I. Introduction

A. The Town of Sherborn

Sherborn is a small semi-rural community located approximately 18 miles southwest of Boston. The town has a population of just under 5,000. A high degree of volunteerism exists due to strong citizen support for town projects and a commitment to excellence in public education. These community values have characterized Sherborn for more than 300 years. The town is comprised of residents who like to be considered as urban sophisticates - enjoying urban tastes combined with the numerous advantages of a smaller town. Families choose Sherborn for the combination of good schools, low crime and the high rate of home ownership. Sherborn schools rank high in the state and Boston Magazine has ranked the High School, which is shared with the neighboring town of Dover, #1 for the past three years.

B. Owners’ Statement

“We have enjoyed being part of the Sherborn community for thirty-three years, thirty of which we have been delighted to live and raise our children at 200 Lake Street. Sherborn is a very small town so you can get to know everyone. People will want to get to know you and vice versa. Like us, you and your family will develop lifelong friends here. Sherborn has a very strong sense of community and an excellent school system with small classes that routinely graduate students going on to Ivy League schools.

Our house is private and quiet, yet located close to the schools and to town. We love looking over Farm Pond. Our children can walk to the beach within minutes. There are wonderful programs and lessons for kids and families and the town has an active swim team. The Sherborn Yacht Club is great! The club offers sailing boats, paddleboards, kayaks and reciprocal privileges to other yacht clubs. In the winter there is skating and ice fishing. It’s very picturesque.

Our house is well laid out for entertaining. The rooms are large and inviting. The property is part wooded, has large flat areas of lawn for ball games and extensive plantings. We spend a great amount of time outdoors enjoying several terraces, a grilling station and a private swimming pool area.

II. Property Description

First Floor

Guests enter the home to a spacious entrance hall through a recessed, wood, double entry door with glass panels and sidelights.

III. Landscaping

One of the striking features of this property is its magnificent setting in 3.02 acres of grounds. The house is approached from a long winding driveway through the wilderness. Lawns and well planted boarders line the driveway. The house is surrounded by gently rolling lawns with plenty of flat areas for games. There is an irrigation system covering the manicured areas of the property with sprayers for the lawns and a drip system for the beds around the property. Water comes from the property’s own well. Around the property are several sheds for tool or wood storage.

Located a short distance from the house and on a lower terrace for privacy, swimming pool measures 40’ x 20’. The pool is heated and uses fresh water. The pool area is surrounded by a patio, a well-planted boarder on one side and by woodland. The pool area is enclosed with a fence and there is a pool house for equipment only.

IV. General Observations

- Central burglar and fire alarm system.

- Central vacuum does not work.

- Flooring. There are hardwood or parquet floors in the living room, library, dining room, kitchen, family room, guest bedroom and four family bedrooms. The entrance hall and foyer have slate floors. The media room and bathrooms have tiled floors. There is wall-to-wall carpet in the master bedroom suite.

- Heating and air conditioning. A propane fired Weil-McLain furnace provides central heating by forced hot air in all areas of the house with the exception of the media room. Heat in the media room is electric baseboard. There is air conditioning throughout the house. The media room is serviced by a mini-split system providing both air conditioning heat (in addition to the electric system). The sunroom is not heated nor air conditioned.

- Hot water is provided by from two tanks (one electric and the other propane).

- Water for domestic use and for irrigation is supplied by a well located on the property.

- Generator. In the event of an electrical outage, there is a generator.

- Irrigation system. The irrigation system extends around the property with both sprayers and a drip system in the flower beds.
