Introduction The property is a spacious farmhouse, rurally located in a hamlet of properties. It has good internal circulation and a large unenclosed garden surrounding the house. There is a narrow stream running through it. The property sleeps up to 8 people in 4 bedrooms. There is a shower room and a separate bathroom with shower. There is an additional toilet located part way up the main stairs. Oil fired central heating and a wood burner in the sitting room. Level ground floor and two staircases to first floor. There are no other internal steps. The Cottage is arranged as follows: • Ground floor Entrance into large kitchen with breakfast area and electric range cooker, utility room and dairy, sitting room with multi-fuel stove, dining room, up two steps on the main stairwell to lavatory • First floor Two staircases lead to four bedrooms (2 doubles, 2 twins - 1 twin can also be a 6' double on request), bathroom with bath and shower and a separate shower room

Approach • The property is approached off a main “A” road and along a country lane, single
carriageway in places and with passing places. The final approach is just off the lane with the property located just passed a dip and on a no through lane
Arrival & Parking Facilities • Outside lighting by the front door but if arriving after dark it is advisable to have a torch • Parking is in front of the property on compacted fine gravel.
Getting in (and out) of the cottage • Front door width 760mm, no threshold • Outdoor lighting by front door • Key box on left with press combination lock, height 1700mm • Level approach from external flagstones into quarry tiled corridor in kitchen, 1220 width,
1600mm length. Door mat. • Back door level threshold from flagstone floor to concrete, width 720mm

Getting around the cottage The house is spacious with good natural light and no internal steps. There are two stairwells in the house Kitchen Stairwell – Access through a doorway, width 700mm, quarter turn angular winder, stair height 230mm, tread 230mm, width 700mm, carpet and wooden hand rail. There is a pendant light Main Stairwell - Access from the back hall. Half turn angular winder top/bottom stair height 200mm, tread 280mm, width 860mm, carpet with bannister. Pendant light and natural light from a window. The back hall is level flagstones with a mat with anti-slip backing. Width 1000mm The landing has a minimum width of 1000mm and maximum width of 1300mm, it is level and carpeted.

Garden • The garden wraps around the property and is gently sloping in places • Access to the main garden area is via front door, over the parking area and onto lawn • The garden is private and mainly lawn with bordering shrubs and a small orchard. • There is a small stream dissecting the garden. The stream is unfenced. • Hexagonal wooden picnic bench and separate bistro set.
Additional Information • Assistance dogs are welcome at all our cottages • In the event of a fire, it is the responsibility of the guests to evacuate themselves. Vibrating
fire/smoke detectors are available if requested at time of booking. Please contact us if you have any other specific access requirements in this respect.
