THE MAIN HOUSEBelieved to date from the 17th Century, the house was extensively refurbished by the vendor when it was acquired in 1996. Many period features were retained including open fireplaces, ceiling roses, flagstone floors etc. The heart of the house is the huge kitchen, with large range, pantry and adjacent snug. THE EXTENSIVE GARDENS AND GROUNDSApproached via imposing stone pillared gated entrance over a gravelled driveway which draws up to the side of the main house providing parking and turning. The lawned gardens lie predominantly to the front and side of the property with the paddock to the front, all of which take full advantage of the stunning, far reaching views. There is a large patio area accessed from the old front door. Within the last decade or so, the owners have restored an historic feature of an old Roman Bath. It has stone steps on either end with fresh water in and out. Situated to the rear is a productive vegetable plot, orchard and fruit cage. There is a greenhouse/conservatory, outbuildings one of which is the old Doctors Surgery together with a double garage. The Coach House is set in a private walled garden with cobbled yard overset by a patio and gardens. On approaching the property, just before the triangle on which there is a beech tree (TPO), there is a large substantial timber-framed garage measuring 30’ x 12’, with power and water. In total the grounds extend to approximately 5 acres which is ideal for those wishing to have horses or other animals.

Notes: Two trees on the property are subject to a TPO. There is also an agricultural access for a neighbouring farmer.

DIRECTIONSFrom Monmouth, head north on A466 towards Hereford and follow the winding road for 3.6 miles into Welsh Newton. Turn right at the war memorial, go up hill for half a mile. Take first right signposted Welsh Newton Common and keep going for over half a mile. At the phone box, turn left down the hill. The gated entrance to Newton Lodge is straight ahead.
