CEO of the company

Our transformation will first take shape as benefits to our existing sites. Drawing on our legacy as a flow expert, we are keen to enhance the attractiveness of our commercial sites and promote the success of our commercial tenants and our partners. With this in mind, and while offering an innovative visitor experience, bespoke services and excellent client relations, we will boost the mixed nature of our commercial sites by integrating housing, offices, leisure activities, culture and urban infrastructure.

As observers of the city and attentive to citizens' needs, we will also contribute to new developments to offer every region a comprehensive urban solution

that is rational, suited to users and current desires, and which forges links and connections.

Ceetrus living spaces, vibrant, sustainable and smart, resonate with what we are and what we wish to become: committed to a continuous approach of co-construction, dialogue with our stakeholders, building on collective intelligence and respecting people and our environment.

Our world is changing, citizens' expectations are evolving and cities are undergoing a transformation. To contribute to designing the city of tomorrow, Ceetrus, known as Immochan up until June 2018, is becoming more than just a commercial property company: a mixed real estate developer.

Beginning as a flow expert, thanks to over 40 years of experience in commercial real estate, Ceetrus have transformed and developed to become a mixed real estate developer.

Given that the evolution in lifestyles and consumption trends has led to the city and interactions being considered differently, in 2016, the company decided to launch a global reflection on its future: its Vision 2030. A reflection that came together via collaboration with all teams within the company and numerous stakeholders, the Vision encourages the exploration of new real estate sectors and calls for a new, innovative way of designing and making the company’s places.

Remaining a property company and in close ties with their historic partner Auchan, Ceetrus are looking after their assets and are enriching the appeal of their sites by mixing their uses around retailers, housing, offices, leisure spaces and urban infrastructure.

Integrating the features of a city, surpassing retail, into their projects, Ceetrus are able to offer global urban solu-tions which have been co-constructed with key figures in the territory and which respond to residents’ needs. By listening to locals and hosting events, Ceetrus are rein-forcing local involvement at the heart of communities.

Asset Management Innovation We are investing in projects which generate value and which contribute to our Vision 2030. As a responsible asset manager, paying attention to the markets, Ceetrus develop and secure their real estate assets in order to maintain their high quality and to boost performance.

Development and PromotionAfter having identified the needs of the territory, progressing with listening and maintaining a dialogue with all stakeholders, we are co-creating and developing both tailored and global urban solutions, bringing together commercial areas, residences, offices, leisure spaces and urban infrastructure. Citizen-oriented urban planner in mixed real estate, Ceetrus ensure that they construct living places which are connec-ted to the City and which provide modern, urban features.

Management of operations and Commercial performance Exceeding traditional site management, we animate and take care of Ceetrus places, retail and living spaces which offer visitors an enriching and unique experience via our adapted and innovative offers and services. We are developing relations with key figures in the territory and are opening our places up to communities, getting involved with local projects and proposing citizen initiatives.

Innovation is a key element, integrated into each project, which allows us to respond to the urban and societal challenges of both today and tomorrow, through an improvement process for our existing sites and an optimisation process for our new projects. Both within the company and working with open-innovation inputs, innovation is essential to the Ceetrus mindset.

Ahead of the 2024 Olympic Games and as part of the expansion of the Greater Paris region, the Gare du Nord station is being transformed. Whether a station in a city, or a city in a station, the project led in conjunction with SNCF Gares & Connexions addresses the new challenges of urban multimodal hubs.

Based on its "with.for" co-construction method, Ceetrus is proposing an innovative project that aims to triple the size of the station! Defined with key local players and expert partners, it offers a solution to key urban issues: bringing transit areas to life, changes to the commercial sector, users' and residents' new needs, reconnecting with the city.

Ultimately, Ceetrus will turn the Gare du Nord station into a new urban hub with an international dimension, a place where all transport modes converge, and where all life's activities come together, in shops, offices, co-working spaces, and places for living, services and eating.

« We are pleased to be steering this project, which addresses all future urban issues. The very essence of a Ceetrus project, Yellow Pulse demonstrates the company's ability to develop a long-standing site into a comprehensive and adapted urban solution, satisfying the area's ambitions and locals' needs.

The Yellow Pulse project forms part of the Porte des Alpes shopping centre, a key site in the east of Lyon that has been rooted in the region and routines of local people for 37 years. To reinforce its attractiveness, accommodate new trends in how local residents consume and live, and support the Lyon metropolitan region and associated communities in developing an ambitious and balanced urban vision, Ceetrus is revising the current site.

With Yellow Pulse, the Porte des Alpes will be transformed from a shopping site into a new, ambitious and innovative urban hub, combining on one site shops, offices, co-working spaces, culture and leisure activities in keeping with the expectations of local residents and visitors. Forming a new bridge with surrounding areas, which are also undergoing transformation, Yellow Pulse embodies Ceetrus, creating links and restructuring the city of tomorrow.
