The EXO Building marks the pinnacle of construction capability and bold decision-making. Form and function are combined in perfect proportions to ensure a strong impression is made on all who interact with it, whether that’s working in it or gazing at it from afar.
The EXO Building has been designed to target a building energy rating of A3 and LEED Gold certification.

Stretching skyward, its appearance of being suspended in mid-air, its visibility on the Dublin skyline, the revolutionary design and construction techniques, its location, the panoramic views, the quality of the space, its prestige... the EXO is truly bringing statement offices to extraordinary new heights.
17 storeys of elegance, beauty and strength, elevated to allow easy movement around it, the EXO Building presents an exciting opportunity like no other in Dublin.
• Close to all the city’s main roads and the important M50 motorway, well served with frequent, reliable public transport and just 15 minutes from Dublin’s International Airport.
• Designed to impress, to be noticed, to endure, the EXO is the one that future buildings will be measured against.
• Built with strength, beauty and sustainability in mind.
• The EXO is equally impressive inside, with its high-spec finish, high ceilings, floor to ceiling windows and stunning, panoramic views.
One building. Above all.

Ease of access is one of the many reasons why Dublin’s North Quays has become such a successful business district.
Buses and trams pass every few minutes, linking the city centre and train stations. The nearby East Link Bridge provides a direct route to the city’s southside.
The M50 and Port Tunnel are close by, making all parts of Ireland easy to reach by road, and Dublin International Airport is just 15 minutes away. There are numerous Dublin Bike stations, and ample car parking spaces, plus 800 space public car park on site.
There’s an almost tangible sense of excitement and possibility in the air as dynamic companies continue to make this area their home or regional headquarters.
The EXO Building will be a striking new landmark for the city’s revitalised North Quays. As Dublin’s tallest office structure, it will push the city’s skyline to dramatic new heights, utterly changing the way Dublin is viewed.
For everyone arriving into the city centre via the Port Tunnel, this will be the first building they see. And what an impression it will make!
easy Access. Above all.

Shay Cleary
Architect
As an architectural expression, EXO is inspired by its surroundings. There’s a significant reference to the elements that have long been part of the iconography, and the working life, of the port area.
Architect Shay Cleary and his team created a design that acknowledges this maritime culture and expresses it in an exciting new way.
The building’s dramatic, fully exposed steel truss, which will form an ‘exoskeleton’, reflects the nearby cranes and gantries.
EXO will stand out, yet still fit in.
One vision. Above all.

Sustainabil ityLeadership in Energy and Environmental
Design (LEED) certification provides an
internationally recognised independent
verification of a building’s green features
allowing for design, construction,
operations and maintenance of resource-
efficient, high-performing, health and cost
effective buildings.
The following features are incorporated
into the EXO design:
• LEED Core and Shell Gold
• Building Energy rating BER A3
• Secure basement bicycle parking
and shower facilities
• Energy efficient lighting with
occupancy control
• Detailed energy modelling validating
energy in-use and savings
• Energy efficient infrastructure to serve
tenant space
• Water saving appliances
