Next Overview

NEXT is a start-up clean beauty cosmetics company that is based in the heart of New York City. NEXT was founded by a woman whose family migrated to the U.S. from Korea when she was 9 years old. As she started experimenting with a variety of cosmetics in her teens, she not only realized that some caused her skin irritation but also, she had difficulty finding solutions to match her skin tone. This was the spark that is now being realized with the launch of NEXT.

NEXT aspires to be an inclusive and diverse company that embraces all walks of life and celebrates the greatness of individuals as well as being vegan, cruelty-free, and sustainable. NEXT is inspired by New York City’s deep-rooted culture which is a melting pot of many different core values.

NEXT has decided they will be partnering with Steelcase to provide the furnishings for their new office space because of Steelcase’s commitment to innovation, diversity, inclusion, and sustainability. The feel strongly that they want to partner with companies that match their core values.

NEXT needs your help to design their new office. NEXT would like the new space to not only reflect their overall company brand and culture but draw inspiration fromthe local region. NEXT is committed to being a collaborative and team-based organization. They want to make sure that their new environment supports the way they work and how they might work in the future, considering adjustments promoting healthand safety in the workplace Post-Pandemic.

Client Information

Technology continues to transform how they maintain connection with other teammates as they work from both home and office to provide ultimate flexibility for work. They want to be prepared to use virtual reality in the future to connect with potential retailers, influencers, and customers.

LEASE SPACE

7th and 8th Floors (approximately 15,000 ft²)

Scope

Plan and design NEXT’s new satellite office space, measuring approximately 15,000 sf. Do not plan,design or alter building core elements, such as restrooms, elevators, building stairs, and utility rooms labeled NIC (Not in Contract) which are shaded on the floorplan.

1. The building is in Manhattan, New York. The project space includes two floors for a total of approximately 15,000 SF.

2. Within the project space, there are a few window dimensions and are as follows:

• 7th Floor:

a. Window Condition A:Bottom of sill is 21.5” AFF Top of window 111.5“ AFF

b. Window Condition B:Bottom of sill is 30” AFF Top of window 111.5“ AFF

*AFF = Above Finished Floor.

• 8th Floor:

a. Features a glazed storefront system to a height of 106” AFF (interior) with 2.5” vertical and horizontal mullions.

b. The second-floor slab thickness is 8”.

3. Interior core walls are drywall and extend to the ceiling deck. Mechoshades are provided on all exterior glazing by the building for sun controlwithin the space.

4. The building flooring is concrete and can be penetrated as required for electrical and plumbing. No power poles allowed in the space. Concrete can be treated and used as the final flooring or other materials can be added to the concrete.

5. The slab-to-slab dimension is 11’-6” and features an open and exposed HVAC, fire suppression, electrical and lighting systems. Designers can choose to leave it exposed or provide a finished or dropped ceiling.

6. All existing corridor doors, exterior glass, restrooms, stairwells, elevators, building shafts and columns to remain in existing location. Columns can be re-clad in a new material if desired.

Wellbeing

Wellbeing is a guiding principle when designing for the Post-Pandemic workplace. The new NEXT space should approach wellbeing in a holistic way, considering not only the physical needs of employees but also their emotional and cognitive needs. Offer a variety of postures such that users may stand, sit, lounge, and walk throughout the day. Finally, be sure to shape an environment that supports positive emotions, employs meaningful safety factors, fosters a connection between users, their in-person as well as remote colleagues, and the NEXT organization.

Inclusion

Designing workplaces for “the average person” used to be a philosophy aimed at satisfying most of the people, most of the time. But that also excluded a lot of people who didn’t fit the average. People at work expect — and deserve — diverse options that allow them to have the same opportunities as everyone else. Inclusive design addresses neurodiversity, a range of physical abilities, racial diversity, gender and age diversity, and many others. This emerging field of inclusive design offers strategies for everyone at work to achieve their full potential and create an environment of equity and equality.

WFH has allowed users to develop work schedules that are more aligned with their daily activities, interests, and responsibilities. Early morning and late evening work production has become common.

Design Consideration: Study early user behaviors to better understand the new peak usage hours of the future workplace. Activation strategies can be used to counter hours of low utilization, while incentives can be considered to tame peaks.

Upon returning to the office, users bring new expectations of maintaining a level of flexibility that WFH afforded them.

Design Consideration: In planning, deeply understand the objectives and mobility policies that will be implemented. Perceived density and a truly activated workplace will heavily depend on space allocations properly designed in support of new policies.

New User Behaviors

Users will have a need for data providing real-time information related to people and place. Access will be critical to inform decision making and assist in overall navigation of the new ecosystem.

Design Consideration: In addition to personal devices, consider visible and intuitive digital moments throughout the workplace. Provide understanding and necessary data to aid user navigation of the workplace and connection with others.

1:1 Video

With so many hours spent on video on one’s own device, will the comfort, familiarity and use of personal devices prevail in video interactions upon returning to the workplace?

Design Consideration: Study unique user and team behaviors prior to potentially over-planning with fixed large scale video conference arrangements.

Personal autonomy, as well as individual choice and control will become a requirement to successfully performing focus work and creating a desirable experience.

Design Consideration: Deploying a diversity of setting types within a given space typology is a leading way of offering users a rich experience of choice.

Layered conversation streams through various channels are becoming a routine interaction, especially during meetings and collaborative sessions, through avenues such as video, chat, in-person, audio call, texting, and more.

Design Consideration: The environment will need to address that individuals will need personal space for multiple tools and devices, in addition to correct positioning related to large scale interactive devices in team collaboration settings.

NEXT will implement a hybrid workplace strategy for their employees to allow ultimate flexibility in both working from home or from the office based on individual needs; however, the default strategy is working from the office due to the amenities and furnishings they will provide their employees. This may contribute to an optimal work experience due to the high-density of individuals home footprint due to the high cost of living in the area.

Periodically, NEXT will have all 51 employees utilizing the NEXT workplace at the same time for a company-wide meetings and/or Town Hall events (with remote team joining virtually). For these occasions, you may consider designing your Work Cafe to be flexible and accessible enough to accommodate such situations. Everyone should be able to have a seat available (or easily roll one in) for these shorter duration activities. Storage should be considered for temporary seating that may be stackable.

The employees connect with their remote teammates via Zoom or Microsoft Teams from their laptops and tablets as well as their cell phones. The entire company is issued laptops and/or tablet computers as well as cell phones to allow mobility and flexibility so that they can work anywhere in the office or remotely.

Function A space that not only engages employees but communicates the brand ethos to all visitors including retailers, media, potential investors and influencers.

A full-time receptionist concierge will reside in this space.As people enter the space, provide a space that is welcoming, technology-savvy and seats 4 to 6 guests. The receptionist concierge needs a work desk with a modesty panel, a placefor his/her personal printer, computer, dual monitors and phone.

For the executive leadership team. Include meeting space, storage space for competitive product and reference product, whiteboard and pin up space. Controller and Finance Manager to share an enclosed office. Design an environment that allows for heads down, focused work. Provide work surfaces, outfitted with technology, such that in-person and virtual meetings may occur seamlessly. Provide a diversity in different office configurations, layouts, and posture for the offices, providing the occupants choice and control given their specific tasks of the day. NEXT wants to promote individualization and doesn’t want to see the same office layout for each person. Please provide a minimum of (3) different office layouts.

Work settings that allow people to be immersed into the brand of the organization, promote flexibility and provide access the latest technology. Consider designing and providing a diversity in configuration and postures for the workstations by providing the occupants choice and control given their specific tasks of the day. Function A space to support 2 - 4 people. This space is used for small meetings or can be used by an individual when they are in need for a private space. Include whiteboards, pin-up space, and have the spaces be optimized for video calls and content sharing.

A space where employees can decompress and enjoy a meal together at any time during the day. As part of the NEXT culture, workers are encouraged to eat with others vs. alone at one’s desk. During non-peak mealtimes, the space should serve as an alternative meeting space. Consider making this environmentmulti-faceted and multi-purpose. Incorporate a range of settingsto support individual focus work and peer to peer collaboration. Maximizing real estate, this area works hard during peak social hours as well as supporting individual and group work. Consider supporting small groups in collaborative behaviors with the addition of analog and digital tools that aid in achieving higher productivity within this multi-function space. Coffee service, sparkling water bar, and organic snacks are provided here. Food preparation spaces are not needed for this project.

NEXT employees often collaborate with partners/suppliers/retailers all over the world and need HDVC telepresence technology. .

A space to prototype retail merchandising and is appropriate for hands-on light-scale fabrication and encourages thinking, making and sharing. Provide ample storage, whiteboards, and durable tables.

Function A dedicated project room/team space for the marketing team to plan, coordinate, and launch their marketing campaigns. Provide ample display to feature key campaign timelines, etc. Provide adequate storage, whiteboards, digital display, and pin-up areas.

NEXT would like a display area that recognizes their employees for outstanding achievement and/or contribution to team goals. They would also like to post information about upcoming community events to encourage participation in community service projects as well as build their presence in the community. This can also be a display that scrolls through their social media feeds.

Provide (1) Resource Center on each floor. The Resource Centers serve at a copy/print, mail, and storage room as well as a recycling center. (1) copier/printer, (1) large format printer, (1) recycling center, mailboxes or mail trays, and counter space is required as well as storage for general office supplies and adequate counter space. Function Provide a visually private, lockable space that is for mothers whoare nursing. Adequate worksurface space for partspieces, equipment as well as easy access to power. 8TH Floor Outdoor Terrace

Full north terrace Varies – To be determined by student designer

Function NEXT would like to use this outdoor space as an extension of their office and allow their employees to work, eat/drink, or socialize on this terrace. They would like to use this space to host small events.

You might consider (but not required) to have this be an extension of your Work Cafe to provide an outdoor option or overflow choice during good weather. Wi-Fi access is provided on the terrace.

With the NEXT office space being two floors, this provides the opportunity for volumetric creativity and connectivity within the project scope. The existing stairwell has been removed and students are to add back a new monumental stair to connect the two floors. The slab-to-slab dimension is 11’-6” and the second-floor slab is 8” thick.

This monumental staircase can be added anywhere within the second-floor project area that is in scope. It should meet code and supports the student’s design intent and functional flow of the space on both floors.
