Page 10: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Project Approach:• Cast in place:

– Footings

– Shear walls

– Topping slabs

• Modular precast construction:

– Custom column and girder design for base floors

– Elevator and stair towers

– Hollow core decking

– Solid panel demising walls

– Insulated CarbonCast® wall panels

Cast in Place Footings• Transfer structural loads to the earth

• Anchored to rock for increased capacity

Page 13: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Cast in Place Shear Walls

• Transfer building lateral loads to footings

• Size dictates cast in place vs. precast

Page 14: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Columns

• Structural columns to transfer loads from main floor to footings

• All columns cast and installed as single piece multistory members

• No splices required between pieces

Page 15: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Floor Beams and Hollowcore Decking

• Prestressed flooring

• Large open spans

• Reduced weight/ft2

vs solid slabs

Page 16: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Wall & Spandrel

• Rebar reinforced

• Prestressed wall panel

Page 17: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Double-T Beams

• High capacity design – support HVAC and backup generator

• Allowed for open areas in ballroom (>100ft clear span) and kitchen (>60ft clear span)

Page 18: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast 3rd Floor Transfer Beams

• Transfer building vertical loads from hotel floors above to columns allowing large open areas in lower 2 floors.

• Utilized standard forms normally used for highway bridges.

Page 19: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

3rd Floor Hollowcore and Topping

• Precast & prestressed deck

• Cast in place topping provides “composite” strength.

• Served as diaphragm to transfer lateral loads to shear walls for building stability.

Precast Insulated Stair Tower Panels• Fire resistant, thermally

efficient stair well.

• Also used to provide lateral resistance for the structure.

Page 22: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Insulated Stair Wall Panels

• High thermal efficiency

• Carbon cast provides high strength composite design

Page 23: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Demising Walls• Provided high level of sound dampening

between rooms and structural support of room levels

• Accommodated HVAC ductwork

• Doweled together for floor to floor continuity

Page 24: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Demising Walls

Page 25: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Exterior Wall Panels

• Pre-glazed

• Pre-painted

Precast Exterior Wall Panels

Page 27: Oldcastle Precast Spokane - Urban Modular Construction - The Grand Hotel

Precast Floor Slabs• (3) panels required to cover (2) rooms +

hallway

• Sized to reduce vibrations from walking (tested in the plant)

• Included shower pans and plumbing holes

• Welded to demising walls to provide instant diaphragm reducing bracing and increasing installation safety

What to Watch For:

• Standardize panels to maximum extent

• Ensure detailed engineering is complete prior to production

• Solid communication between erector and production

• Plan for MEP upfront to allow for plant installed block outs and sleeves
