Be on the Lookout for Budget Mailing News on the 2020 Budget was presented at the October 26, 2019 Open Board Meeting. Expect your assessments (monthly dues) to increase 16% or 21% over 2019 rates (the board had not determined the budget at the time of the meeting). Budget materials will be mailed out in the next few weeks, with a yet-to-be established closing date for voting. You will be able to return a paper ballot in person, by paper mail, as an email attachment, by FAX, and you will also be able to vote online. The budget ratification meeting will probably be held on December 14, 2019. Remember, a budget automatically passes unless more than 50% of owners vote no against it. Failure to vote doesn’t count as a vote, but in this case does make the budget more likely to pass. Preparing for a storm 1. Tell the association where you are going to be during your absence, with telephone numbers, email address, cell phone numbers, and location 24 hours prior to any tropical storm or hurricane or other storm. 2. Arrange for a caretaker (a neighbor, friend, family or maintenance service) to regularly inspect your condominium to make sure everything is ready for a storm. (And, after the storm, to ascertain what damage, if any, has occurred.) If you plan to leave a car, make sure that the caretaker has a key to it. 3. Remove all personal items from the balcony. 4. Make sure that the office has updated keys to your front door (and screen door). 5. Wedge towels in the tracks of your [exposed] sliding glass windows/doors. This will minimize wind-driven water coming in under the door. 6. If you plan on leaving your condominium, shut off your main water supply. 7. Remove all perishable foods from your refrigerator and freezer in the event of power loss. 8. Unplug or turn off at the breaker your computer(s), your TVs or other electrical appliances (microwave, stove) before you leave. This type of equipment can be permanently damaged by unstable voltage. Remember:

Use of a personal generator, gas appliance or propane tank grill is prohibited in all condominium units, balcony or walkway areas. 9. It is always a good idea to do this storm preparation before you leave if you are going to be away from your condo for many months and you don’t have a caretaker on location. Join the LRPC The Long-Range Planning Committee will begin meeting in January and is looking for volunteers with expertise (or interest) in the areas that we cover in the plan, such as roofs, decks, siding, cement, walkways, landscaping, pools – indeed, everything here at Ocean Dunes that we need to maintain and eventually replace. Each year we look at when we will need to work on in each of these areas and on each building over a 10-year period and what the estimated costs will be each year. We consult with the service providers for these items to determine this info. The resulting report is on the kuester.com website. If you want to see when your building is estimated to come due for painting, for example, you can find it in this report. Contact Bill Hensley if you would like to volunteer for the LRPC. Ocean Dunes Staff Update We are happy to announce that we have a new onsite property manager for our community. Our new manager is Bette Sanft. Bette is an experienced community manager with over 20 years of management experience. Bette’s experience specifically includes management of large condo associations similar to Ocean Dunes and the oversight of maintenance staff. After some training days at Kuester’s Ft. Mill office, Bette will start work at Ocean Dunes on November 18th. Hurricane Dorian Update The HOA Board and Ocean Dunes management continues to work with our insurance provider to move through the recovery process. The claims adjuster has completed his walk-through. The Board has contractors, including a roofer and pressure washing company, ready to make the repairs once we receive the scopes from the insurance company. Homeowners will be given an update once the insurance adjuster has reviewed the findings with Board representatives.

We Have Two Websites We maintain two websites for Ocean Dunes. “oceandunesresortnc.com” does not require a login and can be used by owners, guests, and people interested in visiting or buying units at OD. Why is it named “oceandunesresort” when we’re not a resort? This goes back some years to an outside website developer who perhaps was confronted by the fact that there are other places named Ocean Dunes – although he could have resolved that by using “oceanduneskurebeach” because we’re the only one here! There is also a website under kuester.com for Ocean Dunes owners. This does require a login but is easy to set up. Your login, which you set up when you click Register, is your 5-digit account number on your dues payment reminders. (You can get your account number from Kuester.) Then fill in the remainder of the required info and choose a password. The kuester.com website contains meeting minutes, budgets, financials, etc. and other info that is for owners only. Some info, like governing docs, is on both sites. Worried about how much this costs us? Don’t. The “oceandunesresortnc.com” website costs about $6 a month so that we could maintain the domain name we had previously established (we could actually do it for free without this domain name). The kuester.com website is free as part of the CINC software that we use to manage the association. OD Rules and Regulations Reminder The OD Board of Directors has recently heard from several owners regarding violations of our OD Rules and Regulations. It is important to follow these rules as they have an impact on our safety and quality of living. Keep in mind that owners are responsible for their guests or renters and they should make sure their leasing agents and renters are aware of rules and regulations. These are just a few examples of violations reported to us:

• Renters with pets - Under no circumstances are renters or guests allowed pets

• Numerous parking violations - parking is only allowed in designated spots; do not park on grass or landscaping. Do not block access to stairs; this is a safety issue.

• Feeding birds from the decks is not allowed.

We are attaching a copy of the updated "Ocean Dunes Rules and Regulations" to this month’s newsletter. You can view them on the Kuester homeowner website under the “Community Information” tab, choosing “Documents,” then “Governing Documents.” You can also view them on www.oceandunesresortnc.com under the “Governing Documents” tab as “Ocean Dunes Rules & Regs (long).” If you have any questions or need clarification on any of the rules and regulations, please contact one of your board members. We appreciate everyone's concerns and efforts to make our community a safe and truly enjoyable place to live. Thank You, Your Board of Directors. Thinking About Redoing Your Unit? We encourage people who plan to do any work on their units to do so during the off-season, which we are now in. This causes less disruption to any seasonal visitors due to noise and parking. (Your contractors will also find it easier to park when we are at lower occupancy.) For most upgrades, you’ll need to fill out a building modification request form, and then submit it to the building committee for approval. (Don’t worry, this is a fast process.) Any work that requires contractors to go inside the walls or floors, including plumbing and electrical work, requires approval. Simply repainting or recarpeting, or replacing freestanding appliances or furniture, do not require approval. You can access the online forms at http://www.oceandunesresortnc.com/forms.html. No login is required to get onto this Ocean Dunes website. Or ask the office to send you a copy of the form. A Friendly Reminder on Pest Control: Pest control spraying is not done during the months of October and November. Allied is contracted to spray in December, with scheduled sprays taking place the third Tuesday or Wednesday (depending on your building) of every month. Then they are off again in January and February, with monthly sprays resuming in March. Remember, it you want to schedule non-contractual sprays at any time, you can do so by notifying the office. The cost is $25 per spray, billed to your unit.

A Warning about Snakes

Ocean Dunes residents are encouraged to be observant when walking about, and especially to watch your kids and pets. This copperhead snake is venomous and was crossing the driveway at building 2300 at 7:15pm. Becky Blackmore reported that this was the second one she had seen in the past few weeks. Note the Hershey kiss pattern on the side. That indicates it’s a copperhead Ocean Dunes’ 1st Annual Halloween Party Ocean Dunes had its first Halloween party on Thursday, October 31st in the Rec Center Lounge. Many partygoers sported costumes that ranged from clever to scary to glamorous. The best overall costume prize went to beautiful “witch” Cathy O’Connell. The prize for the scariest went to “serial killer” Mark Sposato. Guests brought any array of finger foods (including one tray of “fingers”), which were treats for sure! This was a great way for the Ocean Dunes community to kick off the holiday season! The next Ocean Dunes HOA party will be for the Superbowl. This party has become a tradition that Ocean Dunes Winter folks look forward to! Look for information in the next two newsletters.

Southport-Ft Fisher Ferry The ferry connecting the south end of Pleasure Island (the North Carolina Aquarium/historic Fort Fisher area of Kure Beach) and the town of Southport across the Cape Fear River is now running again and will be in service until the beginning of January, when another project will require that it be shut down for 6 weeks. To get to Southport and Brunswick County from Ocean Dunes when the ferry is not in service, you’ll have to drive the long way through Wilmington and across one of the bridges. Cape Fear Kite FestivalNovember 2nd and 3rd at Ft. Fisher Recreation Area
