Bull Realty is pleased to offer this STNL property occupied by Aaron's inDothan, Alabama. This offering consists of an absolute NNN lease with 10years of initial term to commence at close of escrow in the completion of asale-leaseback. The lease also contains three 5-year options with a 10%escalation every 5 years. The 9,000 SF retail property generates a pro formaNet Operating Income of $108,360.

The subject property is managed by Michael Hickey Sr., the principal at HPHInvestments LLC and former VP of management at Aaron's corporate, wherehe served for 12 years. Mr. Hickey is supported by owner/operators MichaelHickey and Joleene Williams. Michael and Joleene have both been in theAaron's system for 16 years respectively. The team successfully operates fiveother Aaron's locations across Alabama and Florida.

EXECUTIVE SUMMARY• The subject property is well located along Montgomery Highway (37,770

Aaron’s is the industry leader in serving the moderate-incomeconsumer and offering affordable payment plans, quality merchandise and superiorservice.

During fiscal year 2017, revenues for Aaron’s increased 5.5% to $3.38 billion, net earningswere recorded at $292.5 million, and the EBITDA for the company was $362.7 million. 110franchise stores were purchased by corporate in 2017 as well. After this milestone year,Aaron’s remains focused on increasing same store revenue growth, enhancing Aaron’sonline platform, driving cost efficiencies, moderating new store growth and strengtheningthe franchise network. This Confidentiality Agreement (“Agreement”) is made and agreed to for the benefit of the undersignedparty (“Receiving Party”), the owner of the subject property (the “Seller”) and undersigned broker BullRealty Incorporated (“Broker”). Now therefore in consideration of the privileges granted to Receiving Partywith respect to receiving certain confidential information, and other good and valuable consideration, theReceiving Party hereby agrees to the following:

I. Confidential Information:Receiving Party will receive confidential information regarding property referred to as Aaron's Net LeaseInvestment | 7.25% Cap Rate, 4111 Montgomery Hwy, Dothan, AL 36303. Prospect agrees to not disclose toany person that the property may be available for sale or lease, or that discussions or negotiations aretaking place concerning the property, nor any terms, conditions, or other facts with respect to theproperty, including but not limited to tenant information, lease rates, lease expirations, income andexpenses, and any such possible purchase, including the status thereof. The term “person” used in thisagreement shall be interpreted broadly and shall include, without limitation, any corporation, company,partnership or individual other than parties to which Broker approves in writing. Receiving Party mayshare information with directors, officers, employees, agents, affiliates, counsel, lending sources,accountants or representatives of Receiving Party that Receiving Party notifies of the requirements of thisAgreement. Receiving Party agrees to not contact the property owner, the management, the tenants, thelender, the vendors, the insurers, the employees or the customers of any business at the site.

II. Acting as a Principal:Receiving Party hereby warrants that it is acting as a principal only, and not as a broker,regarding this contemplated transaction. Receiving Party acknowledges that Broker is workingan agency capacity as representing the Seller only in this transaction and is the only Brokerinvolved in this potential transaction. Receiving Party agrees to not be involved in anyarrangement to lease or purchase the property, in whole or in part, as a lender, partner, buyer ofthe note, buy in foreclosure, buy from bankruptcy court, or in any other manner acquire aninvestment in, joint venture or control of the property, unless Bull Realty, Incorporated is paid acommission at closing as per separate agreement with Seller.

This agreement will expire two years from the date hereof.

III. Governing LawThis Agreement shall be governed and construed in accordance with the laws of the State ofAlabama.
