Please drive slowly to avoid damaging the track. Arrival & Parking Facilities As you approach the farmhouse the track continues past the house, on your right, up a short but relatively steep slope to a parking barn and gravel yard. There is space for 3 cars in the covered parking barn. Getting in (and out) of the cottage As you look at the front façade there is a gate to the left. This is the access gate. Inside, on the right-hand side of the gate frame you will find the Keymaster key box. This has a turn dial locking mechanism. Turn the dials to display the keycode, press down on the left-hand black switch and pull the top front of the key box. This will open to reveal the main keys to the farmhouse. Follow the path towards the main door. Please be aware that the path is uneven and sloping.

People with limited mobility such as the elderly or young children should take extra caution when walking through the rooms and hallways of Emley Farmhouse.

Approach The farmhouse is approached from a single, untarmacked track. Please drive slowly to avoid damaging the track.

Arrival & Parking Facilities As you approach the farmhouse the track continues past the house, on your right, up a short but relatively steep slope to a parking barn and gravel yard. There is space for 3 cars in the covered parking barn.

Getting in (and out) of the cottage As you look at the front façade there is a gate to the left. This is the access gate. The main door is to your right. Height 1640mm, width 780mm. There are two locks. Unlock the bottom one first and then the upper one. There is a raised threshold, 80mm, into the house. As you enter the kitchen, light switch in on the wall to the right. You will also see the alarm control panel. Place the black fob against the sensor panel on the small box. This will deactivate the alarm.

Getting around the cottage

Ground Floor Entry is into the Kitchen. Level, stone floor. Two doors off the kitchen.

The door on the left leads to the breakfast room. There is a raised threshold and a step down into the breakfast area. Threshold, 3cm, step down 145mm The door to the right leads to the Dining Room. Two steps up to a raised threshold into dining room, 140mm and 135mm. Breakfast Room Step over raised threshold and down to breakfast room floor. The floor is uneven with a gradient slope towards the far-left corner. Low beams in room, 1940mm.

Door to old well room. Please ensure this door is kept closed at night. Stairs to first floor. Door to inner hall.

Old Well Room The floor in the old well room is split level, step up 125mm. Low door height,1830mm and low beams,1655mm within this room.

Two steps up, 140mm and 135mm and raised threshold into Dining Room. Undulating wooden floor. Please be mindful of the differing floor heights as you walk around or through this room.

Inner hall (from Breakfast Room) Uneven Flag stone floor. Low door clearance height, 1780mm. Door to Utility room, 1670mm and ground floor toilet room, door height 1920mm.

Utility/Laundry Room, with toilet room – Low beams in room. Even floor. Door, low, leading to ground floor toilet room. The floor in the toilet is even.

Lounge/TV room. From utility hall. No step or raised threshold. Brick floor with decorative rugs. Large, inglenook fireplace with woodburning stove. Wall fixed fire guard. Door to old main entrance hallway. Step up, 200mm, into old entrance hall. Door height, 1695mm.

Old Main entrance and hallway. Step up, 200mm from Lounge into hall. Smooth Flagstone floor. Door to Living room. The door to exterior is not in use.

Living Room. Step110mm and raised threshold, 60mm, into living room. Floor is even, with decorative rugs. Inglenook style fireplace with fire guard fixed to wall.

Step down from hallway to bedroom. 15cm. Very low door height 146cm. Once inside the room, another step up, 14cm. Sloping floor in room.

Garden The garden is laid to lawn with flower beds around the edges. The Garden accessed via the main gate is raised higher than the footpath level. Three, uneven steps allow access to this area. No hand rail is present. Leading off of this lawn is another two, uneven stone steps up to a gate through which is a small area of uneven paving giving alternative access to the carport and drive. The other lawn area at the other side of the house can be accessed via the alternative side door, near the utility room. This is level with the paved path. There is also a narrow strip of lawn at the back of the house, overlooking the orchard. This can be accessed either from the back gate, with two stone steps, no handrail, or via the pathway between the main house and The Pheasantry. Please be aware that the old pathways can become slippery when wet and take care during inclement weather conditions.
