PRESIDENT’S MESSAGE

I wish to send greetings to Carriage Manor year around residents and welcome back to all the snowbirds returning this month to bask in the Arizona sun. About mid October, I am planning to return and am looking forward to another good year being on the board, joining in all the activities, and socializing with all the Carriage Manor family. In an earlier letter I asked all of you to consider volunteering for various needed positions to help out in our park. There are lots of opportunities to make a positive difference in Carriage Manor. You will be hearing this plea a lot from me this year as it is something I truly believe in. It is wonderful seeing all the positive work done and being done in the park. You can view the pro-gress on the Carriage Manor web site. I wish you all safe travel as you venture back to Arizona. President Bob Eddy

MANAGER’S MESSAGE Many new as well as longtime residents have chosen Carriage Manor as their year round home. While year round residents understand they will be dealing with inconveniences in the summer due to it being the time of year most major projects are undertaken, they have made it clear to me they do have an expectation of the Governing Documents being enforced year round. This means they expect the residents who are winter visitors to keep their lots neat and tidy. This of course means weed free, and trees and bushes being kept trimmed.

I then have the winter visitors who have an expectation of the trimming required on their lot to wait until their return in October, November or December. Some trees have grown over the ribbon curb and into the street, which are considered part of the Common Areas, this over growth has become hazardous to our residents who walk. Hmmm, what is a General Manager to do? In review of the Governing Documents, I must acknowledge the Governing Documents do not make reference to its CC&R’s being suspended dur-ing the summer months. Furthermore, let me point out that the documents do give management the authority to have the overgrowth trimmed and bill the owner directly.

Management does not aspire to become caretaker for each individual lot, and as you can see from R&R 12.19 listed below, doing so would be costly to the property owners, but the property owners must take the responsibility of the maintenance of their lot and hire their own caretaker.

The caretakers should be checking your property regularly thru out the summer for weeds, water leaks, required trimming, and when there is a storm, come and check your property for damage. It is not realistic to leave in March with plans to return in October, November, or December with no plans for the care of your property while you are away.

I hear over and over “doesn’t staff have anything better to do” when someone receives a notice. The answer is “YES”, but if your caretaker doesn’t, or you don’t have one we will, as tasked by the Board of Directors thru your Governing Documents.

I would like to thank the homeowners who have caretakers and implore those that do not, to do so, doing so respects your fellow homeowners and honors your commitment to the community.

I have highlighted applicable items from the Governing Documents below;

CC&R 3.11 Overhangs. No tree, shrub, planting, structure or improvement of any kind on any Lot shall be

allowed to overhang or otherwise encroach upon any portion of the Common Areas without the prior written approval of the Association.

12.19 Charge to Owners for Individual Maintenance Service. The rate charged to individual owners for work done by our maintenance staff is $50.00 per hour per man and $85.00 per hour tractor and$50.00 per hour for ground spot man. Minimum 1 hour. (Revised 10/10/07)

PHYSICAL PHACTS

It is finally here!!! Summer is behind us and a new season of fun is in front of us!! The new exercise room/maintenance shop addition is winding down!! We will be finishing up soon!!! Please refrain from parking in and around the construction site. We still have the temporary pet ar-ea located north/west of the tennis courts. Pickle ball players/Dog walkers will need to park on the appropriate side [ NOT in the FIRE LANE] of Graham, Desoto, and Imperial and use the walk paths that are provided. We need to keep the construction area clear and safe. While there is still construction going on you need to continue to put your trash in the green trailer parked outside of the new area. If you are going to be doing a big trim and need to dump in the big green roll off dumpster please call me and we can work with you to get your trash unloaded. Thank you for your cooperation!! HOLIDAY DINNER COORDINATOR

The Activity Office is looking for a coordinator for the Thanksgiving and Christmas dinners. We need someone in place early Novem-ber so that this fun activity can continue.

CHIEF’S CONCERNS Well another month has slipped by us, I

would like to start by thanking everyone on behalf of the Friebohle family for the condo-lences and the bereavement cards from peo-ple for the passing of our mother.

It has been a very busy summer months and to say the least hot and very hu-mid this summer. It sure is nice to see abso-lutely no barricades and or cones from the 202 all the way to Power Road, they decided to complete the road project from the intersec-tion of Broadway road and south 70

th street

(Jefferson Park). We in the Security Department have

been doing our rounds of the Resort insuring

everything is secure for the resident’s proper-

ties. I am very pleased with the manner of the

security staff in the protection of the resort;

they all take great pride in their day to day as-

signments. We have had virtually no problems

during the summer months, which is very

pleasing for me to announce.

RACQUET RACKET (Tennis Club News)

Another season begins and we hope that tennis will be a popular activity on your schedule, regardless of what level you play. As in past years, the Venture Out Fall Classic is the first tournament of the season, being held from Octo-ber 26th to 31st. Regular league play will start on Monday, November 2nd. Also starting on November 2nd, the 75 years or older group meets every Monday at 9:30 am at Skyline High School to play fun tennis. All levels of men and ladies are welcome to play and no sign-up is required. Simply show up at the tennis deck by 9:15 am or go directly to the courts on Crismon Road. Ten dollars per player will be collected and donated to the school's athletics club. Another group plays non-competitive tennis every Thursday morning at 9:30 am also at Skyline High School, starting November 6th. All Carriage Manor men and ladies tennis players are welcome and a sign-up sheet will be posted. Again, $10.00 per play-er will be donated to the school. We are privileged to be allowed to use these courts, as they are in high demand and we should use make good use of them to justify having them reserved for us. Creative Stitchers

Creative Stitchers club meets every Monday

at 10:00 am in the Ballroom starting Novem-

ber 2, 2015 and through the month of March

2016. Come on in and join our club. The

yearly dues are $10.00 and we have different

activities and guest speakers. We also have a

monthly social and classes will start soon and

will be on going throughout the season.

Come see what our members have accom-

plished and bring in your sewing projects to

share with our show and tell sessions. Expe-

rienced or not you will always learn some-

thing from our weekly meetings and learn

how to do projects from our classes. We will

give you an orientation to our sewing room

so that you can use the wonderful equipment

Comfort Makers

Thank you…Thank you…to all of our volunteers for a very successful charity quilt season last fall/winter. We meet every Wednesday November through March after coffee hour in the sewing room and we make quilts for Charities. We have made some of the most beautiful quilts this year and we have distributed over 160 quilts to people in need in our community. Quilts have been given to Rainbow Acres Auc-tion, Fashion Tea Show, Justa Center for Sen-iors, Central Christian Church of East Valley ACTS Homeless Program, Banner Children’s Hospital, Mesa Fire Depts. #209 and #213 for Community Outreach Program East Valley, Hope Women's Center in Apache Junction and our own Broadway Chapel Sharing and Caring Pro-gram. Congratulations are in order for our 2015 Car-riage Manor Days Winners:

· Dennis Sellner our park veteran who won our Quilt of Valor

· Carol Henkel who won our Vera Bradley Basket

· Trudy Haines who won our Summer Challenge Project with her table runner

· Keven Sutterlee from Apache Junction who won our Appliqué Raffle Quilt

Again, thank you from the bottom of our hearts, we have wonderful ladies who go above and be-yond the call of duty, you make it all possible. We receive material from all of you to make

squares and to use for backings. Not one piece

goes to waste every little piece is used and we

want you to know that you are helping lots of

people with your generous donations and time.

We will see you again Nov. 4th, 2015 after

coffee in the sewing room where we will start

this years quilts.

TRAFFIC SAFETY COMMITTEE

The Board of Directors have established an

AD-HOC Traffic Safety Committee to review

the existing traffic rules and enforcement in the

Resort. This committee will then make recom-

mendation to the BOD for any revisions to cur-

rent policy deemed relevant.

If you are interested in being considered as a

candidate for this committee, please complete

the Committee Application Form available at

the Administrative Office.
