Welcome to the first edition of Iris News. Iris Residential is a leading developer of apartments for Western Australians. We have built our reputation on a successful history of identifying premium sites and delivering apartment living that complements established communities. In just the last 20 years, Iris has successfully undertaken 32 projects and delivered more than 1000 homes. Every apartment home we have ever offered for sale has been completed. Our hallmark and legacy is thoughtfully designed apartment homes in Perth’s premium amenity rich locations providing greater quality of life for our buyers. A vast amount of work goes into developing great apartments mostly behind the scenes and invisible to the public. Apartment buildings are complex in their engineering, design and construction. They are required to meet far higher standards than ordinary house construction. At Iris we aim to surpass even the highest benchmarks required. We have led the industry in many design innovations and strive to continue doing so. Earlier this year we published a series of nine videos providing an insight into the design process behind our recent projects. We hope that this newsletter, which we aim to publish regularly from now on, will provide further insight into our busy behind-the-scenes schedule as well as updating you with what is going on at your apartment. Iris’ approach to managing construction

Under a D&C building contract the architects, engineers, surveyors and other consultants, who are responsible for the quality of the construction, are “novated” to the builder. That is the builder becomes their client and is responsible for paying the consultants’ fees and the consultants in turn are solely answerable to the builder.

Iris is not a builder, an architect or an engineer. We maintain our market leading presence by engaging the best architects, engineers, planners and builders to bring our visions to life. Iris retains control of all of the design and quality control professionals and they are contracted to Iris not the builder and we pay them.

Nor does Iris build its own apartments. We believe that approach has an inherent and unavoidable conflict of interest that will lead to inferior outcomes. Instead we engage builders with the necessary sophistication and track record of quality delivery.

We require our builder to deliver to a fully documented design and specification (which is why, if you look, we provide far more detail in the description of the specification than most other developers). This approach is more costly to us but enables us to make good on our promise to buyers to deliver high quality homes. Most importantly Iris’ interests are aligned with our buyers and future residents. We do not benefit from taking short cuts or using substitute materials in the construction. The builder and each consultant are responsible for the proper delivery of the project as documented and expected by Iris Residential and our buyers.

Amara City Gardens, Booragoon

Amara City Gardens has 124 one, two and three-bedroom homes in a 14-storey building connected to shopping, dining and entertainment at Garden City Shopping Centre. It is connected to public transport, medical facilities, parks, schools and a wide range of recreation facilities.

The building will have spacious balconies with city and lake views from select apartments, 2.7m ceilings, wool carpet in bedrooms and corridors, quality SMEG appliances, generous storerooms, engineered oak flooring, a central solar hot water system, undercover secure car bays, mirrored wardrobes, reconstituted stone kitchen benchtops, gas cooktops and double-glazed windows.

Amara’s in-house amenity includes a wine cellar, wine tasting room, dining pavilion, a barbeque terrace, gymnasium, a sauna and a tai-chi/yoga deck.

So, what’s happening at Amara City Gardens, Booragoon?

Understandably, many of our buyers are asking when construction will commence at Amara. Despite the silence, a lot has been going on behind the scenes. It is a complex site integrated with the Alcoa Office Building and the retail precinct including Garden City.

We announced the appointment of Multiplex, a Western Australian based world class building company, to construct Amara a couple of months ago and planning for construction has been proceeding since.

Essential preparatory site and infrastructure works will be carried out next month. Much of this work will not be visible but relates to the relocation of some essential services and needs to be completed before site works can start. After the Christmas break, construction preparation will gear up with a full start scheduled for March and completion expected late 2021.

One Mabel Park, Jolimont - Welcome to the neighbourhood

Construction plans are also being finalised at One Mabel Park following strong sales for apartments in this boutique development that will be nestled amongst parks and nature in the western suburb of Jolimont. The required pre-sales for construction have been achieved.

We expect to announce our preferred builder in October and construction to start in the new year. Watch for the announcement in next month’s newsletter.

One Mabel Park, Jolimont is located overlooking Henderson Park on one side and Mabel Talbot Park and Jolimont Lake on the other. Boasting oversized balconies on all apartment types residents will have panoramic views across these mature parks in one of Perth’s most connected locations.

One Mabel Park has leading edge sustainability features which will provide long term energy savings. It has double glazed windows and doors will provide longevity to window furnishings and furniture, whilst blocking out street noise. Marina Edge, Port Coogee, Oceanfront lifestyle

Marina Edge is located directly in front of Port Coogee Marina, only a quiet lane separates residents from boat moorings and the Indian Ocean. Apartments in this completed nine storey building enjoy the best site in Port Coogee with its panoramic ocean views that can’t be built out. Only a few apartments remain and two-bedroom apartments, priced from $399,000, are ready to move into before summer.

Reservations open at Shenton Quarter, Shenton Park

Shenton Quarter is designed to cater to the needs of our busy community. Typically of Iris’ project locations it integrates apartment living in established communities with excellent local amenity. Shenton Quarter is located in Montario Quarter, Shenton Park, DevelopmentWA’s (formerly LandCorp) new planned residential estate on the site of the former Shenton Park Hospital. Shenton Quarter is the most connected site in the estate. It will have a new concept supermarket and speciality stores located beneath the apartments for all of the weekly shopping needs. Access into city is also be easy with the Shenton Park train station, on the Perth-Fremantle train line, just 400m away, that is if you choose to leave your car in the ample, secure residents’ parking.

The development will have a mix of one, two and three-bedroom apartments positioned around a landscaped podium. For shopping convenience, there will be a residents’ elevator that takes you directly to the entrance of a supermarket, alfresco cafes and retail tenancies.

The premium in-house amenity includes a fully fitted gymnasium, a 20-metre solar heated pool with views of the city skyline, a pool pavilion, a barbeque area and a children’s play area.

The Terraces, Claremont

Iris’ next project will be The Terraces, Claremont. The Terraces will have one, two and three-bedroom apartments overlooking Claremont oval.

The Terraces will occupy the prime north-facing site at Claremont on the Park, a precinct being steered by DevelopmentWA, the state government agency responsible for creating sustainable communities.

The Terraces will set new standards in sustainable, environmentally friendly design. It achieves 8.5 Star Average NATHERS Rating and ‘world’s best practice’ 40% reduction in energy use. What this means for The Terraces residents is that they will receive true cross ventilation in 92% of apartments and a 40% reduction in internal lighting energy consumption.
