THE OLYMPICS

RACDB transformed the three buildings on this 12,000 sf former boatyard into a recognizable neighborhood icon. With decades of interior re-models, a mix of masonry, concrete, and framed construction, the three buildings were in need of major shell & system upgrades to meet today’s codes. Pulling out the non-essential partitions and low ceilings revealed the potential for well constructed, airy spaces. The refurbished buildings boast high ceilings, large window expanses, all new AC, plumbing and electrical systems. Expansive and attractive as cre-ative office space, they are now occupied by four media, advertising, and interiors businesses.

Certified as a LEED project, the connected but demised buildings, have sustainable features that include a reflective white roof, skylights, the use of reclaimed, lo-cal materials and drought tolerant beach grasses fed by roof drains. The premise of utilizing coastal breezes and north facing building openings furthers the sensitive approach to adaptive re-use.

1903 OLYMPIC

The existing structure sat sadly uninspired facing a tree lined meridian on Olympic. It had polite display windows

with dusty furniture. One could pass this discreet, boring building for years and never ‘see’ it. RACDB went for an

open space plan with only one private office. The bathrooms are tucked away behind a single door, and the kitchen

contains a conference area resembling a bar. At the most prominent corner of this flimsy building -- right where

incredible views should occur – were two, windowless stucco walls. RACDB devised a structural and foundation

system as part of the required retrofit to open this prow and fill in the floor to ceiling span with operable, Torrance

steel windows. The result is a picture-perfect, coastal wonder; filling the office with sunset hues and natural light.

A manufacturing warehouse, neglected and dark, was transformed by simple reductions and additions. Concrete

Floors have been exposed and polished, covered timber ceilings were stripped and left bare, and masonry walls

reinforced and tied down. Skylights now fill the area with light, even at the darkest center. This space is flex-

ible and can accommodate one or two tenants, with great, well-used kitchens, common areas and private and

semi-private offices. Narrow corridors were widened slightly and opened to the roof, creating volumes along this

‘avenue’. The front doors on Olympic have become a secure outdoor space and the main entrances turned to the

back parking lot, since it is likely the client has driven not walked to the agency offices.

At the rear of the building, large roll-up overhead doors were installed to open up the employee break out areas

to the exterior. Often left open for the day, they invite in the coastal breeze and an abundance of natural light,

which is enhanced by the new skylights above. All private rooms line the exterior of the building allowing offices

and conference rooms with natural light on all three sides. The core uses such as bathrooms, utility and server

rooms are located at the wall that is shared with the sister building; providing an acoustic and physical barrier

between the two buildings. However, should either tenant need to grow into the adjoining space, some superfi-

cial demolition would join the two spaces leaving all walls carrying utility services intact.
