    In this weeks cover story I chat exclusively with renown property market expert Michael Matusik. Michael off ers some interesting insight into our property market on both a local, national and global level. He talks about the way our property market traditionally operates and discusses where weve been, where were going and most importantly what to expect.     In an exclusive interview, Jade Harrison gets inside the mind of market expert Michael Matusik to discover that in a shifting global landscape, Sunshine Coast property prices and the forces that drive them are changing. If local property investors are to thrive in these new times, their expectations must change too.

    Compared with the worlds other nations, Australia was fairly well placed when the global fi nancial crisis hit last year. Doomsayers predicted the worst, but, luckily for us, when the GFC express took off ,

    for just a short ride. While other nations

    are still riding out the crisis, Australias economy is showing

    signs of resilience and confi dence, especially in our recovering property market. However,

    Australian property has been on its own rollercoaster

    ride over the past decade or so when compared with other developed countries. Renowned market analyst and director

    of Matusik Property Insights, Michael Matusik, says Australias house prices have moved along a separate path.

    When it comes to tracking property prices across the globe, he identifi es three diff erent courses. Western countries such as the US and England have experienced peaks and troughs, with big rises and falls in house

    prices. Since early 2001, the average US house price has risen by 75 per cent and crashed by 30 per cent, while in Britain, prices rose 125 per cent then fell 15 per cent.

    In contrast, property prices in Japan and many countries across continental Europe have simply tracked the infl ation rate, which is what Australia did during much of the 1990s. Michael says this trend is habitually cultural.

    If you look to Europe and the way they live and house themselves, there arent a lot of [property] sales that occur. Home ownership is high. Either theyre on long leases or theyre in family properties, so theres not a lot of trading that goes on in the housing market and youll oft en have many generations living in the same house. Its a cultural thing.

    While Japan has been in recession, which Michael says is to do with their banking industry, over-lending and tight supply, the Asian nation doesnt have the land space and cant aff ord the luxury of buying new property all the time, so Japanese tend to stay and age in one property much longer than Australians.

    While Australia tracked infl ation, like Japan, in the 1990s, we did experience a property boom between 2001 and 2007 where on average, property prices throughout the nation doubled. But what makes us diff erent to Japan and why did we suddenly boom?

    Were unlike that [Japan], Michael says. Whilst we build only two per cent of our housing stock each year, which is small compared to America and the like, our supply is still pretty tight, but we have strong population growth and, for the past decade, weve wanted to upgrade every four or fi ve years where we buy something bigger and better.

    every fi ve years and buy a property for owner-occupation, so weve consumed a lot of property.

    Our nation experienced capital growth in property throughout the early and mid noughties. Michael attributes this, and our pliability to the GFC, to the countrys tight supply, tight banking and strong population growth. In the States supply was very loose, banking was hopeless and whilst they had population growth in general, it wasnt enough to cater. Th e market was basically oversupplied fi nancially and physically.

    During the Australian property boom of 2001 to 2007, some experts-cum-doomsayers were predicting that house prices would plunge by as much as 40 per cent. Instead, average house prices fell a few percentage points in 2008, then stabilised later in the year and have now shot past last years low. Although data is varying, its estimated that established dwellings in Australia have had a small surge, rising by between eight and 16 per cent since September last year.

    According to Michael, our property boom wasnt followed by a bust because the fundamentals were supportive of price, which eff ectively placed a fl oor under our market during the economic crisis. Unlike the US, subprime lending in Australia is on a minor scale, our high rate of immigration boosted the underlying demand and there was not a build-up in unsold dwelling stock. Our economic downturn was relatively mild, helped by lower interest rates and the fi scal stimulus.

    He says the recent surge in established property values was likely, given these factors, but also attributes overseas buyers to the recent boost in prices. Late last year, the Rudd government announced changes to the screening arrangements for foreign investors buying residential property in Australia. Th ese changes relaxed restrictions on foreign investments in Australia and were initially designed to improve market fl exibility and

    potentially support the property industry during the crisis. Michaels anecdotal evidence suggests that this strategy by the government seems to be working. Overseas interest in Queensland residential property has been on the increase over the past fi ve years with $620 million spent across the state last year.

    According to Matusik Property Insights data (see graph on page 8), the Brits buy the most, with a 17 per cent market share. However, Michael is quick to point out that the Asians have taken a liking to our market of late. It depends on who you talk to, but some real estate agents say there have been a large proportion of sales and it could be up to 40 per cent in some locations in Melbourne which have been purchased by Chinese interests.

    Michael says Asian buyers are particularly attracted to the lifestyle and the opportunity to purchase freehold land. I also think theres a perception [amongst the Chinese] that were undervalued. Im not saying thats true, but they seem to pay more than the local market. I think its

    going to slow down though, because its all relevant to the dollar and the dollar is near parity, or 90-something cents, to the US and that exchange rate will slow down [foreign] buyer interest.

    While foreigners fi nd our way of life a motivating factor in purchasing on our shores, the dynamic of the Australian household and the way it uses housing is changing. In a bid to combat aff ordability problems, potential fi rst-time property buyers are making exceptions to living arrangements by moving home with mum and dad or share-housing in order to save for a deposit. Michael says he sees evidence of this by the slight rise in rental vacancy rates, but also says there is a lot of spare capacity in our homes, such as spare bedrooms.

    I think trend watching is way overdone and that there is too much analysing. Over the long term, most areas in Australia

    where people invest show about the same return, its just a matter of how long you hold

    it. It used to be more about timing and I think that timing is not that important anymore.

    It will be time in the market that is important.

    When it comes to timing, Michael offers this advice to those thinking of buying or selling in the local property market within the next six months:

    If you need to sell, Id be doing it this side of Christmas, and in fact, summer is a better time to sell a property and youre probably going to get a lot of local holidaymakers on the Coast, and that would be a good opportunity. Waiting for early next year when Christmas is over and everyone goes back to school may not be the best thing to do, particularly if youre a rst-home buyer or youre at the middle to bottom end of the market.

    If youre looking to buy you should have your money in place, know how much you can borrow and you should make a hard offer and see what happens. And if you are buying I think you should look at holding for at least ve years to realise growth, making it worth selling again.

    For investors who are monitoring the market, Michael offers these quick tips:

    Investors should watch the basic demographic, things like where a population is growing and what that population is doing. [Ask yourself] how many people do live in those apartments, and are they accepting smaller products? Youve got to think about what your renter wants, more so than what you want and thats another thing that a lot of investors dont do.

    In Australia, weve got a large percentage of stock thats unoccupied, its not rented out or its holiday use. In the past 12 months, however, Australians have become more frugal and theyve actually said were going to rent that out. There are 840,000 such dwellings in Australia and we wouldnt have to build anything for 30 years if we used those houses. Household size is increasing. Its increased on the Sunshine Coast and its gone from 2.5 to 2.6 [people].

    Just like the TV show Packed to the Rafters, youre going to see grandma moving in, youre going to see the child stay longer, and youre going to see their partner actually live in your house for a period of time. As a result I dont think well see rents go up 10 to 15 per cent per annum, but theyll go up with the CPI.

    When forecasting the local property market, Michael says that time is of the essence and now is a good time to buy and sell. I think that the first three to six months of next year will be quite sloppy in part the bottom end. I wouldnt be surprised if we see values fall not so much that vendors will lose money - its just that they may not get as much as they would have this year, or right now.

    The other thing that I think is important is that despite population growth and the like, I dont see the actual market growing a lot in size, or in the number of transactions. So its going to be about market share.

    Michael is quick to dismiss the seven-to-10-year property cycle that industry professionals, experts and investors refer to, which suggests the property industry works in a cycle where it peaks and plateaus over a

    seven- to 10-year period. He says there is no magic market genie and attributes this mainly to an increasingly complicated world. He does, however, say that the Sunshine Coast property market is highly cyclical and that our prices here are spearheaded and driven by prestige homes, such as those on the waterfront.

    Youve got a large discretionary spend, particularly at those things that influence value and that is your waterfront property. Thats what drives values.

    While he doesnt predict another overnight property boom of similar proportions to 2004 to 2007, in the immediate future, he is comfortable in summing up the property market as a more steady cycle yet points out that our Coast is more vulnerable to slight peaks and troughs. Youre still going to get peaks and troughs in markets where theres a lot of discretionary spend, which happens on the Gold and Sunshine coasts.

    His advice for those who closely monitor the trends and indicators within the market is to not over-think it. I think trend watching is way overdone and that there is too much analysing. Over the long term, most areas in Australia where people invest show about the same return, its just a matter of how long you hold it.

    It used to be more about timing and I think that timing is not that important any more. It will be time in the market that is important.     House of hopeDozens of apprentices were kept busy transforming this home.

    Theres a newly renovated property for sale in Buderims Kerenjon Avenue thats getting a lot of interest from potential buyers and neighbours alike. But its not just the propertys location, new kitchen or big backyard that is attracting attention.

    Th e home was recently renovated by almost 50 apprentices through not-for-profi t organisation Acclaim. Th e project was started to help local apprentices stay employed when the building industry suff ered a downturn last year.

    Th e property has been transformed, with new tiles, paint and extensions, and outside, landscaping for the large garden. Acclaim general manager Robert Dunbar says, About the only thing thats the same are the bricks on the outside.

    Now its Next Property Groups Chris Paces job to sell the home. I had sold another property for Acclaim and had developed a nice relationship with the group, Chris says. I loved the initiative that they had taken to help out

    apprentices. I thought it was a fantastic concept. I went there during the renovation process. Th eyve transformed the house and it is as-new. It is a lovely house on a big block of land.

    Chris adds, As part of the process Next Property Group has paid for the photography and discounted the commission. Th ere is an honour board at the property that lists the companies and individuals who have helped make the project possible. Its a great talking point for the people inspecting it.

    Chris says there has been a lot of interest in the home especially from neighbours who have watched the transformation. But hes also experienced some serious inquiry from locals and those from other regions looking to relocate to the Coast. Its been on the market a month and weve had more than 60 inspections.

    And even though its an as-new home, Chris says, Th ere is still some potential for more improvement.
