As in previous years, Sharper Impressions
Painting Company will be painting homes in the
Homes Association. Provisions in the paint
contract state that all homeowners are to be given
at least a half gallon of trim paint when the
painter completes painting the home. Further, the
painter is responsible for maintaining a record of
the paint color formula that is being used on each
house, by house address. The 15 homeowners
whose homes are scheduled for painting should
receive a letter in the mail from Sharper
Impressions or a phone call from Hank Bauer.
Anyone who needs paint warranty work done,
please send an e-mail to Hank Bauer (e-mail and
phone number below). And remember, if one
decides to change paint colors, this change must
be approved by the architectural committee.

Green Lawn’s Irrigation Start up
and Repair Procedures for
Sprinklers Begin April 15th—19th
While servicing the irrigation (in-ground
sprinkler) systems in Willowbrook, Green Lawn
has a system to cut down on return trips and extra
costs to homeowners. As individual sprinkler
systems are started up, Green Lawn audits and
flags needed repairs. As a rule, they make any
repairs and charge only for parts up to and around
$50. This is done to avoid a service call charge
for a return visit. These minor repairs are done
with no or very low labor charges. This routine
works well for residents. Green Lawn is not
trying to increase revenues or take advantage of
homeowners. It is simply done to avoid waste
and unnecessary charges. An example of the
savings is as follows: A Willowbrook home
system is started up and found that the master
valve solenoid is faulty. The Green Lawn service
man repairs the solenoid making the entire system
fully operational. The charge for the homeowner
is a total of $32.26. This cost including tax can
be paid on the spot if the homeowner is home or
if the homeowner is not at home, a tag will be
hung on the front door stating the total cost and
Green Lawn will mail the homeowner a
statement. Had the technician started the system
and left a notice of a needed repair, the return
visit would cost $91.40 for the service call and
repair. The net savings is $59.14!
Q & A regarding the Application
of Pre-Emergent Weed Control (Craig Hawkins contributed to this article)
Green Lawn will be applying round #1 of 5
applications the week of April 8th. This
application is a pre-emergent weed control
combined with granular fertilizer for continued
plant development and enhanced turf color. In
addition they will be spot spraying any early
broadleaf weed germination in the turf with a
liquid herbicide.
Pre-Emergent Herbicide creates a barrier on the
soil surface that prevents crabgrass from
germinating. The program applies pre-emergent
two times throughout the spring months to
provide extended control into the summer
months.
Should I water this application in?
Yes. Pre-emergent is most effective if it receives
a good soaking to activate the prill after it has
been applied. Spring rains often provide
adequate moisture but if spring rains do not
occur, this application should be watered with
your lawn irrigation system. Green Lawn will be
starting up sprinkler systems on the week of April
15th
. The lawn will not be adversely affected if it
does not receive irrigation in the interim.
Can I seed my lawn after pre-emergent has
been applied?
Pre-emergent is designed to prevent crabgrass
from germinating. Since crabgrass is technically
in the grass family, it will also prevent grass seed
from germinating in the same fashion.
Green Lawn does not recommend spring seeding
for several reasons. Some of the reasons are:
1) In the spring weed pressure is very high.
The number one goal should be to prevent
and manage weed establishment and
enhance turf health and color during this
period.
2) Often times when lawns are seeded in the
spring, a great deal of weed germination
takes place as well since all pre-
emergent’s and weed control are
suspended until the grass has germinated
and established.
3) In addition lawns seeded in the spring
require a significant amount of water in
the summer months, as the newly
established grass has a shallow root
system.
Can I sod in the spring after pre-emergent is
applied?
Yes, sod is an established plant and the
grass in a roll of sod has already
germinated. Sod has no adverse affects
from the pre-emergent being applied.
The Repair of Damaged Grass
As a result of clearing streets of snow, Green
Lawn plows damaged some grass in the
neighborhood. Green Lawn will replace damaged
grass with new sod on April 22nd after everyone
has their sprinkler systems turned on. New sod
will require watering so it can get established and
grow. If by chance, your grass was damaged by a
snow plow and Green Lawn does not repair it,
notify Karen Johnson

SPRING CLEANUP IS ON
SATURDAY MAY 5th
The annual spring clean-up is scheduled for
Saturday, May 5th
at 9:00 a.m. With residents
help we can restore the natural look of
Willowbrook by removing trash and debris from
the ponds, streams, walking paths and areas
around the pool. A substantial amount of trash
and debris ends up in our ponds, either from the
creeks flowing into our ponds, blowing winds, or
through the storm drainage system. This litter
ends up on the banks and in brush along the
ponds and streams.
We look forward to seeing a sizeable number of
volunteers to help with the clean-up. Let’s meet
at the walkway by the middle pond, where trash
bags will be provided. It would be prudent for
those participating to bring a pair of work or
garden gloves.

Kay Gosch
Kay Gosch, who lived at 14251 Benson, passed
away March 1, 2013 in Nebraska. Visitation and
services were in Springfield, Nebraska.

The Swimming Pool opens May 26th
The Willowbrook swimming pool will open
Saturday, May 26th. The pool is a great place for
fun, relaxation, socializing, swimming, and just
plain cooling off. Have a safe and enjoyable time
at the pool this swim season and please obey the
posted rules. Prior to the pool opening, Brian
Basel and members of the pool committee have
plans for finishing the restoration of tables and
lounge chairs, repairing a pole light and doing
some landscape work. Remember, all guests
must be accompanied by a resident.
Willowbrook Home and Garden Club

What a fun time we have each month! We are
either going to a neighbor’s home and learning or
sharing something new or going on a drive to an
interesting place around our city and then have
lunch. We would love for you to join us on the
4th
Tuesday of each month at 10 am. It is a
great way to get to know your neighbors, learn
about your community and share in a few laughs

Yard waste disposal schedule—Wednesdays
-Green Lawn is the HOA yard waste hauler.
-There is a 2 bag limit, not to exceed 50 lbs each.
-Brush/limbs must be cut in lengths no longer
than 4’and tied securely with twine or rope.
-Yard waste includes leaves, grass clippings,
brush, tree limbs, flowers, and garden plants.
