What is an REO?Looking for a bargain on a Real estate investment?A Bank owned property (lender-owned), also sometimes referred to as a REO (real estate owned) home or prop-erty is often a way to get a good deal on a home or an investment property. Youve watched the late-night infomer-
cials and youre ready to do the bank a favor and take a problem off their hands. Plus, you expect to make "akilling" in the process. Sounds great and it might just happen, but first you should take a look at some facts and getprepared.

REO vs. Foreclosure An REO (Real Estate Owned) is a property that goes back to the Bank after an unsuccess-ful foreclosure auction. You see, most foreclosure auctions do not even result in bids. After all, if there was enoughequity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank.That is why the property ends up at a foreclosure or trustee sale.
Foreclosure sales begin with a minimum bid that includes the loan balance, any accrued interest, plus attorney'sfees and any costs association with the foreclosure process. In order to bid at a foreclosure auction, you musthave a cashier's check in your hand for the full amount of your bid. If you are the successful bidder, you receivethe property in "as is" condition, which may include someone still living in the property. There may also be otherliens against the property.
Since what is owed to the bank is almost always more than what the property is worth, very few foreclosure auc-tions result in a successful sale. Then the property "reverts" to the bank. It becomes an REO, or "real estateowned" property.
REO Properties for Sale The bank now owns the property and the mortgage loan no longer exists. The bank willhandle the eviction, if necessary, and may do some repairs. They will negotiate with the IRS for removal of taxliens and pay off any homeowners association dues. As a purchaser of an REO property, the buyer will receive atitle insurance policy and the opportunity to investigate the property.
A bank owned property might not be a great bargain. Do your homework before making an offer. Make sure thatthe price you pay (if youre successful) is comparable to other homes in the neighborhood. Consider the costs ofrenovation, including time to complete them. Dont get caught up in a bidding war and pay over market value. Itsan old myth that foreclosures are a bargain.
How do we select and buy an REO property? Each bank/lender works a little differently, but they all have simi-lar goals. They want to get the best price possible and have no interest in "dumping" real estate cheaply. Gener-ally, banks have an entire department set up to manage their REO inventory.
Once you make an offer to purchase, banks generally present a "counter-offer." It may be at a higher price thanyou expect, but they have to demonstrate to investors, shareholders and auditors that they attempted to get thehighest price possible. You should plan to counter the counter-offer.
Your offer or counter-offer will probably have to be reviewed and approved by several individuals and companies.Even once an offer is accepted, the bank may insert wording like ..Subject to corporate approval with 7 days."
We look for properties were bank is not in a strong negotiating position to sell at premium price below market:
Property has been in their possession more than 30 days
Property was acquired by homeowner in 200-2006 and foreclosed in 2007
Second loan position has walked away
REO agent is eager to get rid of this listing
Bank is willing to consider 60% to 70% below original loan value of the first position
We work with a group of direct Bank lenders e.g. Countrywide, Well Fargo, B of A, etc. on their books and internalsystem we validate ability to secure loan value on these properties

Town Hall meeting was held to look at Pleasanton housing market
A town hall meeting aimed at providing the public with objective, timely and accurate informa-tion about the residential real estate market in Pleasanton was held on April 30 at the VeteransMemorial Building on Main Street.
The event was sponsored by the city of Pleasanton, the Pleasanton Weekly, the PleasantonChamber of Commerce and the Bay East Association of Realtors.
"The housing market is in a very fluid state right now and there is a lot of misinformation beingpassed to the consumer," said Pleasanton Mayor Jennifer Hosterman. "This town hall meetingis an opportunity for residents to engage in conversation with real estate experts about the
status of the local market."
Hosterman was lead off a panel of speakers who are active in the real estate and financing pro-fessions. The panel included:
* Carol Rodoni, president of Bamboo Consulting and a real estate industry expert and consult-ant who also writes several real estate columns for Bay Area newspapers;
* George Duarte, chairman of the Government Affairs committee of the East Bay chapter of theCalifornia Association of Mortgage Brokers, who also serves as an expert witness in courtcases involving mortgages; and,
* Jacqueline Rickman, Director of the Tri-Valley Housing Opportunity Center, a regional organi-
zation that develops housing and financial literacy programs for low-to-moderate income resi-dents in the Tri-Valley.
The meeting took place at the Veterans Building at 301 Main Street in downtown Pleasanton.There have been suggestion on having these meetings on quarterly basis.
