Continued above-average momentumSo far, the Frankfurt letting market has been unaffected by the general economic slowdown. After the first three quar-ters, take-up was around 390,000 sqm, 9% higher than the average for the last five years. Given the number of larger enquiries in the market which should be concluded over the coming months, a take-up volume of 550,000 sqm re-mains within reach for the full year 2019. This result would also be significantly above the long-term average. Although the vacancy rate fell again over the course of the quarter, the Frankfurt market continues to offer space for potential occupiers. However, one trend is becoming increasingly entrenched: existing space in the <€20.00/sqm/month price category in locations close to the city centre is becoming increasingly scarce – on the one hand, they are being let and on the other, rents have also risen substantially for the space still available; in some cases, prices above €25.00/sqm/month are being charged. As a market segment that con-

tinues to be in strong demand, project developments are very popular, especially with large occupiers. This market segment is responsible for six of the ten largest deals concluded so far this year. Nonetheless, speculative con-struction activity remains limited and, as such, we assume that rents will continue to rise. We also expect Brexit to have little effect on the office market, even in the case of a no-deal Brexit.
