Called Four51 Marlborough, it is on a site that once was the location of four brick row houses that were designed by Obed F. Smith and built by con- tractor George Wheatland in 1887. These homes were demolished in 1967 and replaced by a squat one-story brick building used for classrooms and an auditorium. The Holland Companies, which are the develop- ers of Four51, acquired the building in 2010 along with three Commonwealth Avenue mansions, which they converted to a luxurious condo complex called the Bradley. Four51 “has been in the planning stages for a long, long time,” said Joseph Holland, owner and managing partner for this development. Anew residential complex of eight outstand-ing, sophisticated homes is under construc-tion in the Back Bay on Marlborough

Street, between Massachusetts Avenue andCharlesgate East.

Called Four51 Marlborough, it is on a site thatonce was the location of four brick row houses thatwere designed by Obed F. Smith and built by con-tractor George Wheatland in 1887.

These homes were demolished in 1967 andreplaced by a squat one-story brick building usedfor classrooms and an auditorium.

For David Hacin of Hacin + Associates, anaward-winning architect, Four51 is his first proj-ect that combines architecture, interior designand branding, focusing on a concept of “historicdetails, modern spin.”

Hacin has designed a stylish contemporarystructure with a façade of dark red IronspotRoman brick and precast limestone with customblack steel Hope’s Windows. At the cornice isthe same brick laid in a Flemish bond pattern.The upper two floors are clad with dark graymetal paneling with a rain screen system.

Four51 rises three stories – about the sameheight as the adjacent 19th century row houses –to five stories, which align with Charlesgate, aone-time apartment hotel that is now condo-miniums.

H + A also has created a website –Four51marlborough.com – and an accompany-ing book for prospective buyers.

Tracy Campion of Campion and CompanyReal Estate is the exclusive broker for Four51,and M. Holland and Sons Inc. is the generalcontractor.

“This is the last lot in the Back Bay that canbe developed,” said Campion, “and it is usher-ing in a new era of simplicity and elegance,seamlessly fitting in with Old World architec-ture. I’m proud to be working on this.”

All the residences will have outdoor space,direct elevator access and deeded parking in theheated, below-ground self-park garage.

The main entry, to be framed by cast stoneand granite, will open into a spacious lobby with

a Masabi black granite floor, an elegant walnutconcierge station and a two-sided elevator. Thewalls will have a custom wall mural inspired byhistoric Delft tiles. The two townhouses willhave separate entrances and separate elevators.

Two of the residences already are under con-tract. One is the fifth floor pent-house, which occupies two levels.It will have five bedrooms, three-and-a-half baths and 5,797 squarefeet of space. Listed at $9.995million, it also will have a walk-out terrace and a roof deck andthree garage parking spaces.

The other under contract is atwo-bedroom, three-bath, 2,279-square-foot unit, Three West,which will have a balcony offthe master bedroom. It was listed at $3.99 mil-lion.

Two West on the floor below will have the sameopen plan. The elevator will open into a foyer, offwhich will be a mudroom and a large laundry. Ahallway will lead toward the front of the condo

where there will be a good-sized pantry. Next to itwill be a gourmet kitchen with a Sub-Zero refrig-erator, Wolf gas range and wall ovens and a Boschdishwasher. It is listed at $3.875 million.

These West homes will have three exposures,and the windows of the large living/dining room

will meet at the corner, over-looking Marlborough Street. InTwo West this room will flowinto a media room with slidingwood panels and connect withthe foyer. Two large bedroomswith en suite baths will be atthe back, and the master suitewill have French doors thatwill open onto a balcony.

The smallest condo, OneWest, with 1,700 square feet of

space, will have two bedrooms and two-and-a-half baths. Its price is $2.4 million. It will haveone garage parking spot; the other condos willhave two spaces.

On the other side of the main entry will betwo side-by-side two-story townhouses. Town-

house East will have three bedrooms, threebaths and 2,922 square feet; it is listed at $4.5million. The first level will have a longliving/dining room that will join a media roomand kitchen. Beyond will be a walkout terrace.The upper level will have three bedrooms, onewith a bay window, a transitional room and alaundry.

Townhouse West will have a wide living/din-ing room, which will flow into a big eat-inkitchen and continue to a media room and a pri-vate terrace. Listed at $4.1 million, it will havethree bedrooms, one with a bay window, andthree-and-a-half baths within 2,657 square feet.

Above the townhouses is Three East, a three-bedroom, three-and-a-half-bath condo with2,740 square feet on one level. The expansivekitchen, living/dining room and flex room willhave two bay windows and six other windowsfacing south. The en suite bedrooms with luxu-rious baths will have northerly exposures.

Penthouse Four, above Three East, will bestepped back, allowing for a wraparound terracethat can be accessed through French doors in themain living spaces. This floor plan with 2,078square feet will include three bedroom suites withnorth-facing exposures. The master bedroom willhave a private balcony. It is listed at $4,200,000.

All of the homes will have high ceilingsrimmed with customized moldings and recessedlighting. In addition to the high-end appliances,including wine storage, the kitchens will includecustom-milled cabinetry and marble counter-tops and backsplashes.

The luxurious baths will have deep soakingtubs, showers with custom frameless glass doorsand marble-topped wood vanities and marbleaccent walls, radiant-heated floors and Hans-grohe fixtures.

Developing Four51 “is a special opportunitythat we have, and we are mindful of that,” saidHolland. The development will be completed bythe end of the year or early spring, he said.
