REPORT SUMMARY

· Moisture Readings range: 0-15%: Normal. 16-19%: Slightly above normal. 19-25%: Elevated.25-40% (maximum reading on Delmhurst BD2100 moisture probe meter): High

· Probes that feel "Firm" mean that solid framing lumber behind wall was contacted. This doesnot mean the sheathing is not compromised.

· Probes that feel "Soft" indicate that damage to framing and/or sheathing may be present andwarrant further evaluation.

Conditions noted and Associated Recommendations:

All caulking needed Caulk or touch up caulking as needed, any place below the soffit line where stucco meets anothermaterial. This may include utility penetrations, light fixtures, vents, downspout fasteners or other typesof breaches to the stucco system.

Caulk or touch up caulk as needed at all doors and windows. For single or double hung windows, sealthe tracks on all vertical joints from the head of the window to the sill and along the bottom joint of thetrack to the sill and at least 6” up the vertical joints behind the track.

Great care should be exercised in choosing the appropriate caulk. The manufacturer of your system hasrecommended specific brands and types of sealant for various applications. Each caulking manufacturerhas recommendations about how their particular caulk should be applied. It is important that theseguidelines be followed in order to maximize the effectiveness of the caulk and enhance its ability toprotect your home.

Elevated moisture Elevated moisture is suspected under front kickout areas (garage and porch areas), and on sides ofchimney. Recommend further evaluation and modification of these areas, according to the MoistureFreeRepair Standards and Options to prevent moisture intrusion.

Kickouts improperly installedKickouts appear to be installed improperly at chimney. The kickout flashing should be installed underthe first shingle and Gutters should not penetrate the wall surface. We recommend moisture warrantyapproved Raintech flashings, as opposed to job-site fabricated ones.

Soft substrateYou have an area or areas where the substrate appeared to be soft when probed (front garage, frontporch, and chimney areas). These areas may need to be explored further to determine if any damage ispresent.

Wood rot: External wood rot was noted at several windows, door trim and wood trim areas(soffit/fascia). Recommend further evaluation and repair.

GuttersGutters need to be cleaned out to prevent stoppage and/or backing up of water. Gutters at chimney andgarage areas need to be modified to ensure moisture does not back up and enter the wall cavity.

ConclusionPlease note that the moisture readings included in this report are the raw data recorded by the Delmhorstprobe meter. Moisture levels are affected by the ambient weather conditions and other factors, and thiscan result in variations between the readings taken on one day and readings taken in the same area onanother day. The readings provided in this report are accurate indicators of the presence of retainedmoisture at the surface of the substrate or framing wood in the area tested at that given moment in time. These readings are not represented to be the absolute moisture content of the full thickness of thesubstrate or framing wood.

This report only reports on the condition of the structure at the specific locations indicated. Locationswere determined by the inspector according to probable areas of possible moisture intrusion and inaccordance with accepted industry standards. No judgment is intended or given for any areas notreported on.

Window tracks should be primed about 6 inches up jamb (behind tracks), and miter joint caulked to prevent future moisture intrusion from occuring. This recommendation can be applied all homes, not matter what type of cladding (brick, siding, etc.). Once the tracks are caulked, the outside of edge of tracks should be caulked with 100% silicone from the top of the window to the bottom.
