, entry features, common area and a recreational facility, boasting a large swimming pool, covered cabana area, clubhouse with fitness facility, tennis courts and basketball courts.
Several important transportation projects are underway that will greatly benefit the Meadow Pointe development. The new extension of SR 56 to Meadow Pointe Boulevard provides easy access to I-75 and all major employment centers in the Tampa Bay area. Bruce B. Downs Boulevard is being widened from two to four lanes from County Line Road to SR 54. SR 54 is currently being widened to 6-lanes from Curley road to I – 75 and the I-75/SR 54 interchange is being reconfigured with an expected fall 2010 completion date.
Two major shopping destinations have recently opened in the area. The Shops at Wiregrass is a 750,000 square foot “lifestyle” outdoor shopping mall located three miles west of Meadow Pointe at the Bruce B. Downs and SR 56 intersrection. A shopping center anchored by a Publix grocery store and a Bealls Department store is located across from The Shops at Wiregrass. The Grove at Wesley Chapel is an 800,000 square foot retail center situated five miles west at SR 54 and I-75 that features a 16-plex Cobb Theatre complex as well as a mix of small shops, restaurants, and big-box retailers. New Tampa offers other shopping including Wal-Mart, Target, restaurants and other retail.

From the mid 1990’s to 2007 Meadow Pointe successfully served as the family community destination of choice for those who wanted the convenience and prestige of living in “New Tampa” while enjoying the lower cost of living provided in Pasco vs. Hillsborough County.
