Thedevelopmentwasconceivedtodemonstrate a number of ideas that the ownersbelievearescarceinFremantle,butare simple to use in most homes. These include:contemporarydesign,highlevelenvironmentalfeatures(carbonpositive),courtyardliving,flexiblelivingarrangements(such as 2 entries and the ability to easily convertroomsasneedschange)allwithinwalkingdistanceintoFremantle.ThedesignalsoreflectstheKnutsfordprecinctbothpastandfuture–industrial,modern,creative,walkable.
Thebrieftothearchitectswastodesignahousingprojectthatenablesthepotentialformultiple uses in the future and can be both energyandwaterefficient.
Thehouseswerebuiltonlandownedandlivedinbythedevelopersforover10years.Manyoftheexistingtreeswereallplantedsomeyearsagoandthelargeflametreethatcurrentlystandsatthefrontwasrelocatedfromthereargardenbeforeconstructionstarted.
Theprevioushouse–a2bedroomcottage-wasdemolishedandthematerialsrecycledwherepossible.Thisincludedcrushingtheold concrete blocks and roof tiles and these werere-usedaspartoftherammedearthwalls.Theoldtimberfloorboardsweresavedandre-usedupstairs.

Other features

Re-use and recyclingAtwo-bedroomcottagepreviouslyoccupiedthissite.Aspartofare-useandrecyclingstrategy,thefollowingmaterialswereincorporatedintothenewhouses:
• Originalconcreteblocksandrooftileswerere-usedintherammedearthwalls
• Originaltimberfloorboardswerere-usedinthenewupstairsareas
• Theremainingpartsoftheoldhousewereseparatedatdemolitionandsentforprocessing;includecopperpipe,tiles,remainingtimberandsoforth.Over95%ofhouse material can be recycled.
Inaddition,locallysourcedrecycledtimberhasbeenusedasdeckingwithinthelandscapedareasandoff-cutsofKimberleyquartzwereusedratherthanusingvirginmaterials.Recyclingthesematerialshassignificantlyreducedtheamountofmaterialsthatwouldusuallygotolandfill.Re-usingandrecyclingmaterialsoriginallyon-sitehasalsoreducedtransportationwhichproducesCO2 and other particulates.

Re-use of limestonefrom siteAlargeamountoflimestonewasexcavatedfromthesitewhentheoriginalbuildingwasremovedforrecyclingandre-use.ThelimestoneatStevensStreet,andalsofromthehousebeingbuiltnextdoor,wastakenashortdistanceoff-siteandthenreturnedforuseintheoutdoorareasduringlandscaping.Thelimestonethatwasn’tputbackontothesitewasusedinotherlocalEarthcareLandscapingprojects.Typicallymostlimestonefromsimilarsitesissenttolandfillsothere-useofmaterialsrepresentsalargesavingintransportationandCO2 emissions.
Sand fill recycledFillsandwasusedforearthworkstoraiseup levels as required for construction. This wassourcedfromareputable,localrecyclingprocessor.Thissandwasgeneratedfromthe recovery process of construction and demolition material that is normally sent tolandfill.

Builder’s waste material recycledByusingEarthcareRecycling’suniquebuilder’swastedisposalsystem,upto80%ofbuilderwastewasrecycledratherthangoingtolandfill.Thesysteminvolvestheuseofspecificpurpose1.5and3m3 bins (see photobelow)andprovidesforacleaner,saferdevelopmentsite.Additionally,over-orderingofconstructionmaterialsiscurrently a problem in Western Australia andthebuildersatStevensStreetwereunderinstructionstobeextremelyconsciousofthis,therebyreducingwasteinthefirstinstance.UsingtheEarthcareRecyclingsystemtheoff-cutsofmetal,timber,cardboardandgyprockwereallsenttolocalrecyclingcompaniesratherthantolandfill.

Itisestimatedthatapproximately35tonnesofwasteisproducedfromeachtypical(brickand tile) house built in Western Australia. Businessasusualwouldequateto4x35tonnesofwaste=140tonnesofwastefromaprojectofthissize.ForeverytonneofwastethatStevensStreetdivertedfromlandfill,0.4tonnesofgreenhousegas(GHG)wassaved. This equates to 140 tonnes x 0.4 tonnes GHG = 56 tonnes of greenhouse gas saved in this project.
Therecyclingandre-usestrategiesusedatStevensStreethavecontributedtoimpressiveCO2savings!
Thisuniquerecyclingsystemisgaininggreatermarketacceptanceasdevelopers,builders and the consumer seek more assurancethatwhatissaidtoberecycledactually is!

Life cycle assessmentALifeCycleAssessmenthasbeencarriedoutontheproposeddesign,calculatingthe carbon emissions due to materials manufacture,materialstransport,buildingconstruction,buildingmaintenanceandbuildingoperations.Theboundaryoftheassessmentincludesthebuildingfoundations,floors,walls,roof,internalfinish,externalfinish,servicesandbasicfittings.Theresultsmeasuredagainstabenchmarkaresummarisedbelow:
