Pre-panelised, cold rolled steel frames streamline a build through removing common obstacles
saving time and money, and effectively tackling four key considerations in any project;

Convenience
Keeping things offsite for the initial stages allows us to work in tandem with our partners, delivering the structure at the critical point.
Cold rolled sections of steel are first constructed by expert steel manufacturers, then assembled by approved installers, all in our specialist warehouse.
Then we create an envelope, either through pre-cladding the external walls in cement particle board, or rigid insulation, with the optional addition of brick tie channels. This neat and precise preparation makes it a durable, flexible and ready-to-go solution, all before
reaching the site.
Accuracy
Without accurate methods, time and money can easily be wasted in a construction project.
The flexibility offsite SFS gives means that a sequence can be predefined while the steel frame is still in the warehouse. Not only does this simplify the next steps and allow for meticulous and considered planning and delivery, it also
speeds things up.
Once the sequence has been set, the panels are delivered in the agreed order, lifted into place, and fixed and bolted together, swiftly laying down a solid template and creating
the structure of the walls ready for the finishing touches.
Speed
Through using such a lightweight, flexible and innovative framing system, the need for hot rolled steel and concrete is reduced.
Steel frames already include cross bracing, increasing the strength of the structure from the earliest stage, so additional stabilisation isn’t required. And this innovative way of building means that key components in the structure, such as stairs and lift shafts, right down to the bathroom pods, are already part of the frame, slotting in step by step as the panels are put into place.
High Performance
With the frame in place, the final major details can be quickly, and easily added, meeting specific fire and strength requirements with the installation of rebar and crack control mesh, and laying concrete floors within a rate of one to two weeks on each level.
Speedy and efficient, this process allows follow on traders to work up through the structure level by level as we complete them, fitting windows and adding crucial finishing touches. And it’s this smart, time effective, step by step approach that makes for a completely flexible, fast track method to achieving outstanding results.

Off Site Manufacturing of Panels We believe that taking control of a project
means working around mitigating circumstances
like the weather, lack of space or tight
turnarounds which can so easily hold things up
or complicate a process. With factors like timing
being integral to costs and delivery, one small
hitch can be massively impactful. Our expansive
facilities allow us to combat these problems by
manufacturing and pre-assembling bespoke

Affordable Housing,St David’s 2, Cardiff
Working alongside Main Contractor, Lend Lease, St David’s is located in Cardiff’s upmarket, city centre area, Cardiff Bay.
This £295 million mixed use development
is a retail led space that includes a luxury
5-star hotel and a conference centre.
A pivotal part of the scheme was to include
affordable housing units alongside the commercial
space. That’s where we stepped in, designing
pre-panelised SFS in our specialist workshop off
site, before delivering direct to St David’s at the
critical time, allowing the build to smoothly transition
from one point to the next without delay
or complication.

Similar to Ibis Greenwich, All Season’s hotel in Southwark faced the problems of space and access in a busy area of London.
Reducing the disruption of the build to work within
environmental constraints, as well as providing the
client with a smooth solution to limit the impact on
their business were key considerations for main
contractor, Create Construction.
Already understanding the benefits of our off-site
pre-panelled SFS frames, we were contracted to
help build an extra 30 bedrooms on the existing
84 bedroom hotel. We created the panels in our
warehouse, and delivered them to the site on time,
making it the perfect, fuss free solution.

An innovative 65 bedroom nursing home split into five different sections, each with a dedicated nursing station and including two secure, sensory gardens for residents.
Sustainability was key for this project, bringing
a real need for high performing materials and
methods. We worked alongside our partners to
manufacture and install a pre-panelised steel frame,
helping the main contractor to tick all the boxes
when it came to sustainability.
We were also contracted to provide the drylining,
one of our key areas of expertise. Giving Main
Contractor TRJ Construction help on two integral
parts of the build.

Part of the Chessington World of Adventures project, the Safari Hotel Chessington is a 150 bed, stylish and contemporary 4-star hotel based at the park.
As an area filled with visitors at any time of the year,
the key consideration was to reduce the impact of
the build.
As experts of off-site pre-panelised SFS, our role
was to manufacture and deliver pre-panelised
frames to the site in Surrey, on time and to exact
specification. So Speymill Contracts could
manage the project in the smoothest way, and
hit their objective of achieving a build with
minimal disruption.

Ibis Greenwich is a major hotel in the capital city, providing modern, budget accommodation to travellers in a key area of London.
The existing hotel had 120 bedrooms, and there
was a need to extend the accommodation to
create an additional 30 bedrooms. In such a busy
environment the build had to work around space
and access issues, and pre-panelised SFS was the
ideal solution.
We made to measure off site, then delivered the
frames to Greenwich punctually, providing a direct
and workable solution for the Main Contractor,
Create Construction.

An impressive, nine-storey, 228 bedroom student accommodation project in Norwich including the renovation of a Grade II listed building and an outdoor park.
This large and varied project had to counter a
number of key considerations, not least the city
centre location, making space and access an issue.
With our expert knowledge of off-site manufacture
of SFS systems, we were asked to pre-panelise
the frames in our Manchester warehouse, before
delivering and erecting on site at the key moment.
We also stepped in to concrete the hollow decking
and install stairs, delivering a full structure as a
final solution.

Case Study - Friary Outer, Lichfield
Lichfield Friary was an ambitious, multi-faceted project comprising 60 affordable, warden assisted retirement
homes, a 79 bedroom hotel, a restaurant and 400 space city centre parking facilities.
Mansell Finishes worked alongside Chetwoods Architects,
their development partners Miller Construction and S.
Harrison to deliver the SFS framing and drylining on the £14
million project.
Wet weather conditions are a major culprit for slowing
projects down, incurring further costs due to delays and
impacting project timescales. Constructing off-site negates
such issues. Our enviable facilities enabled us to take
control of this crucial part of the build, keeping the project
on-track and to budget.
Once on-site, we were able to deliver pre-fabricated and
made to measure panels into place, accelerating the build
and effectively ensuring that the build was weather-proof
and ready for the building finishes, avoiding delays and with
the minimum of fuss.
