DIRECTIONSIf coming on the A90 from Perth, at the first roundabout at Dundee turn right onto the A85, signposted Dundee. Continue on towards the city centre, following the River Tay, on Riverside Drive and passing Dundee Airport.

From Dundee city centre take the A92, signposted Arbroath onto Dock Street and East Dock Street, and then continue on Broughty Ferry Road (A930) signposted Broughty Ferry. Continue straight over the roundabout, following signs for Broughty Ferry (A930), on Dundee Road West and Dundee Road and after 1.2 miles turn left onto Bayfield Road, just after passing the junction with Victoria Road. Proceed straight over the junction with Albert Road into Brackenbrae, and the entrance gates into Brackenbrae House will be seen on the right.

Alternatively if coming from the A92 (Arbroath to Dundee road) turn at the Claypotts junction, opposite Sainsbury’s onto Broughty Ferry Road (B978), signposted Broughty Ferry. Then take the 5th turning on the right onto Victoria Road. Proceed straight over the junction with Strathearn Road and then turn left into Albert Road and proceed as above.

SITUATIONBrackenbrae House is situated within a prestigious residential area in West Ferry which Charles McKean and David Walker in ‘Dundee, An Illustrated Architectural Guide’ (Pillans and Wilson Ltd, 1984) describe as “once one of the richest suburbs in Europe, it was here, and to the slopes above Broughty Ferry, that the merchant princes and jute barons of Dundee came to construct their palatial mansions. This mid to late Victorian suburb… remains private on its plateau high above the shore: few main roads, minor ones framed by stone walls and mature trees.” Brackenbrae was one of these mansions.

Brackenbrae House is within easy reach of the excellent local amenities of Broughty Ferry, including primary and secondary schooling, an ample choice of shopping facilities, supermarkets, library, harbour and the Royal Tay Yacht Club. Grove Academy is within easy walking distance. Broughty Ferry is only a short distance from Dundee city centre, which offers all the facilities expected of a major city. Private schooling is available at Dundee High School. There is a mainline railway station at Dundee with services north and south, including a sleeper to

London. Dundee Airport offers flights to London Stansted and Amsterdam. The A90 dual carriageway offers easy access to Aberdeen and to Perth and on south to Edinburgh and Glasgow. Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities.

Away from the city, the range of outdoor pursuits is impressive. Over the River Tay is St Andrews, home of golf, while the championship course at Carnoustie is only a few miles up the coast.

DESCRIPTIONBrackenbrae House must be one of the most stunning houses in Broughty Ferry, comprising an original mansion house and a

thoroughly modern extension. The original house dates from 1864 and was built for one of the Dundee jute barons. It was originally extended in the 1970s. In 2006 the extension was replaced with a modern wing, incorporating glass to make the most of its position and views. At the same time the original part of the house was completely refurbished and transformed, so that it is now a contemporary interior within the shell of the original building. As such Brackenbrae House is a most impressive mix of old and new, with modern, open plan living, which still retains much of the ambience of the original building.

The original house is an imposing stone built mansion with a slate roof. The full refurbishment works included new flooring, new double glazed windows, rewiring, re-plumbing and a new

underfloor heating system. New bathrooms were fitted and two of the bedrooms are now split level with access up to the second floor. A gym was also installed at second floor level. The two principal reception rooms are now open plan with the hall, where a new marble staircase leads up to the first floor. This creates a fantastic entertaining space. This in turn links through to the modern part of the house, where at ground floor level there is a spectacular open plan living room and dining kitchen. From here stairs also lead up to the first floor where there is a bar, with full length windows making the most of the views both up the River Tay to the bridges and across to Fife. Off this is a large sun terrace, creating another fabulous entertaining space. This area links though to the landing in the original part of the house. Off this are arranged the bedrooms

and there are stairs leading up to the second floor. Also within the original part of the house at ground floor level are a study, cloakroom and utility room. All in all, the layout and presentation of the house are ideal for both modern family living and particularly for entertaining. The finish throughout the house is truly exceptional.

Electric gates open onto a monoblock driveway which leads up to the house. A wooden entrance door opens into a marble lined porch with cornice and picture rail. An inner partially glazed door with an intriguing leaded and stained glass design, leads to the open plan hall, sitting room and dining room which again have marble floorings together with ornate cornicings. The spacious sitting room has a fireplace with gas fire and a canopy,

modern panelled walls with display levels, uplighters and louvred wooden window shutters. The dining room again has modern panelled walls with a door through to the living room. Adjacent to the marble staircase is a well appointed cloakroom with a tiled floor, Duravit silver circular washbasin and a WC. The ground floor of the new part of the house has a spacious living area with full length windows overlooking the garden and a wall mounted Bang & Olsen TV. The dining kitchen has a wall mounted JVC TV and spiral stairs leading up to the first floor bar, and together with the living room has doors to the garden, where there is a large covered area under the first floor terrace, which in turn creates another fine entertaining space. The beautifully designed Blanco steel kitchen has two island units, each with Siemens induction hobs with Kuppersbusch extractors and sinks. Other appliances within the kitchen include two Kuppersbusch okotherm ovens, microwave, coffee machine and steamer, together with an Amana American style fridge/freezer. Off the kitchen is an inner hallway with a utility room with fitted units, tiled splashbacks with Profile fridge, Firenzi hob and oven, AEG washing machine, Bosch dishwasher, Miele dryer and sink. Also off the inner hallway is a boot room with hanging rails, a rear entrance vestibule with cupboard and back door and a study with fitted shelves. The inner hallway links back past the cloakroom to the front hall. Under the marble staircase stairs lead down to two cellars with stone flag floor and one with original wine shelving.

The marble spiral staircase leads up to a marble floored first floor landing. Bedroom 1 is a split level bedroom, linked by wooden steps and has a wall mounted TV and a tiled en suite shower room with Roca washbasin and WC. Bedroom 2 is currently used as a cinema room, and there is a shelved linen cupboard. Bedroom 3 is the other split level bedroom, again linked by wooden steps and has two wall mounted TVs together with a walk in closet and a tiled en suite shower room with Roca washbasin and WC. The master bedroom has fabulous views over the Tay to Fife, a tiled display alcove and a dressing room with fitted hanging rails and shelves, and is open through to its own fully fitted bathroom with a free standing bath, two showers, two circular washbasins and a separate WC. The fully fitted family bathroom again has a free standing bath, shower cubicle, Roca washbasin and a WC. Bedroom 5 has built in hanging and shelved wardrobes and a wall mounted TV.

The landing connects to the first floor within the new part of the house. Here there is a landing with stairs down to the kitchen and a WC with Roca washbasin.
