Crest Nicholson immediately appreciated the potential of Ingress Park’s inspiring riverside location, knowing it could be developed into one of the premier residential addresses in the south east. This is precisely what has been achieved in the many years since work began here. Today, Ingress Park offers an unrivalled combination of bespoke house designs in a spectacular 72-acre setting that combines views of the Thames and parkland originally landscaped by Capability Brown.

The centrepiece of the development is Ingress Abbey, built in 1833 in ornate Gothic style. The abbey has been restored to its former grandeur and is now used for commercial purposes. However, it is not the only reminder of the location’s past; in the grounds, the original follies have also been rediscovered and cleared of overgrown foliage: they now form part of the Heritage Trail at Ingress Park.

The restored abbey and mature landscaping has helped create a unique identity for Ingress Park from the outset, providing a stunning backdrop for the rest of the development, which consists of eight distinctive character neighbourhoods.

Public space has also been given careful consideration, and residents and visitors alike can enjoy a riverside piazza, grass amphitheatre and tree lined boulevard leading down to the river.

The latest addition to the waterside phase at The Pier are Darbyshire and Oarmans Houses, sleek, modern apartment buildings with many apartments affording spectacular dual aspect views.

There is also private allocated parking and access via a lift to your new apartment, as well as secure cycle storage in the basement.

Ingress Park is now close to completion, and this multi award-winning regeneration has become a highly sought after residential location and a well-established community. New leisure and transport developments are bringing more benefits to the area, and the park and the river continue to delight in their timeless fashion.

As part of the Thames Gateway region, this area of Kent has seen some important developments in transport links, making it a strategic hub for connections to London, Kent and Europe. Residents at The Pier will be able to benefit from all of them, living at the heart of one of the most vibrant locations in the south east of England.

Starting close to home, The Pier is about ten minutes by car from the retail and leisure phenomenon that is Bluewater. More than just a shopping centre – although it has over 330 outlets – Bluewater has become a major destination for eating out, family fun, media events, and the cinema. With major retail stores such as Marks & Spencer, John Lewis and House of Fraser, to name just a few, and smaller boutiques alongside top-end high street retailers, Bluewater truly has something for everyone.

Residents at The Pier can also take advantage of the North Kent Fastrack bus service which leaves the development for Bluewater taking just 10 minutes.

Ebbsfleet International station, about three miles away, is on the Channel Tunnel – St Pancras route. You can board the Eurostar at Ebbsfleet and be in Europe in a couple of hours: going to lunch in Paris or Brussels is perfectly feasible, and of course it is ideal for business travel. The ‘snow trains’ also use the route, meaning you can get to your favourite French ski resort overnight.

Road links are also excellent. The graceful Queen Elizabeth ll Bridge carries the M25 over the river just to the west of The Pier. It’s your link to London, the airports, Dover and the Channel Tunnel, or the Medway towns.

And, while the Capital and the Continent beckon, don’t forget that the beautiful Kent countryside is also all around you. Attractive towns such as Sevenoaks, Maidstone and Royal Tunbridge Wells offer tempting shopping and dining, whilst regenerated Rochester retains its historic links and numerous antique shops. The North Kent Downs provide exhilarating walks and spectacular views, and there are historic attractions to be discovered everywhere. Lullingstone Roman Villa, Knole, Leeds Castle and the Historic Dockyards are just a few of them.V I B R A N T

As an integral part of Ingress Park, The Pier offers a unique lifestyle in a spectacular setting. This is where the river, history, nature and architecture all inform the broader landscape and will influence the way you enjoy life there.

Views of the Thames, whether from your window or the regenerated riverside walk, are constantly changing and always inspiring. The river is wide and sweeping here, looping around as it broadens out for its estuary on the North Kent coast. Night time views, when the shores are studded with lights, are particularly evocative, as the Stone Ness lighthouse twinkles in the distance. The skies seem huge, and the urban sprawl a world away.

Ingress Park is a place for walking and exploring. From the beginning, landscaping was a key feature and, as a testament to this, the development has received

many awards. The centrepiece is the 1833 Ingress Abbey, built in stone from the Old London Bridge, now with commercial occupants. Around it, waterfront, parkland and woodland areas have all been created between the different residential neighbourhoods. There is a heritage trail, footpaths and cycle tracks, Victorian follies and hundreds of flourishing trees. Another unique feature is the grass amphitheatre, a focus for community events and summer picnics.

Inside your new apartment at The Pier, you’ll also experience a unique environment, one which is yours to enjoy in peace and privacy. Meticulously designed Crest Nicholson interiors, generous living spaces and tall windows giving splendid views of your surroundings, all combine to make your life at The Pier exactly the way you want it to be.
