Project: JEWEL HOTEL & CONVENTION CENTRERiyadh – Saudi Arabia
The proposed site is located in Riyadh City Centre - the capital of Saudi Arabia. The site is in between the King Fahd Highway and Olayad Street where all properties with high plot ratios
have been developed and/or under development and sold. King Fahd Highway connects to the future Financial Centre of Saudi Arabia from the existing City Centre. Thus connecting to all potential market segments.
The landmark Kingdom Tower is located next to the site and not far from Al-Faisal Tower located along the same King Fahd Highway.
The site is located at a very strategic location where it faces two 4-lanes roads that allow easy access to the proposed development.
All infrastructure facility including power and water supply are available for the proposed development needs.
The project will be co-invested and co-developed by the owner of the land, Sheikh Dhaeef Allah bin Souad Bin Samar Al-Otebi and Omnico Consortium. The proposed project will be a landmark development in the history of Riyadh to be officiated by the Royal Highness King Abdullah himself targeted to be in 2007.
Another attractive feature is the limited number of available prime plots in Riyadh and in particular along King Fahd Highway where all the land properties with high plot ratio have been sold and developed and/or under development

PROPOSED DEVELOPMENT
• A six-star 650 rooms Deluxe Hotel that will be managed by Ritz Carlton or an equivalent international brand name - Tower B.
• A Premier class of 450 units of one ,two and three bedrooms service apartments to be managed by an international chain - Tower B.
• A Condominium Tower with full facilities comprising of 1,500 units - Tower C. • An International Convention Centre to cater for small, medium and large conferences, seminars an conventions with a maximum seating of more than 5,000 delegates.
• A World Expo/Exhibition Centre to cater for international events which will have 3 level with each level having a built up hall of 20,000 sq. meters making a total of about 60,000 sq. meters. • Office, Commercial and Banking Complex including and International Business Center and a Business Center for ladies with a total floor area of 220,000 sq. meters built over 88 storey and each storey will have 2,500 sq. meters leasable space including a prayer hall on each floor - Tower A.
• An exclusive boutique mall with all branded merchandise and fashion accessories for gents and ladies and even possibly Harrods of London as and anchor tenant. The Mall will have a rentable space of 66,000 sq. meters.
• International Food and Gourmet Centre that will have 12 specialty restaurants covering a total of 14 4, 0 0 sq. meters and each outlet will have an area of 1,200 sq. meters and the cuisines will be from different parts of the world.
• An Integrated Recreational facilities with a build-up area of 25,000 sq. meters with facilities like Olympic size swimming pool separate for gents and ladies, tennis courts, SPA, Gymnasium, mini theme park/playground, child-care centre etc. All facilities will be located between the hotel and the service apartments.
• An IT and Computer Center.
